My First Authentisign Transaction Was Very Easy - 07:59 AM
Authentisign is now offered by my company (Long & Foster, Crofton MD) and MRIS (the regional MLS), so I decided to get off the fence and give it a try last night.  It was so easy!
A rental application had already been accepted by my client, the landlord, so I prepared the lease for signature.  All parties are local, but they have crazy schedules, so it seemed like this might be the perfect opportunity to try out my latest tech "discovery" - digital signature.

Managing Brokers Exam - 10:43 AM
As some of you know, I have been studying this summer to apply for my managing brokers exam. In Washington state this used to be called a brokers license but the new rules changed all "real estate salespeople" into brokers and brokers became managing brokers.
Having a managing broker would allow me to own my own company, manage a branch office or manage a team of agents. I don't know if I will do these things, but it certainly is nice to have options.

FHA Condo Certification Exception - 07:32 PM
A major concern with Condo's these days is that many Condo Complexes are no longer on the FHA Approved Condo List, because they did not re-certify with FHA before their approval expired.  As a result Condo owners are finding it difficult to sell their Condos, and Buyers are finding it very difficult to buy them.
If a Condo Complex is not on the FHA Approved Condo List, the Condo will not qualify for FHA or Connecticut Housing Finance Authority (CHFA) financing.  This leaves a Conventional Loan as the best remaining option.  However Conventional Loans are more difficult to do on Condos … (11 comments)

The leave are changing here in the Hudson Valley.  It is always a pleasure to see all the vibrant colors.  Having lived in areas where the change in the seasons was barely noticeable, I think I have a greater appreciation for this time of year.

Today, one of our agents was showing a foreclosed multifamily investment property to a potential buyer... it was listed with a brokerage that handles a good many foreclosed properties in that area...
When they arrived to view the property, which was being handled with a lock box, a van had just pulled up in front of the house, and the crew was banging open the rear door to get in... they were intending to remove all the copper from the house, from what the agent overheard. Short sales today across the board seem to be easier to process. But it's hard to lump all traditional short sales together as there are many types and varies of them. Some are easy, most are bears. As banks have realized the money short sales save them over foreclosures and as they have put the infrastructure in place to handle shorts, my job is a bit easier. That's not to say that their aren't difficulties with shorts because there are. Many times the 1st and 2nd lenders don't see eye to eye on how much one is to give/get from the other.
