I will make this blog post short and sheet. I wrote 2 offers for an investor today, one was a "homepath" property, and one was on a Bank Of America property. I met my buyer at both properties, we toured them, reviewed comparable sales, and ultimately came up with offer prices on both.

Big government regulation will step out of the way for another year. Woo Hoo!
For years, FHA would not let buyers borrow FHA money to buy a house that had been purchased, rehabilitated, and then put on the market for resale, unless the previous owner held the property for more than 13 weeks. Another case where a minuscule amount of fraud cases leads to a total ban on free market activity. Magically, all fraud disappears between the 12th and the 13th week, according to government studies I am sure.

It was announced last week to the general public that "Zillow surfaces thousands of Real Estate agent ratings and reviews.  Consumers can now search and find local agents based on Client feedback"  The responses and results from adding this new feature have been very positive and successful thus far.


Agent reviews will now be featured on the Buyer's Agent List.  (see screenshot below) This means if you want contacts from Zillow customers, it will be to your advantage to have reviews and ratings on your profile.

Inspired by J. Philip Faranda's article  about square footage, I went to my collection of photos to demonstrate some of the confusion caused by agents who don't understand home "styles".
THE SPLIT FOYER SQUARE FEET X 2 IS NOT ACCURATE.  Listing agents abuse this standard regularly in the MLS.  We usually have the tax record to determine approximate square of "finished living space" which, in my area means "above grade".  It's important that agents get it right because including below grade finished square feet is misleading to the consumer. which I can only conclude … (62 comments)

I got an email from a client who was dismayed that his property taxes were raised. It bugged him, and I don't blame him one bit. The home is a ranch with a finished basement, and I advised him that the finished basement needed a CO (Certificate of Occupancy) from the city to satisfy a buyer's lender. And they raised his taxes.

60-amp Electrical Services were commonly installed in homes prior to 1950. 
The term "60 amps" represents the maximum amount of current that a home may use from the local utility at on time. It is currently common to install a 100 amp electrical service (as a minimum) in new home  construction.
Whereas a 60 amp main electrical service is considered small by today’s standards, it is not inherently considered an unsafe system. However, there are two common safety issues often associated with older, 60 amp electrical services.

Turlock Ca and The Carnegie Libraries - Rising from the Ashes! - 07:02 PM
The picture of the building to the right is the old Turlock Library.  This was one of over 2500 libraries built with funds from Andrew Carnegie.  He was the founder of Carnegie Steel Company which later became U.S. Steel 
Mr. Carnegie funded the building of these "Carnegie Libraries"from 1883 to 1929. Most of the libraries were built in the United States but others were also built in Britian, Ireland, Canada, Australia, New Zeland and elsewhere.

It happens to everyone, we get focused on a "thing."  In our effort to claim our goal, we sometimes miss other opportunities.

Free Fun in Anchorage - 03:37 PM
Downtown Anchorage is offering several free events to the public during the first part of 2011.  Bring the family or your date and your ice skates to downtown Anchorage every Friday evening and Sunday afternoon until the end of February 2011 to enjoy free ice skating in Anchorage.  Enjoy Date Night Skate on Fridays from 5pm to 9pm.  The Performing Arts Center will allow all skaters to warm up in their facilities between skating as well as use of their bathrooms.  Sunday afternoons are reserved for Family Skate sessions from 1pm to 4pm.
