Why do Realtors and their Teams sell houses?  The reasons are as varied as the real estate professionals working in the field.  But here is the number one reason I hear from Realtors I have worked with over the years, and from members of our Team.

Since the beginning of the down turn in the real estate market real estate agents have been innundated with buyers who are looking for "a steal".  Well, here's reality folks.  It doesn't exist.
You see, unlike securities whose value are based on future earnings, or collectibles, whose value is based on the scarcity of the item, real estate's value is based on other like kind products or in real estate parlance, comparable homes.

Here you are, ready to close a deal, and you find out the asset preservations "handyman" didn't show up to install the carbon monoxide detectors. The contract says the detectors must be installed prior to close of escrow. Ruh roh.

In the light of best practices we are talking mostly about residential inspections but I thought this unusual item deserves a mention.On a recent commercial inspection project I was performing I came upon a cool little device.This was a medical facility and this specific area was the family section that would be seeing many children.As a design feature they installed these guards on the doors to prevent children from sticking their fingers into the door jamb.

This is certainly a tough business, and for those who have feelings that are hurt easily, it’s brutal.  How easy for someone to say toughen up or indicate that you need to have tough skin, when your make up is one of a gentle and very sensitive individual.

I find myself with less time lately and it occurred to me that there are a few  people I’ve reached out to, subscribed to their blogs and comment regularly.......who never reciprocate. I’ve been working with a buyer this week that is so mentally set on NOT purchasing a home at FULL LIST price that he has lost out on several opportunities already. Where is this mindset coming from? Someone in his family told him years ago to never pay full price on a home for sale.
