Sorry Doubters but Active Rain Blogging is LEAD GENERATION !!! - 03:15 AM
The Real Estate World as we know it is changing daily ! There has never been a time where practitioners have as much liability and responsibility in an individual transaction. No agent can afford to rest on the laurels of Knowledge Past. The 2008-2010 real estate years have been a cleansing market that has forced all productive agents to reinvent themselves. Agents have been forced to Remargin their business, eliminating anything that does not produce a ROI. Many pre 2000 marketing methods are no longer cost effective or are far too time consuming.
That being said, it's time we as … (72 comments)

Why is a BPO Important to the Short Sale Process? - 01:27 PM
I have written plenty in the past about BPOs but have never delved into it specific to a Las Vegas Short Sale!
A BPO means “Broker Price Opinion” and they are not appraisals nor should one get them confused with appraisals.  A BPO has a different purpose.  It’s almost like being a “secret shopper”.  When we are submitting comparables for a list price (NOT value, Nevada’s law is very strict,) we are also looking at a myriad of other items that may help or hurt with pricing and marketing of the home:
How is the home being marketed: Is there no lockbox or an … (90 comments)

I’m in Short Sale Heaven in 2011 – Learn About Deficiency Judgments - 05:06 PM
What is a deficiency judgment?
Sellers participating in short sales are frequently concerned about a deficiency judgment with respect to their potential short sale or foreclosure. But, what is a deficiency judgment? A deficiency judgment is a judgment for an amount not covered by the value of security put up for a loan or installment payments. Sellers express concern over whether the bank or their mortgage lender would ‘go after them’ for the difference between the amount owed on the loan and the approved sales price.
In California, the tables have officially turned effective immediately. Our former Governor, Arnold Schwarzenegger, signed … (21 comments)

To Blog, or not to Blog? That is the question! - 05:38 PM
So I am sitting in the office today with one of my office mates who shall remain nameless and he is making fun of me for blogging.  He even mentioned that, "you could blog, or do loans".  I don't think that everybody has had a transaction from Blogging.  I have done Blogs about USDA rural loans, then sure enough, I get an application on my mortgage website.  I've had quite a few calls since I've started ActiveRain where I take a full loan application, then I ask the question:  Who do I have the pleasure of thanking for your referral today?  … (29 comments)

Changes to the REALTOR Code of Ethics for 2011 - 08:19 AM

The REALTOR Code of Ethics is a document that all REALTORS utilize in their practice every day.  There are many aspects covered in the Code.   These include duties to clients and customers, duties to the public and duties to other REALTORS.
In 2011, some new changes have been implemented to the code.  The first is that there can be no discrimination on the basis of sexual orientation.  For years, REALTORS have abided by the practice of not denying professional services to any person based on race, color, religion, sex, handicap, familial status or national origin.  Now, sexual orientation has … (49 comments)

Question: Can you show us some homes this weekend? - 06:33 PM

QUESTION:
Hi Rich. I found you on the internet and was wondering if you could show us some homes this weekend? We already have a Realtor but she’s going to be away.
ANSWER:
The short answer is going to be no, but let me explain a little bit. First, Realtors abide by a Code of Ethics and it could be a violation of that Code if I showed you homes, knowing that you're already working with an agent. Second, Realtors don't get paid by the hour, we only get paid a commission, when a house sells. I can only assume … (47 comments)

Staging? Too much of a good thing? - 09:18 AM
As we know, staging, or organizing a home's furnishings to show off its best features, can take ordinary and ugly spaces and turn them into beautiful and appealing places.   Savvy sellers know that in this market, they MUST get their home show ready to sell.  By watching shows like HGTV, they have been educated on the need for it. They may call in a professional for consultation, but many times they have good ideas of their own.   I notice, however, when showing homes in a neighborhood where many homes are on the market, and which are all similar in age and floor plan, … (13 comments)

31 Day Challenge for January 2011 - RULES UPDATE
This has been quite the learning experience for me. I've never started a group before and I've never posted a challenge before. Especially nothing with Points involved! Here are the things that you need to know:
1. This challenge is about getting in the habit of blogging regularly. You are writing to whomever you have decided your readership is made up of.
2. It is NOT like the December challenge where you write about what you've done to create business. Not that you can't do some posts about that but … (151 comments)

How fast can you say IDENTITY THEFT? - 12:54 PM
How fast can you say IDENTITY THEFT? Here's a heads up for another way people are trying to steal your online identity.
As you may have heard, Facebook is now the #1 most visited site - surpassing even Google in page hits.  So when a friend posted what looked to be a silly little video on my wall, I sure wasn't surprised.  People do that all of the time.
But here's where it gets interesting.  This was the Facebook post:

When you clicked on it, you got what looked to be a regular Facebook log-in screen.  If I had actually … (20 comments)

“This is BS, I’m going to use someone else?” - 05:26 PM
"All I gave the lender who did my mortgage the last time was my social security number and I signed my docs the following week. Now you want my last 2 years tax returns, this is ridiculous! I'm not giving you one more piece of document. Can't your underwriter see I have an 800 fico score and $500K in the bank, oh and I'm putting half down. This is BS, I'm going to use someone else!"
This is an all too common question and reaction when we send our clients their list of needed items required in today's market to get … (32 comments)

How to create urgency with your buyers... - 12:57 PM
As real estate agents, we spend so much time looking for the perfect 3 bedroom, 2 bathroom home for our clients, that we may be missing the point.  They call us, tell us what they are looking for, then we become a computer in trying to find exactly what they are asking us to find.  Or we put them on some auto search, and forget about them completely.
They day that buyers bought homes out of impulse, or because someone else would steal their home, or because their friends are, or because the news is telling them to buy has long since passed...  … (158 comments)

What Do Those Letters Mean After an Agent's Name? - 03:43 PM

Q.  What do those letters mean after an agent's name?

A.  Most people don't give a second thought to initials following the names of medical doctors (MD), accountants (CPA), professors (Ph.D.), and nurses (RN) because we're accustomed to seeing them used.
Initials indicating membership in professional organizations and advanced training for real estate agents are less familiar, however, so consumers are not always sure what they indicate.  While it's perfectly okay for you to ask your agent about any unfamiliar terms, including the initials following their name, here's a tutorial to help you make sense of the alphabet soup … (53 comments)

It''s a new house, I don't need an inspection, right? - 01:30 PM

As an inspector I’ve often heard "I don't need to get an inspection, it’s a new house."  Big mistake, made by the inexperienced, most often young couples.  New construction is where the biggest problems exist.  The problem is not 'glue verses wood' or any other technological innovations.  Each technology selected is a working durable system and as long as it is fully implemented and integrated into the home construction it's fine.  The knowledge is there.
The problem arises from lack of supervision both in the architectural decision stages and the on site management.  It used to be the norm that a … (28 comments)

WANT GOVERNMENT (FANNIE AND FREDDIE) OUT OF THE HOUSING BUSINESS? Be careful what you wish for! - 07:27 AM

WANT GOVERNMENT (FANNIE AND FREDDIE) OUT OF THE HOUSING BUSINESS?  Be careful what you ask for.
The failure of the Government Sponsored Enterprises "GSE", were human failures, not necessarily failures of the mission of the GSEs.  Providing liquidity to real estate financing entities fuels the housing market and without Fannie Mae and Freddie Mac, the housing industry would experience a dramatic contraction.  Is that what you REALLY wish for???

Ten Things Home Buyers Will Simply Not Tolerate Right Now - 10:14 PM
Ten Things Home Buyers Will Simply Not Tolerate Right Now
Anyone who can open a newspaper knows that we are currently in a buyer's market.  If your home is for sale now there are some realities that you need to accept.
With the amount of inventory available and the fact that prices have dropped significantly, buyers are being very discerning about what they will put up with.  The number choices in front of them will lead them to greener pastures if a property does not click immediately.
In this environment buyers do not have much patience with any of the following:

I mean, don't get me wrong I also like coming closer to #1 for the Charlotte NC area. But those subscribers is what keeps the comments rolling long after your post has left the blog roll. Why Was THAT Post Featured? - 04:49 PM
Since the day we introduced the concept of a featured board, which would reside on the home page of ActiveRain, there has been debate over the merit of featured posts. In the coming months, I will try to give you some insight into why we selected certain posts to be featured. Each time, I'll try to give you some insight into certain styles of posts that you continually see featured, (like tutorials) and why we feature those type of posts.
I'll also try to find one post that didn't get as many comments (which may be indicative of the fact that … (117 comments)

Thriftiness ~ The New Little Black Dress - 03:12 AM

One of  two New Year's resolutions that cropped up on many a "Top Ten" list this 2011 was debt reduction.  A number of well-written articles have been written on the subject; a particular favorite of mine is Brett Arends'  Wall Street Journal article "Advice for the 'Poor Rich' ".  Spot on as our British friends say.  If you are serious about losing that financial spare tire, I highly recommend Mr. Arend's article as a starting point in your carrying cost weight-loss regimen.
But, as is usually the case, a somewhat tangent thought occurred to me.  Since thriftiness has now … (28 comments)

Well, I'm asking for it but here goes... (please comment and tell me I'm wrong... I can take it!)

Pretending to Enjoy Real Estate? Me too. - 11:55 PM
Sometimes I get tired of pretending that I'm enjoying the real estate business as it is today, I do enjoy the people I work with and the Colorado Springs Realtors who are also keeping the "face" and busting their butts but trying to keep the smile painted on and the upbeat inflection in my voice somehow has lost its sincerity behind the facade of the everything-is-going-to-be-ok mantra.
Being positive for positive sake is noble and likely good for business but what about transparency and being real when the chips are down. It's as though we Realtors are the Wizard of Oz, great and powerful as we stand behind the curtain of … (47 comments)

If You Had an Unexpected $5000 for Marketing and Wanted To Start Listing Homes-How Would You Spend it? Now is the time to branch out into something I have not spent a lot of time on recently. Listings. Whether I do them or have an assistant do them is not the point of this exercise. Why ActiveRain is so AWESOME! (No... its not Google Juice!) - 07:16 PM
Why ActiveRain is so AWESOME!
Everyone always talks about how wonderful activerain is. You know... Google juice, information, technology questions, friendships and relationships.
Those things are ALL true.... but for me it is about what the rain causes us to do!
If you ask anyone in love how they KNOW that they are loved, the answer almost always has something to do with how they are treated.
So... love is a action word.
We can say we love someone all we want... But if our actions do not support our words... the words mean nothing.

The Other Deep Water Dock Homes! - 04:46 PM
Deep Water Dock Homes!
Deep Water Dock Homes are some of the Most Popular Homes in Discovery Bay.  However, the secret is if you want a Deep Water Dock Home there are more affordable opportunities in nearby Bethel Island.

Bethel Island is more rural and the lots tend to be larger.  Boaters have told me it is also easier to get out to all the marinas and things to do in the Delta.  There are certainly not as many Deep Water Dock Homes in Bethel Island but the prices are lower and the slower pace and country living have a … (0 comments)

Property Taxes in California - Do the Math! - 05:01 PM
Property Taxes in California!
I get a lot of questions from people about what will their property taxes be after they purchase the home.  There is no one answer.  There are some complex issues that can arise, but I will give you the answer that will probably apply to 99% of the purchases.

PODCAST: ‘Let’s get to work’? Well after we party for a while - 12:32 PM

New Florida Governor Rick Scott, took office today. This is the man who spent $73 Million of his own money so he would be independent of special interest groups.

This is the man who ran with the slogan “let’s get to work”. But this is now the man that took most of the $3 Million bill for the inauguration from those very same special interest groups.

Why would he do this?

On today’s podcast I ask that question and more.

Cherish Wisdom - 04:19 PM

Cherish Wisdom, Stay on the Path of Wisdom, Stay Focused on Wisdom.
Solomon told his readers that wisdom is the most valuable possession someone can own. Wisdom will help you avoid sin and behave in a way that pleases God. How do you cherish wisdom? You cling to the truth, you obey His commands and do not abandon His teachings. You come as a little child, as a pupil and listen to the instructions of your Heavenly Father, such as you received from an affectionate parent.
Solomon is introducing to us the teachings that … (3 comments)

My Roommate Is a Horse! - 10:22 PM
It all starts with a pony ride.
Or a trail ride on vacation.
Or a one-time riding lesson.
Next thing you know, you've got a horse, and you're boarding it.
All of us who have horses in our lives know the next step.  You start thinking about the drive out to the stables.  You start imagining waking up in the morning and sitting at the breakfast table having coffee and looking out the window at your horse.
It's the beginning of the end.
Then come the questions.
How can I make this work?
Who will I have to go riding with?
