Over the last few days we have followed up with an inordinately large number of Internet leads that say that they already have a real estate agent here in Coweta County Georgia.
In these cases, we always tell them that their agent of choice will do a great job for them. Then we wish them well and tell them that they are free to continue using our online tools and gather any information that they desire.

In these tougher financial times, I hear that there is no budget for Staging.
The Seller thinks they have no budget for preparing their home for sale so that is the end of the story. Their home will go on the market as is and that's it.
What a mistake!
Why?

Many times, during a negotiation for a property, you'll find that your client wants you give incremental counter offers.  They'll want you to counter $500.00.   Or perhaps they'll be big sports and want you to counter a full thousand dollars (whoopie!).
You might consider that a waste of time, but in many cases, that's just what you have to do.  Obviously, you have to follow the direction of your client, but they're not always wrong.  Sometimes a small counter is just what the doctor ordered, to get the other to reconsider.

And that's exactly what is on this house.  A new roof.  Well, new shingles anyway, so the intent of the ad is accurate.  But be careful what you advertise!  As I looked at this "new roof," I noticed that it was in no way done professionally.  Would that concern you as a buyer?  It should certainly concern a listing agent!

The other day I followed an active rain blog back to a websitethat came up in a google search.  The site touted foreclosure listings in our market area.  As I scanned the photos I noticed a picture I took of one of our listings.

The CE class that I took last week, our instructor was talking about how tough to make it in today's real estate market. He was telling us a story about the difference between 2 brokers, how one was selling lots of houses in 2010, and the other one was complaining there was no business to survive.  Howcome?

Yesterday, I had to handle a deal gone bad.  It was a very frustrating and frankly painful experience.  In this case it was my buyer and my seller.  YES, I know that this alone is enough for consternation for many of you out there reading this post. We looked around at houses in Naperville, Wheaton, Glen Ellyn, Geneva and St Charles and decided we wouldn't have any problem finding something we would like. Our main criteria was the ability to walk to the downtown area. In this market we decided to take my advice to work on our house sale first.

Do You Really Want the House?Buyers can sometimes be very frustrating and it feels like you want the house for them, more than they do.  I have a buyer that looked at home, fell in love with it, qualifies for the loan, has to move from his current residence and still will not make up his mind about the house. I can only think that he does not want the house as much as he acts like he does. I keep a periodic check on the foreclosure that my buyer is looking at. One million foreclosures filed in 2010 - 04:44 PM
One million foreclosures filed in 2010 in the United States, the article I read said this morning.  It said that 1 of 45 homes had received a foreclosure filing in 2010.
What the article didn't say was that 44 of 45 did not receive a foreclosure filing.  It didn't say that 97.8% of homes did not have a foreclosure filing against them.

I don't know about most of you, but I am sick and tired of having our headlines seeming to say that the sky is falling and yet I drive through my town and I do not have anything … (4 comments)
