Should your tenant be making your showing appointments? - 12:35 PM
Uhhhh....I don't think so! I'm just stating the obvious here, but selling a home can be a bit of a struggle right now. You have a lot of competition and you need every edge you can get. Even when priced right, it can be touch going. It's important to capitalize on every opportunity you have.
That includes making sure buyers can view your home. I was out with an investor buyer viewing properties in Davenport, FL last week and he had decided that he wanted to stay away from bank owned and short sale properties. He just doesn't want to … (5 comments)

Ladies Night with the FireAntz - 06:58 PM
Ladies Night with the FireAntz

Last night our local hockey team, The Fayetteville FireAntz, had a ladies night.  They were bringing awareness to the issue of Breast Cancer by wearing pink jerseys, giving pink shirts away to the fans and after the game auctioning jerseys and hockey sticks and gave the proceeds to charity as well.   What a great way to show support to your community.  There were venders throughout the concourse to have give aways and to show support for Breast Cancer.  My office, Keller Williams had a pink basket giveaway and we had several agents and one of … (6 comments)

Minnesota MLS searches on the Rise - 02:48 PM
I think it's safe to say that 2010 wasn't necessarily a steller year for most people in real estate.  Even the the Minnesota real estate agents I know that are consistently in the top 10% of Realtors for the area saw some troubling numbers.  That said, I'm happy to report a nice uptick in traffic and searches at www.mnonlinemls.com and www.mlsmaps.com.

One of the biggest traffic drivers for www.mnonlinemls.com is Minnesota mls and between that search and a handful of other mls terms, we are seeing a considerable lift in traffic this month.  Last year the increase in traffic from … (0 comments)

iPad Versus Samsung Galaxy Tab - 03:07 PM
It seems like there are two camps in the real estate industry;
People who are very good with technology People who are still in the dark about technology and the Internet. I consider myself to be in the first group as I've built a number of real estate focused websites and blogs and managed to help a number of agents get their site ranking well in the search engines.
That said even I ran into a bit of a quandary when trying to decide between the almost 1 year old iPad and the new Samsung Galaxy Tab.  I am an android … (7 comments)

California Debt Help - Why do Creditors Settle? - 06:33 PM
California Debt Help - Why Do Creditors Settle?
If you are legitimately struggling and/or do not foresee being able to pay your debt in the near future, creditors would generally much rather settle than risk getting nothing or risk that you file bankruptcy. It is common practice for credit card companies to sell delinquent accounts to collection agencies, often for just a few cents on the dollar. A settlement tends to make economic sense to creditors. Debt settlement helps them recover a portion of money that they otherwise may not have. Also, most people who have been struggling for years have already … (6 comments)

How is Debt Settlement in California different than Credit Counseling? - 06:47 PM
How is California Debt Settlement different than Credit Counseling? A common question that I get asked is how Debt Settlement in California is different from credit counseling. The answer is that Debt settlement is different from credit counseling in that Debt Settlement actually lowers the amount of debt that gets repaid. On the other hand, credit counseling programs do not negotiate your balances down. Instead Credit Counseling will reduce only your interest rates. Also, not all creditors will give you a lower interest rate.

There is data that shows fewer people graduate from Credit Counseling programs because the payments … (0 comments)

$1000 = $480: REO Math, a crazy kind of New Math! - 07:10 PM
It looked OK on paper, a $1000 minimum commission for listing the troubled REO property. In the end, though the listing side commission ended up being $480. That's right! By the time the Asset Management Provider took their referral fee, a $20 marketing fee, and a $150 technology fee, the listing side of the commission ended up being $480. Subtract from that a 10% franchise fee, $36 flat E&O charge, and then the company split--and what did I get for managing that property for months? Not enough to pay for the BPOs I did on it--that's what.
I'm posting this "reality … (70 comments)

Collecting Rain Drops - 11:15 PM
Collecting Rain Drops
At some point last year, I began collecting rain drops.  No, these are not the rain drops that fall from the sky!  I'm talking about the Rain Drops that fall into my email inbox on a daily basis.  The ActiveRain community produces quite a downpour each day and some of that funnels into the ActiveRain Daily Drop.
Each day when I read my email, I find another ActiveRain Daily Drop newsletter listing the latest featured blogs from ActiveRain members.  I enjoy the Rain Drops because they are a source of nourishment.  They impart nutrients - enabling the mind and … (3 comments)

4th Quarter Stats for Home Sales in the Toledo, Oh area. 2010 - 01:27 PM
Statistic can tell you alot about the market in your area.
We at the Lohman Team have put these stats together for you.  Stats are not always the only way to decipher the Real Estate market, however, they are a piece to the puzzle. Just as only comparing Square Footage values are not the only way to appraise a property.
With todays crazy up and down real estate market we also need to consider the absorbtion rate.... Theoretically, if all the homes on the market were to sell and no more homes came on the market, it would take around … (0 comments)

Here is the shot we got today from the top of Mt. Scott of Mt. Hood.
