Property Management - How To Make the Best Possible Craigslist Ad - 01:05 PM
Craigslist is an EXCELLENT tool for listing rentals, in fact, it's so excellent I've heard more propery managers say they get more leads from craigslist than from any other source. Managing my own rentals, I can say the very same thing. Craigslist is an excellent medium to get the word out about your vacancy. The solution I want to address today is not to redress how great craigslist is for listings, but I want to show you how to make your listing STAND OUT from the rest. Pictures. The default craigslist layout is text only, formatted in old style times new

Simple Ways to Add HTML to Your ActiveRain Blog - Write - Save - Repeat..... - 11:12 PM
Simple Ways to Add HTML to Your ActiveRain Blog - Write - Save - Repeat..... Learning how every site, blog, page and platform work can be exhausting. Posting to 10 different places your listings, your regional events, your shoe size and what you had for breakfast can be daunting and down right ridiculous if you ask me. ActiveRain does have some interesting quirks to figure out and this one took me a bit to get. But here is a simple walk through for adding HTML to your blog: HTML stands for "Hypertext Markup Language" and is basically a computer code for

Did You Know Google Docs Could Do This? - 05:55 PM
I’ve shared before about the power of Google Docs, but not until I saw this video below did I even think half of this stuff was possible. While I consider myself an avid user of Google Docs, it appears there is so much more I can do with it that I have not yet even scratched the surface of. Cloud computing and being able to share/store things on a server instead of just a single computer is growing daily and will continue to become the way of the future. The ability to share documents, spreadsheets, presentations, drawings and more on a

How To Choose a Real Estate Listing Agent - 12:28 AM
F irst - I am no longer a real estate sales person - but because I write for active professionals and write about real estate a lot, I do get questions from consumers as well as from real estate agents wondering how to build their businesses. Today I got the following: The subject line said "About your article" Thanks...helpful....one question not addressed....smaller private realtor with all the bells and whistles or Major National company??? Home I am selling is in 600K range...your non partial insight will be helpful! The gentleman didn't give me much information to go on - not even

Another Client Thanks To ActiveRain! - 09:06 PM
It has happened plenty of times in the past but since ActiveRain has grown to over 200,000 members, I thought it fitting to share this story with all of our Newbies. My phone rang on Friday and it was a new client. He had been searching Google for a specific condo community here in Clearwater Florida and had stumbled across one of my dozen or so blog posts about that community. So he gave me a call. We have spoken a couple of times since then and I have e-mailed him information on all of the condos in that community that

A Love Letter to My Office and Thoughts on My "Big Brand" - 12:14 PM
It's not Valentine's Day yet, but I have some love to share today. I also want to refute the negative ideas that some people have about "big brands" and "big names". I don't criticize anyone for the firm they chose to work in, but in recent weeks I have read the phrases "puppy mill" and "only for newbies" and "kool aid" written regarding the "big brands". I work at Baird & Warner Real Estate, a 155 year old firm with about 1,800 agents. In northern Illinois we are considered a "big name". I know that clients don't blindly hire us --

I only wear one hat every day! - 01:04 PM
I'm glad I'm only a real estate agent not a well followed nationally syndicated financial advisor - stock market analyst - investment advisor - real estate agent - 'jackette' of all trades! I only have one hat to wear when I get up in the morning and to me that's important, and it should be important to you, as a buyer or seller in the Northwest Suburbs of Chicago. What got my undies in a bunch early Sunday morning you wonder? Well, a Chicago Tribune article summarizing another article from Chicago Magazine on the state of our real estate economy in the

If you can’t afford the inspection you can’t afford the house! - 10:49 AM
I have had recent discussions with agents and inspectors about what to me is a scary proposition. These discussions are not scary because the result would mean less work for me and other inspectors---but because of the sheer risk to the consumer. It also reflects badly on how well the real estate industry has communicated about the importance of inspections. What I am hearing is that buyers are forgoing (and in some cases being encouraged to forego) home inspections to both save money and to avoid “one more obstacle” in the way of closing the deal. I can’t imagine the thought

So you've created this great Facebook page for your business - and now you need fans - or "likes" as they are referred to these days. Why do you need fans? Because each time you post something - the only people that will see it are your fans. The more you have, the more exposure you will get. Here are some tips for getting more "likes" First - suggest the page to all of your friends. To do this - when you are on your Facebook page, there is a link in the top left side that says "suggest to friends"

Intrinsic value - no such thing for houses... - 06:38 AM
Recently I blogged here about appraisals and the negative impact of low appraisals. That begs the more fundamental question about the value of houses, which may be explored by trying (as we all do) to answer the question, "What's my house worth?" The correct response to that question should be another question back to the homeowner - "Worth to whom or for what purpose?" In reality most homes have little or no intrinsic value. There is value in the land that the house sits upon and if one reduced the physical structure to piles of the wood, metal, glass and other

The Tao Of Home Selling: Part I - How To Make Buyers Feel Welcome - 09:42 PM
We all know the phrase "location, location, location." This may be a truism in real estate, but you cannot change the location of your home. You actually do have control over the greatest variable...your home's condition. The condition of your home can add or subtract thousands from your bottom line. Condition can be the reason your home is chosen before others on the market. If you want to get top dollar for your home, then the condition must be in sync with the price and location. Fortunately, there are MANY things you can do to improve the condition and appeal of

Missing in Action ~a.k.a.~ MIA ~ Sometimes Life Interferes with ActiveRain - 03:06 PM
M.I.A. ~ Missing in Action Sometimes Life Interferes with ActiveRain Twice in the last year I went M.I.A. from ActiveRain both times by choice not because I was unhappy with ActiveRain or didn't realize it's value as a business tool. Each time my life was in overload and I had to keep my priorities aligned with my core values. Yes, I know that many Rain members list blogging as their #1 business generating activity. It's hard to beat the benefits of the SEO, Google Juice, name recognition, not to mention ActiveRain points and comraderie of

Can I Have the "Flight Plan" to do a Short Sale? - 06:49 PM
The other day an agent asked if she could have my “flight plan” to do a short sale. Per Wikipedia, a flight plan is a pilot’s outline of how he will get to his destination, including departure and arrival points, estimated time, alternate airports in case of bad weather, type of flight, etc. This agent was sure I had such a document for short sales. She had never had a short sale listing before, and was looking for a checklist. Well, guess what? There is no “flight plan” that fits every short sale. Sure, I can tell

Is The Thermostat In The Basement Why It's So Cold Upstairs? - 07:11 AM
This is a flip, and a total "remodel," of a 120 year old house. I always expect to find things that aren't right. AND WE WERE IN FOR SOME FUN! After turning appliances on to get them running, I always start in the basement. The first thing I see is the new heat pump, but it is hooked up to the old, metal duct work. Now I am not an HVAC specialist, but you just can't do that. The old system was oil and blew much less air than a heat pump demands. Retrofitting heat pumps and using the old duct

"Realtor" is a Two-Syllable Word, I Promise - 09:24 PM
This is something that never ceases to irritate me, despite the fact that I should probably be immune to it by now. The word "REALTOR" has two syllables, not three. I realize the confusion, since it's spelled "Realtor", yet pronounced "Realtor". Sorry to be sarcastic here. It's not pronounced "real-uh-ter". You cannot buy a vowel. I hear this from many people in the industry as well, sometimes from lenders and title companies. Occasionally, I hear it from licensed Realtors as well. I was thinking of turning the tables on other industries when I hear people mispronounce this word. I will

Big Changes to NC Offer to Purchase Contract - 06:21 PM
As of January 1st, 2011, North Carolina has a completely different REALTOR/NCBAR Association approved offer to purchase and contract. If you've currently been looking for a home to buy, made offers before or bought houses in the past, be prepared for some BIG changes to the way purchases are handled in NC. So, What's so Different? The biggest change is the fact that there are NO CONTINGENCY CAUSES anymore. None. Nada. The old contract had a loan contingency, repair contingency and just about anything else that you could imagine. If you, or the property, didn't meet a contingency, hey, no problem!

All Men Created Equal - 06:56 AM
Martin Luther King Jr. wished that "someday all men would be created equal" in his famous "I have a dream" speech. Being an American for one year now, this "theme" resonates highly to me. But the story goes, that long before I became an American, 95% of people around me gave me EQUAL OPPORTUNITIES. Only in America. The 5%? There will always be the 5% so why let the trees obstruct your view of the forest? I came to America as a young college student, seeking for tertiary education that my very own country couldn't give me because of my minority

Housing Affordability and Buying Power - The American Dream - 08:56 AM
North Georgia Mountains, Real Estate, Buying Power, Interest Rates, Homeownership, American Dream It is no surprise to anyone by now regarding what's happened in the housing market over the last several years. Yet, consumers continue to be plagued with negative news with some going as far as reporting that homeownership is no longer the American Dream. We are dominated by sensational headlines and negative sound bites regarding real estate virtually 24/7. The flip side of all the negativity is home prices on a national basis are significantly lower than their peak just a few years ago and rates are at historic lows. According

Should We Prepare for the Market to Return or Create the Market of Tomorrow? - 06:00 PM
With the Great Correction now in its 4th year and with the housing market still struggling, should we prepare for the market to return or create the market of tomorrow? Waiting for a market rebound could take a long time, especially if we’re waiting for a return to the boom times of a few years ago. With construction, real estate and the mortgage business all having experienced dramatic shifts in the past five years, successful business models of the future will look dramatically different from those of the recent past. And those who are mired in the old ways will find

What a Week Last Week! - 09:49 AM
So the week started out pretty ordinary. I worked my floor shift, worked my expired lists. Showed property and answered questions on some rentals I have listed. About two months ago I made a huge mistake without even realizing it. I took a listing from an out of state agents home. You know how you hear that the worse patient is a doctor? Well here it is the worse client is another agent from another state. First this agent is from a highly populated area where rent prices are much better, So pricing was an issue hence why it was

Active Rain is just another Scam - 07:07 PM
Active Rain is just another scam… I’ve spent hundreds of dollars listening to real estate companies that promised to make me successful in my real estate business. It’s no wonder none of them panned out, to be successful it takes hard work and dedication. In August 2009, I was introduced to Active Rain, just another real estate scam business, so I thought. Skeptical and not going to give into the temptation of another sales scam I wanted no part of the salesmen sales pitch on the phone line. Although he caught my attention by showing me some interesting blogs, and

So your Sister's best friend's cousin's ex-girlfriend is ALSO a (part time) Realtor. - 10:41 PM
I received an email from a client not to long ago, and another blog reminded me of the situation, so I decided that today, on MLK day, I would write about this email and a surprising lack of professionalism. I have a client that I have worked with for over 25 years. I represent the entire family. They have followed me from business to business and now are clients of my Tampa Real Estate Firm. When I had a landscaping company, my crews designed and maintained their homes. Later, when I owned an Alarm company, I alarmed and monitored all of

My referral goes to the busiest person - 07:13 AM
When I give a referral, I look for the busiest person. Why? Because the busiest person in real estate tends to be successful and they FIND THE TIME to do what they need to do to get the job done. How? They get up earlier, they stay up later, they eat lunch at their desk or on the road. They stop wasting time and take control of their day. The busy person looks at the time spent at the water cooler, the time spent listening to the "weekend story" of her coworker that really isn't going to help them get that

When You Take The "Bad-Boy" Client.....Don't Be Surprised When They Break Your Heart - 02:12 PM
We all know the type! There is always a little voice in our heads when we run into these potential clients. They take different forms...... they're needythey're unrealisticthey're demandingthey're impatientthey whinethey complainthey blame YOU for everything And we take them anyway. We ignore that little voice and respond with...."it's just business and maybe I'm wrong this time." But we aren't wrong and when our worst fears are realized....that we've wasted our time....we vow never to do it again. This week, however, I realized I HAD done it again. Shoot! It started out alright. No red flags. A call from

We Have The Ability To Make Dreams A Reality - 11:15 AM
Today will be filled with news stories about Dr. Martin Luther King Day, and the celebrations and memorials that will be held in his honor. Dr. Kings greatest speech, was the I Have A Dream Speech. When we reflect on it today, it really isn't long in time, at just over sixteen minutes. But like many things in life, greatness is achieved by taking the direct approach. People have different interpretations of that speech, and I certainly have mine. As I reflected on the words of the I Have A Dream Speech this morning, I see America as such a different place in

What is the "True Definition of a Lead?" - 07:27 AM
I always thought the true definition of a lead was someone that wanted to buy or sell real estate in the next 30 days. But when you think about it, what people say and what they do is two different things. For example I speak with tons of prospects that say things like "Well, if you find a diamond in the ruff that I can fix and flip for short money call me" What does that mean? Do they really think they are the only person in the universe that wants to make a ton of money with merely putting some

Alyssa's Review of Her Very First Movie - Tangled - 05:29 PM
I took Alyssa to see her very first movie today, Tangled, and the Cinemark at the Hill Country Galleria in Bee Cave TX. She was so little, she couldn't keep the seat down so she said she would stand up the entire time. After about 10 minutes, she said her legs hurt, so I put her on my lap. About 50 minutes into it, she says she wants to go home.. and another 10 minutes later... and another 15 minutes later... We did manage to sit through the entire movie and she said she liked it. Staging Is Not A Dirty Word - 12:57 AM
The success or failure of a staging is the feeling it creates when people walk through a home, trying to quickly determine whether it goes on the short list or onto the not interested pile. Builders had it right long before the rest of us caught on enough to the value of creating an ambiance. There is nothing wrong with a staged home looking staged. Model homes always look staged and many a buyer has been moved to sign a contract based upon the feeling created in that model home. Make them want to stay. Create a serene space, use soothing

200,000 Members And Growing - Who'da Thought? - 05:57 PM
I saw it once and smiled, then, when I came to check on the latest activity here in the rain, there, emblazoned on the deepest banner I've ever seen on ActiveRain was the incredible number 200,000, made up of the faces that brought us all here. Keep Your Dream Alive - 10:13 PM
In commemorating the life of a great man; a man of peace and inspiration, today, we remember Dr. Martin Luther King Jr. Needlessly shot down on April 4, 1968, Dr. King was a hero for equal rights. Though I was too young to experience the impact of Dr. King’s life, he continues to inspire us all... in his death. Three favorite quotes, beyond the dream… "If you can't fly then run, if you can't run then walk, if you can't walk then crawl, but whatever you do you have to keep moving forward." "As my sufferings mounted I soon realized that

A Primer on Banks and Real Estate Lending - 09:47 AM
When you need to borrow money where do you turn? If you are like most people your first option is probably a bank, but with so many choices, it can be hard to know which bank is the right one for you. The first banks were purely depository institutions; accepting money, keeping it safe, and returning a modest rate of interest. Today, there are more than a dozen types of banks among thousands of branches, each performing an essential function for the financial community ranging from community savings to business banking to construction lending and everything in between. The largest and

Short Sales: Why Should I Pay Double For My Home? - 11:38 AM
IL – The Stop Foreclosure Institute recently received a question from Luis. Here is Luis's Question. "I am working on a loan modification on my home. It just doesn’t make sense. How can I get a loan mod with a fair interest rate where I am repaying what my home is worth today? Thank for your help, Luis.” Discover how other sellers successfully did
