I thought I would post a few photos taken today, New Years Day 2011.

That is a picture from the clubhouse on Willowcreek Golf Course, yes that is snow on the peaks in the background.

As you can see, we suffer greatly here in the winter!

This is the view north on 99th AVE. near Beardsley Rd. in Sunny Sun City AZ. Makes you want to buy your vacation or retirement home here, doesn't it? And yes, Canadians are welcome here!
I wish all who read this a very HAPPY NEW YEAR!

Burglar Proofing Your Home - 08:11 PM
Feeling safe in your home is paramount for every homeowner and their families.  I realize that some you do not receive my monthly newsletter so I wanted to share some of the key Points in This Months Newsletter Regarding Burglary Prevention.
Tips on Safeguarding your Home
Make sure all exterior doors have good locks.  At the very least you want a dead-bolt lock with a 1" throw. Always lock up when you go outside. Secure sliding glass doors with bars or locks to prevent the door from sliding on it's track.  An old broom handle works very well. Make sure all … (3 comments)

Have a Cool Yule and a Frantic First! - 07:32 AM
PROPER PLANNING HELPS ACHIEVE CONVIVIAL COMPATIBILITY.
I don't do "frantic", but I do practice "dogged determination" and "awakened awareness".
Good luck to all for the coming year.  I'm passed planned and into execution.  Can't rely on luck.

DANGER, DANGER WILL ROBINSON!! A MESSAGE FOR REAL ESTATE AGENTS WHO LIST OR SELL SHORT SALES. - 11:12 AM
DANGER, DANGER WILL ROBINSON!
A MESSAGE FOR REAL ESTATE AGENTS WHO LIST OR SELL SHORT SALES.
Just think about it for a moment. . . .
IF SHORT SALES ARE A POSITIVE ALTERNATIVE TO FORECLOSURE. . . . .
WOULDN'T IT NATURALLY FOLLOW THAT THE "DEED IN LIEU OF "DILO"  IS A POSITIVE ALTERNATIVE TO A SHORT SALE???
THE FINAL SOLUTION!  After all, in the long run, or short run, as it may be, the home owner is going to lose their home no matter which final solution is done by them or to them.
CONSIDER THE FOLLOWING MYTHS AND RULES:

WHAT MAY HAPPEN IF YOU BELIEVE THAT YOU CAN COPY "PARTS" OF IMAGES OR CONTENT. - 12:18 PM
ACTIVE RAIN FRIENDS.  This was originally a REBLOG.  However, the original post has been deleted and therefor I have preserved the content of my introduction to what was a reblog.  THIS IS THE ONLY WAY I CAN PRESERVE YOUR COMMENTS AND YOUR POINTS FOR THE COMMENTS.
The message is clear.  If you're going to write about copyright, best to write about how to comply with copyright laws.  It's not a good idea to write about ways to "get around copyright laws".
If ActiveRain requests that I delete this post, I will do so.  I believe that the content below can stand … (63 comments)

The cows still need milking in the morning. - 05:18 PM
CHARLES BUELL KNOWS HOW TO WORK.
He learned it on the farm, where children grow up with a good work ethic.
We learn discipline and hard work.  We also learn that "something you do every day means something you do every day."
Worked for me.

31 Days of January Challenge - Day 1 - 04:19 PM
31 Days of January Challenge - Day 1
Happy New Year everyone!
There's a new Challenge in town. It's the 31 Days of January challenge for 2011. This one challenges us to write a blog a day, every day, for the month of January, 2011. I did the December challenge, but I'm going to step my game up a little with this one. Instead of just blogging about whatever each day, I'm going to try to add something and build my blogging skills all through the month.
It's gonna take some time to find my "voice", but the challenge will help.

California's Short Sale Anti-Deficiency Law, SB 931, Takes Effect January 1, 2011 - 01:16 PM
Elizabeth Weintraub works in the heart of short sale land in and about Sacramento. She (and I) have been counting down the days until SB 931 goes into effect. I have been avoiding listing short sales during the final months of 2010, waiting until I could offer more hope to sellers when SB 931 goes into effect. Some say there will be more foreclosures as banks factor in the effect of not being able to sell the deficiency to collection companies. Time will tell! Meanwhile, it's the best time in a long time to list your San Ramon, Danville, Dublin or … (1 comments)

Cary NC Continues to Thrive - 11:13 AM

Last year I wrote a blog post called Cary NC achieves a decade of growth and prosperity.   I did so because I was actually amazed at the growth we had achieved in the Cary/Apex/Holly Springs area over the past 10 years.  In 2010 the growth and prosperity has continued and this area is becoming the poster  child for recovery from the Great Recession.
So, what's happening in Cary?
While other areas continue to struggle with their economies Cary's unemployment rate has continued to fall from nearly 7 percent 18 months ago to now just over 5 percent.  How … (3 comments)
