My name is Richard and I am a domain name addict… - 07:36 AM
It is often said that the first step on the road to recovery is to admit that you have a problem.
So I admit it: I am addicted to domain names. I want to own them all …at least, all of the good ones. And I have hundreds of them.
But I actually only use a dozen or so of them on websites or as redirects.  The rest just continue to languish and incur annual registration fees.
So I did something last week that was very hard for me. I let a dozen or so domain names “go back” into the … (144 comments)

How to "Just Say No" to Your Seller without Sounding Lazy, Cheap or Disrespectful - 09:29 AM

God Bless 'em, sellers just want to help. They have lots of opinions on how their homes should be marketed, advertised and promoted to agents and buyers, and they LUV sharing those opinions with us. And of course, they expect us to agree with their opinions and implement their ideas immediately!
And sometimes they're right. Hey, our sellers are intelligent human beings, and at times, they have great ideas we'd never thought of.
But sometimes, um, they don't. No disrespect to homesellers around the world, but we DO (or should) know more about selling houses than they do. We DO (or … (38 comments)

COLLECTION OF DELINQUENT ASSESSMENTS THRU RENT - POWERFUL TOOL FOR FLORIDA ASSOCIATIONS - 07:32 PM
Will collecting rents from tenants of delinquent owners help cash strapped associations? Florida enacted Florida Statutes 718.116(11) for condominium associations and 720.3085(8) for homeowner and property associations (and property associations) and 719.108(10) for cooperative associations effective July 1, 2010.  These laws are essentially identical and allow an Association to directly collect rents from Tenants occupying the home and if the Tenant fails to pay the Association, to evict the Tenant as if the Association were the landlord.
But I have been fielding many questions regarding this law, so it is time to address the most popular. (A copy of the 720.3085(8) … (35 comments)

LOST YOUR HOME? NO EXCUSE!!! (yeah, I said it) - 05:47 PM
I have been in real estate for over 20 years and virtually all of that time I have specialized in REO, foreclosures and distressed sales for banks and individuals. I have been in untold THOUSANDS of properties ranging from the most modest of mobile homes to the most lavish multi-million dollar mansions, and they all share several common denominators. One is that you NEVER KNOW what you are going to come upon when you walk on that property and you ESPECIALLY never know what you will find when you walk INTO that property. Those of us who have done REOs for a while could write … (48 comments)

Creating Barriers in a Tough Real Estate Environment - 01:41 PM
I recently went to a real estate brokerage office on the weekend to drop off some papers and was surprised to find the door locked.  The agent was inside and the sign outside said "Agent on Duty."  All external indications created the perception of an open office.  However, when I tried the door, I found it quite unwelcoming.  I knocked on the door and waited and waited.  The agent finally came to the door and let me in.  I apologized for my intruding but told her that I thought that the office was open.  She replied that the office is open, … (25 comments)

Coaching Tip September 4, 2010 part 2 - 08:00 PM

SHOWING THE HOMENow it's time to get them into the car and start the homes tour .... ???Of course, that will depend on your market-inventory knowledge.Certainly you can convert all kinds of incoming buyer calls to appointments, but if you don't know the current inventory, you're going to waste a lot of your time, the buyers time, and look very unprofessional.Knowledge is power, do you have market?  Do you know the current inventory?  How much time do you spend previewing new listings?  This comes under Schedule management.s  I'll give you some ideas on that further into this series. You can qualify … (7 comments)

... Kill them with Kindness !!! ... YOU WIN every time ! - 06:07 PM
Haha ! I Love it when a plan comes off !!!!

With the stress and challenges facing pretty much everyone on the planet right now, it's very easy for people you run into to be GROUCHY out there !

... but it doesnt mean that you should respond in the same way !!!!
I had a great example today of how I PAUSED, and took a breath while thinking about my IMMEDIATE REACTION to a situation, rethought it, and delivered a COMPLETELY DIFFERENT RESPONSE than I was originally going to give !

Here it is:

Another Unexpected Consequence of Blogging on Activerain - 12:23 AM
Most of us measure the success of our blog posts by the number of comments, or how much business they generate... but tonight I experienced an unexpected consequence from blogging.

I'm guessing that not many of you read my Memorial Day Tribute to Unsung Heroes, since there were only 2 comments.  It's too bad, because I think this was a rare look into some interesting history - but then, I'm probably prejudiced because it's our family history as well as American history.
An email arrived in my inbox tonight, via Activerain, from the nephew and namesake of someone I … (89 comments)

It's All About ME!! - 12:37 AM
Whoo hoo! I just got notification that:
I was voted the Best Real Estate Agent in Auburn, WA by KOMO News 4!!

and I was a finalist in the Auburn Reporter's "Best of" too!!

This is so cool! I'm so flattered and truly grateful to everyone who voted. What an honor to be recognized! Thank you, thank you!
(and thanks for letting me puff up a bit! ... My head's now square back in place and I "think" it'll fit through the door ...)

Name Calling - 10:41 AM
Everybody knows in our "don't offend anyone" kind of society we live in today, that you're not supposed to call anyone a name.  It isn't considered nice and it might hurt their feelings.
But I can't help it.  I'm a "name it" kind of a guy.  I guess this is a bad habit I picked up when I was in elementary school.  Or maybe it comes from watching one of my favorite movies, "A Christmas Story" too much.  Remember this little piece of dialog from the movie?
Schwartz: Hey, smart a$$. I asked my old man about sticking your tongue to a flagpole in … (43 comments)

A Dishonest Seller and a Listing that Didn't Happen - 07:08 AM
I received a referral from an agent in another state several months ago.  I really love referral and was glad that this agent chose to call me.  She has a relative in my area who needs to sell a property and could I talk to her relative.  Certainly. So I call this relative and no return call.  I email this relative and a couple of days later i get an email.  I am asked to go pick up the keys to the apartment and check things out which I gladly do.
When I finally got to meet this referral we sat … (42 comments)

I think I can, I think I can..I know I can, I know I can... - 08:53 AM
Sometimes succeeding in real estate is pure tenacity.  I often do feel like the "Little Engine Who Could" as it is nothing but sheer perseverance and determination that gets some sales to close.

Today I celebrate the closing of a home that was on life support for the past 43 days.   No bank problems, no appraisal problems, no inspection problems - what's left?   A title problem of all title problems!

In this case, it was because the owner died after we went under contract.   I had been hired by the conservator for the owner, who was terminally ill and … (27 comments)

How to choose the right listing agent - 03:12 PM
The most important things a seller should consider when hiring a Realtor include:
How knowledgeable is the Realtor in the type of property being sold? What percentage of the Realtor’s listings actually sell and how does that compare to the general MLS? Average Days on Market; Average List to Price Ratios; % expired before selling; % canceled before end of the contract What is the Realtor’s marketing plan and is it in writing for the seller to sign? Does the property being sold match the target market of the marketing plan?  If it is a property that will most likely be … (24 comments)

Google Launches Google Blogsearch- SEO Benefits Of Blogging!

To Brand or Not to Brand and that elusive 1% club - 03:10 PM
It seems one can’t attend a seminar or read a marketing newsletter nowadays without being told that the most important thing you can do is brand yourself, your company or your service offering.  You are told that the only way you’ll make it is to stand out, to be (with apologies to Godin) that purple cow, that one Realtor that everyone will recognize as the alpha dog of your niche or territory.  It’s the universal panacea for the decline of your business, market, sales and, by inevitable side effect, a guarantee of success.
For the ardent seekers of easy fixes … (73 comments)

DIAGNOSIS: Terminal BLAH - 12:52 PM

DIAGNOSIS:   Terminal BLAH "Define terminal BLAH," you say!   Okay--accepting that which is 'status quo' without care or concern of ever producing results beyond that of the ordinary.  One of my farorite reads, Mastery, brings to mind the tendency that we have to be comfortable with normal, status quo, ordinary...whatever you want to call it, we must rise above this mentality.
One of our buyer clients who are moving here from another state, who has had their property listed for quite some time, repeatedly ooh'ed and ahh'ed over the brochures in the homes for potential buyers to take with … (40 comments)

"So How's The Market These Days?" - What's your current response to that question? - 02:32 PM

"So How's The Market These Days?" - What's your current response to that question?
This is probably the one question we as realtors get asked the most.
My response to that question has evolved as the market has evolved.
Here in L.A., my usual response is something like this:
"$400k and below market is on fire right now.  Anything in that range that shows well and is priced right moves quickly.  Alot of FHA buyers out there right now.  Million plus range is a little slower.  But interest rates are unbelievable which is bringing the buyers out there"

Hayashi Hibachi Japanese Steakhouse in Surprise Arizona - 03:35 PM
Hayashi Hibachi Japanese Steakhouse in Surprise Arizona
If you're looking to find a new restaurant in Surprise Arizona, I highly recommend that you try Hayashi Hibachi Japanese Steakhouse.  Located at 13823 West Bell Road (near Sprouts Farmers Market), this oriental sushi bar and tepanyaki restaurant is now open for business.
Dine at the sushi bar watching the culinary arts of the skillful sushi chefs.  If you don't eat raw fish, not a problem, neither do I.  There are numerous vegetable dishes to select from as well as an assortment of cooked fish or cooked salmon sushi.
The tepanyaki hibachi chef prepares your meal … (25 comments)

What Are the Benefits of Owning So Many Domains? - 12:26 PM
In Richard Weisser's featured post today:
My name is Richard and I am a domain name addict… #44 Gina Chirico ponders the question:  I find this interesting now and would like to know the benefits of owning all those domains?
I thought my response was going to be too long winded and deserved it's own response.  I need to preface this by saying - My name is Renee and I am a "domain-a-holic".  My husband attends domain-anon.  Heck, I firmly believe we all need a $5 a day habit but there I go making excuses

The After Life of your Activerain blog. - 10:23 AM
I receive emails and phone calls about past blogs all the time...it is like a trickle campaign. But this morning something really unique happened...everything was Activerain related. Before my door was open for business I heard the phone ringing as I juggled my keys. I got to the phone as voice mail was picking up, the caller said Oh thank goodness you are there...we were waiting to fly up for an event you posted a blog about and wanted to make sure it was still on. These folks own their own plane and are coming for a horse show, and to … (72 comments)

If You Write It, They Will Come! And You'll Never Know When! - 06:42 PM
Last week, I wrote a piece,  Learning About Real Estate At Weight Watchers.
It was kind of a goof.  It was one of those little "AHA" moments that I thought might make my blog buddies smile.
I got an email later in the day from a couple who I had shown a few homes to about three years ago - before they bought a FSBO off of Craig's List.  And my recollection is that I was gracious about it and let them out of their buyer broker agreement.
Then, I did what Margaret Rome calls, "Next!" and sort of put them … (65 comments)

I Called Myself Up To Hear My Phone Ring - 01:02 PM

I called myself up to hear my phone ring.
With the current dip or should I say landslide in the economy, my phone has stopped ringing. Here, we are in September, and I feel like a squirrel who did not gather enough acorns for the winter. I have often heard you cannot reinvent the wheel.
But how can I change the direction of the wagon?

What did you learn in school today Andrea? - 07:10 PM
What did you learn in school today Andrea? I went to ActiveRain school again today, actually, I attend AR School every day. I learned this journey of mine that I have recently embarked on has taken me to places I didn't realize it would. I learned that branding oneself is a huge undertaking (OK, I knew that one already, but I really understood the magnitude of it today). I learned that what works for one will not work for another. I wrote a post yesterday about branding myself, and how painful the journey is for me. Some wonderful people put some … (30 comments)

The Numbers Have to Make Sense for All Involved - 05:06 AM
The Numbers Have to Make Sense for All Involved (30DC13)
In real estate sales and property management it's sometimes necessary to let a listing go to someone else.  Aside from pricing concerns, another likely reason to walk away may involve the amount of anticipated effort put forth on the part of the agent in relationship to the the rate of commission.
Commission and FeesIn the case of commission, owners often want agents to reduce their commssions and yet deliver the same amount of effort as if the commission were higher. And when we choose not to accept a listing, it's not because we don't … (111 comments)

Business Cards Mean Business - 02:05 PM
Business Cards mean Business. Sound redundant doesn't it? Yet, many agents fail consistently in using their business cards to their full advantage. Yes, leave them at the empty home tours as evidence that you were there. Give one to a new prospective client so he/she can contact you. But are you missing something?
I leave my card at every table that I dine. Some folks think that's tacky. I think that's potentially more money in the bank. I left a card at a local Mexican restaurantevery time I dined there. After a few months the owner came out of the kitchen … (37 comments)

Bloggers - Take your camera with you ... EVERYWHERE - 12:40 PM
In my part of the country the leaves are still green, in a month we will have autumn colors.  Winter scenes are not far away.  How do you capture all of these?  With the camera you will take with you everywhere.  There are a few weeks of possiblities where you can get some nice green leaf photos.
When adding graphics to blogs or newsletters, wouldn't it be nice to reach into your own collection of photos and not have to rely on online sources?  You know that there will be no copyright issues when you use photos that you took yourself.

She's Adamant - No FOR SALE SIGN - 11:57 AM
She's Adamant:  No FOR SALE SIGN
"I absolutely will not allow one of those hideous signs in my yard."           "Well," I try to reply, "those signs are . ." "I don't want any nosy neighbors to know, I hate people snooping around.  They are good for nothing," she interjects. I want to do the best for my clients, I want them to understand how important certain things are to the sale of their home.  Signs are just one tiny thing, but when your home is located in a very visible area, think of the missed opportunities.  I explain that in this … (46 comments)

Everything happens for a reason - 11:51 PM
Sometimes people come into your life and you know right away that they were meant to be there…to serve some sort of purpose, teach you a lesson or help figure out who you are or who you want to become.
You never know who these people may be but you lock eyes with them, you know that very moment that they will affect your life in some profound way.
And sometimes things happen to you at the time that may seem horrible, painful and unfair, but in reflection you realize that without overcoming those obstacles you would never realize your … (22 comments)

The Clear New Hampshire Favorite of Fall Fairs is the Deerfield Fair.  It is a lot of fun and I try to get there every year.  I like to get there early because it gets really crowded.

Single Story Homes in Brentwood California - 01:40 PM
Single Story Homes in Brentwood California
Single Story Homes are very popular with first time buyers, seniors, and other people with mobility issues.
I generally see three types of Single Story Homes in Brentwood California:  1)  Many older Ranch Style Single Story Homes built before the boom when builders starting building up to get more home on one lot.  2)  We have large 55+ Housing Communities in Summeset and Trilogy that feature Single Story Homes.  3)  Newer Luxury Single Story Homes, in new construction the Single Story Home is actually a luxury.  The cost of a single story home is much … (0 comments)

Alyssa's Artwork from Michaels Arts and Crafts - 03:59 PM
Michaels Arts and Crafts held a very cool demo workshop today. It was Big Sister and Big Brother art class to make a project to welcome home the new baby.  We made two canvases with our hand prints as fish. Alyssa had a blast! It looked like so much fun, I decided to make one with a big mommy fish and we'll put the pictures on the wall like a two piece mural.

Michaels had projects all week as it was Baby Week, but I didn't know until yesterday so we missed out on a lot of cool projects. Did … (11 comments)

They took the whole house !?!? - 06:21 PM
I am  sure we have seen bank owned homes with the fixtures removed, appliances gone, carpets torn up, etc.  I recently ran across a property where the owners really went to the extreme.
I was asked to do an interior Brokers Price Opinion (BPO) by one of the major banks.  So I drove out to the property, a 2 acre ranchette out in the country.  There are mostly corn fields on both sides of the road.  I am watching the addresses on the mail boxes.  I know I am getting close then suddenly I am past it.  But I didn't see … (20 comments)

How to load a staple gun - 04:05 PM
Seriously.  This post an illustrated lesson of how to load a staple gun.
My staff is great.  My associates are great.  However, not all of them demonstrate strong mechanical abilities.
After losing a couple hours unjamming a staple gun that had been improperly loaded, I thought maybe creating a post indicating the proper way to load a staple gun would be a useful thing.
The associate in question evidently tried to slide a strip of staples in like this:

NO!

Instead, drop the strip of staples into the open slot at the bottom of the staple gun, here:

Baltimore, Good Friends and Lunch at the Bay Cafe! - 12:09 PM

Baltimore, Good Friends and  Lunch at the Bay Cafe! A few times, each summer, we enjoy eating on the water at one of our favorite places.  Thursday was a hot humid summer day in Baltimore but not to hot to have lunch at the Bay Cafe and right on the water. Yes it was quite warm but a nice breeze and delicious iced coffee made it quite enjoyable.

Can We Start At A Higher Price? - 08:35 PM
Can We Start At A Higher Price?
Our real estate market has changed. It is proven every day with the way buyers and sellers interact. Listings have been the bread and butter of real estate for many years. If you had listings, you had money in the bank. That is no longer true.
Selling listings in this market is becoming more and more challenging. With the inventory of bank owned properties and short sales, you find that pricing is the most important key to selling the home. Most sellers remember the last time they sold a home and they would price the … (7 comments)

Color It Anything But White - 02:00 AM
Anybody who knows me, knows I get involved with my clients.  It's never just about a transaction for me.  I truly care about them and their lives.  Much as it is with family, I want the best for them and I want make their transition from one home to another as seamless as possible.  Sometimes that involves a little tough love.  Though I never want to hurt anyone's feelings and I go out of my way to be gentle, I still tell them the truth.
