We Would Like A Newer Home But Cannot Find One in Barrington-Can You Help Us Look In Other Comparable Areas - 03:55 PM
We Would Like A Newer Home But Cannot Find One in Barrington-Can You Help Us Look In Other Comparable Areas It is true that because Barrington is a well established area there are not a lot of opportunities for new homes. Each area in Barrington has some new subdivisions but they are small and most are either semi custom or custom homes, so there are no homes you could buy and move into. You need to find a builder to build something just for you. Even some of the better known subdivisions in Barrington like The Glen of South Barrington or

Should I Buy This Home if It's Not In The Best School District? - 06:48 PM
Should I Buy This Home if It's Not In The Best School District? There are a number of schools in Barrington, Inverness, Palatine, Kildeer and Long Grove that have very good report cards. With focus on the high schools the named schools that many buyers search for are Barrington High School, William Fremd in Palatine, Lake Zurich High School and Adlai Stevenson High School. In each of the areas the school boundaries play a role in school of attendance and some Barrington children do not attend Barrington Schools. They might go to Algonquin, Wauconda or Lake Zurich. In Hawthorn Woods some

Mortgage Bonds Close to the Downside but Up From the Lows - 05:53 PM
Mortgage Backed Securites could not seem to gain any momentum from Friday's rally with the benchmark FNMA 4.0 bond closing down 15bps. Positive consumer spending news put selling pressure on bonds all day. The situation in Egypt, while not resolved and heavily in the mainstream news, did not seem to pull investors to safety like it did on Friday. Here is today's Market Snapshot courtesy of TBWS Rate Alert.com: Treasuries and mortgages started a little soft this morning, prior to 8:30 the 10- yr note was off 9/32 at 3.36% once again finding resistance at 3.31% which was Friday's low

Homeownership Down - Rent Inflation On the Way? - 09:17 PM
The homeownership rate fell to 66.5% in the fourth quarter of 2010. This is a 10 year low. In a reallocation of sorts, the rental vacancy rate declined as housing consumers are choosing to rent instead of own. This is arising for one of two reason, the pool of qualified borrowers has shrunk considerably as lending standards have tightend...or people are choosing to wait it out a bit longer to see if home prices to indeed double dip. Details of this and the increased demand for rentals in this article courtesy of Mortgage News Daily.com http://www.mortgagenewsdaily.com/01312011_vacancies_and_homeownership.asp

The Smoking Gun - Banks Committed Fraud on Investors of Mortgage Backed Securities - 11:40 AM
Another smoking gun in the mortgage mess! Where is the SEC in all this? Why are they sitting on their hands with this fraud? Please listen to the video which gives a great explanation. Via Tim Maitski (RE/MAX Greater Atlanta): Forget about troubled homeowners trying to stop the foreclosure with a "show me the note" defense. It's kind of a David vs. Goliath battle. That's kind of small potatoes compared to what's shaping up to be massive lawsuits between two Goliaths: banks vs. large investment houses. It looks like it is likely that we'll be seeing investors of MBS(mortgage backed

What is a Special Assessment and Why Does it Matter? - 07:47 AM
If you're buying either a home or a condo in a master community, it is important that you check their financials and find out if there are any assessments planned. Vickie Nagy does an excellent job explaining special assessments here: Via Vickie Nagy, #1 Resource for Homes for Sale in San Ramon, Dublin CA, Pleasanton (BMC Real Estate in Blackhawk CA): What is a Special Assessment and Why Does it Matter? is a question I am commonly asked by first time home buyers. Dear Mr. & Mrs. Seller, Your Absence Is Appreciated... - 10:51 AM
William James Walton of Waterbury CT. makes an excellent point that all sellers should heed. It is to your benefit to not be present for showings of your home for a number of reasons, very well explained by William: Via William James Walton, Sr. Greater Waterbury Real Estate (Century21 Access America): Dear Mr. & Mrs. Seller, Your Absence Is Appreciated… When people are selling their homes, there is sometimes an unnecessary presence. Frank and Sharon Alters of Jacksonville, FL give their clients some very compelling reasons to choose a local lender. Interest Rate is the Wrong Reason to Choose a Lender - 11:17 AM
J. Philip Faranda, of Briarcliff Manor, NY writes this excellent article about some considerations all buyers looking for a mortgage should consider. The best interest rate is not necessarily the best product as to final cost or affordability: Via J. Philip Faranda (J. Philip R.E. LLC) Westchester County NY: In the almost 400 transactions I have brokered since first being licensed in the 1990s, anytime there was a problem with the mortgage and the buyer was asked how they chose their lender, I cannot think of one instance where they did not say some variation on the theme that the bank was chosen

THE QUESTION THE SELLER FORGOT TO ASK... - 11:23 AM
Paula Swayne of Land Park, East Sac & Curtis Park in Sacramento, CA makes this excellent point that all sellers should ask of their prospective Realtor. When it comes down to the bottom line, what are the odds that this Realtor will sell your home: Via Paula Swayne, Realtor-Land Park, East Sac & Curtis Park -Dunnigan, REALTORS (Dunnigan, Realtors, Sacramento (916) 425-9715): Sellers are very savvy these days. Is That Real Estate Listing Getting Rusty or Is It A Good Deal? - 02:08 PM
One of the more popular questions I get on a day to day basis from people looking to buy a home in Northern Virginia is "How Long Has That House Been on the Market?" In that respect, Northern Virginia is not unique, as buyers around the country ask themselves and their REALTORS that same question, over and over again. When you learn that a home has been on the market for a long time, what do you think? If you're like most potential buyers, your house searching red flags start going berserk and you make one or more of the following assumptions: There's

Need to Sell Your Home This Summer? You Might Want to List Your Home Now - 06:33 PM
For Logan Utah Real Estate, it's still the dead of winter, there isn't much snow left, but that doesn't mean that winter is over, or even close to being over.Spring is typically the busiest time of year for the listing of Logan homes, as most people want to move during the summer months when school is out. There are also more buyers during spring. The typical seller will think, "I'll wait until spring to list my home." While there will be more buyers, there will also be a lot more listings, and a lot more competitions. And while most of the
