Since the beginning of the down turn in the real estate market real estate agents have been innundated with buyers who are looking for "a steal". Well, here's reality folks. It doesn't exist. You see, unlike securities whose value are based on future earnings, or collectibles, whose value is based on the scarcity of the item, real estate's value is based on other like kind products or in real estate parlance, comparable homes. I just finished reading a comment where a service provider (someone who provides services to others) made a comment that not only mocks, but disrespects the very public we are talking to. In the light of best practices we are talking mostly about residential inspections but I thought this unusual item deserves a mention.On a recent commercial inspection project I was performing I came upon a cool little device.This was a medical facility and this specific area was the family section that would be seeing many children.As a design feature they installed these guards on the doors to prevent children from sticking their fingers into the door jamb. I had the seller's email, because she and I had talked a few times about my possibly listing it earlier this year. How easy for someone to say toughen up or indicate that you need to have tough skin, when your make up is one of a gentle and very sensitive individual. I’ve been working with a buyer this week that is so mentally set on NOT purchasing a home at FULL LIST price that he has lost out on several opportunities already. Where is this mindset coming from? Someone in his family told him years ago to never pay full price on a home for sale. I have been working with this buyer since early this year.
