Tonight I read a post entitled Change Is Good.  It was written by Debbie Atwood who is with a Century 21 office in Everett, Washington. 
Debbie was telling the story of how current market conditions were bring about a change in her company... causing them to consolidate their four offices into one "Main Office."  The office she worked out of... would no longer exist... and because the main office of her company was much further away from her home, she was going to be officing out of her home.

This idea for this posting started when I had a conversation with an fellow colleague this morning.  He didn't get a listing and it was because of the name of our brokerage, Fred Real Estate.  No, the name isn't like RE Max, Keller Williams, or the other big names out there, but we hold our own and have a great deal of success in our local market.

The e-mails I typically see contain the agents name, their area of expertise, that they love selling real estate or that they're number one. Prospecting Tip-If you write a good email, save it as a template! This is especially helpful if you receive many Internet leads and find yourself writing similar responses to your prospects.
Often I find one of the biggest roadblocks to following up to prospects or leads is the time it takes to respond. And usually many leads require similar responses.
Think back to a time when you KNOW your wrote a killer response to a lead and it got you all the answers you wanted and it answered all the needs and questions the prospect had.

Every once in a while you meet a Buyer that tests your patience.  The minute you meet them, they have that pompasspompous attitude that attempts to put you in your place.  After all, you are just a Realtor®.  That's right.  They want to make it perfectly clear that they don't need you and know way more than you.  And if it weren't for their spouse that is level headed and easy going, you'd probably tell the know-it-all to go find another Realtor® to abuse to work with.

Preliminary August 2010 Austin Real Estate Stats - 12:16 PM
Preliminary August 2010 Data:
Units for Sale: (compared to August 2009)
New listings are down 8.35%.
Pendings are down 21.87%.
Solds decreased by 18.91%
As for Average Prices:
The "New Listings" average list price is down 1.44% to $289,761.  In August 2009 the average list price was $294,002. 
Sold average sales prices increased 10.42% to $261,006.  For August 2009 it was $236,376.  
Stats courtesy of Alamo Title.  My comments:  It should be no surprise to see new listings, pendings and solds down.  The tax credit is over and we are at the end of the summer selling season.  Kids are in school … (2 comments)

If you are in central Texas in a low lying area, I hope you are watching the weather.
The radar image to the left was from around 2:20 PM today.  San Antonio had a direct hit of what was left of the eye of Tropical Storm Hermine. The probably have had wind gusts up to around 50 mph today.
Radar rainfall estimates over the San Antonio area are looking like 2-4 inches so far and more is falling.  Austin has seen less, but the closest rain gage to my house has already picked up 1.5 inches.
