Judges in Duval County - 01:39 PM
Has anyone had any experience with Jacksonville Judges? I have had an experience that is quite frustrating as I believe the Judge is highly prejudicial to my exhusbands attorney. I have had to appeal twice. The first appeal I won. The second is because the Judge reopened the original divorce and again made a ruling that has caused us to use up valuable court time. Court Sports & Florida Homestead Act - 02:10 PM
As a Real Estate Agent, I am very close to the law of the State of Florida. The Florida Homestead act protects one spouse from purchasing a principal residence without the other spouse knowing about it. All spouses must sign any papers for a purchase of property unless it is deemed investment. In my divorce, my exhusband purchased a primary residence while we were married, lied about being single to the Title Company, the Mortgage application, the Homestead office and the Clerk of Court. This wouldn't bother me so much and it is a demonstration of why I was divorcing him. (0 comments)
LETS TALK.....Call Back Expectations, Loyalty and Payday All Go Together - 02:14 PM
Call Back Expectation, Customer Loyalty and Payday all go hand-in-hand. Ask any Financial Advisor what the #1 expectation of their High Net Worth (HNW) customers is and you'll hear, "Returned Calls". In fact, research by Spectrem Advisors found that a whopping 90% of surveyed HNW customers said that Promptly Returned Calls was the most important action their advisors could take. I started thinking about that and looked in ActiveRain to see what folks had to say. There are some terrific posts about the value of promptly returning customer/client calls. I wanted to add to those posts by expanding the topic (4 comments)
You've Ruined My Life!! - 02:58 PM
Is it just me or do too many people accept the worst our industry hands us without demanding improvements only to see people continue to suffer? Every transaction represents a piece of people's lives. More than just a paycheck to so many people like the agents, title, lender, inspector, appraiser, etc.. are two or more human beings hoping that their transaction doesn't blow up in their face, costing them money, time, aggrevation and heart-ache, but it happens.. again and again, it happens I'm writing this because of another post that sparked, quite frankly, a lot of frustration in me about how one (0 comments)

Why spend money on advertising in such a hard market? - 12:40 PM
From WorldMLS Business Forum (http://www.worldmls.org/forum/business_forum_show.php): "When the going gets tough, the tough get going." Everyone can complain about Real Estate sales being down. Many will cut back or eliminate their advertising budgets. This is PRECISELY the time when YOU can take market share away from your competitors! Advertising is the LAST thing you should cut back on. In fact, it would pay for you to increase your advertising budget, and find other ways to economize. Because when these hard times are over, it will be those who are most visible, most dominant in their markets who will have survived. WorldMLS is (3 comments)
Educating yourself on Today's Technology for your Real Estate Business - 05:33 PM

When the ratio of rents and home prices change what does that mean with regards to whether you should rent or buy. Moodys and CNN recently wrote some articles commenting on the subject. The ratio is calculated by taking annual rent divided by house value. So when do you consider buying vs renting. According to the articles, if the ratio is over 20 then definitely rent, if the ratio is between 10 and 15 then consider buying. With home prices and interest rates for mortgages on the low side it may be time to reconsider your best options this year. (6 comments)
Conducted 2 seminars yesterday to kick off reaching out to investors new and experienced in 2011. One in the afternoon for agents who are themselves investors, or interested for their clients; and one in the evening for clients and new prospects. In the evening session we had a local attorney and mortgage broker to complement and discuss thei rrespective roles in the world of RE investing, and of course the gotcha's surrounding this type of investment. We the KW presenting team covered the fundamental models (5) in the book written by Gary Keller and David Jenks. (A must read for (4 comments)
