Judges in Duval County - 01:39 PM
Has anyone had any experience with Jacksonville Judges?  I have had an experience that is quite frustrating as I believe the Judge is highly prejudicial to my exhusbands attorney.  I have had to appeal twice.  The first appeal I won.  The second is because the Judge reopened the original divorce and again made a ruling that has caused us to use up valuable court time.

Court Sports & Florida Homestead Act - 02:10 PM
As a Real Estate Agent, I am very close to the law of the State of Florida.  The Florida Homestead act protects one spouse from purchasing a principal residence without the other spouse knowing about it.  All spouses must sign any papers for a purchase of property unless it is deemed investment.  In my divorce, my exhusband purchased a primary residence while we were married, lied about being single to the Title Company, the Mortgage application, the Homestead office and the Clerk of Court.

Is it just me or do too many people accept the worst our industry hands us without demanding improvements only to see people continue to suffer? Every transaction represents a piece of people's lives. More than just a paycheck to so many people like the agents, title, lender, inspector, appraiser, etc.. are two or more human beings hoping that their transaction doesn't blow up in their face, costing them money, time, aggrevation and heart-ache, but it happens.. again and again, it happens

My Zodiac Sign Changed!!!!! - 09:23 PM
Today I posted some info on my Facebook about my Zodiac sign changing! People seemed to get a kick out of the fact that I went from Libra to "Sold" which is my new sign!!!! :) haha! I was just messing around but I think it actually drew some attention to my business at the same time! I think I am going to try more of this in the future. To Rent or Buy that is the 2011 Question. - 07:30 AM

When the ratio of rents and home prices change what does that mean with regards to whether you should rent or buy. Moodys and CNN recently wrote some articles commenting on the subject. The ratio is calculated by taking annual rent divided by house value. So when do you consider buying vs renting. According to the articles, if the ratio is over 20 then definitely rent, if the ratio is between 10 and 15 then consider buying. With home prices and interest rates for mortgages on the low side it may be time to reconsider your best options this year.

Millionaire Real Estate Investor Seminar - 07:53 AM

Conducted 2 seminars yesterday to kick off reaching out to investors new and experienced in 2011. One in the afternoon for agents who are themselves investors, or interested for their clients; and one in the evening for clients and new prospects. In the evening session we had a local attorney and mortgage broker to complement and discuss thei rrespective roles in the world of RE investing, and of course the gotcha's surrounding this type of investment.
