A Great Time to Sell a House - 02:08 PM
Selling a house in this economy has its challenges. A seller must make a careful assessment of the pros and cons of their property before they put in on the market. One question that must be answered right from the start is establishing whether now is the best time of the year to sell. Generally, fall and winter are not the best time to sell a home, but due to the increase of foreclosures and short sales, there is an abundance of available homes to choose from, but with many of these properties it is truly buyer beware. The market is (0 comments)

My First Authentisign Transaction Was Very Easy - 07:59 AM
Authentisign is now offered by my company (Long & Foster, Crofton MD) and MRIS (the regional MLS), so I decided to get off the fence and give it a try last night. It was so easy! A rental application had already been accepted by my client, the landlord, so I prepared the lease for signature. All parties are local, but they have crazy schedules, so it seemed like this might be the perfect opportunity to try out my latest tech "discovery" - digital signature. Since Authentisign is integrated with the forms program for my company, I simply clicked "initiate e-sign" after (8 comments)
Have you ever wondered why a seller isn’t willing to show their home that’s on the market? As a REALTOR I see all kinds of things out in the housing market here in San Diego. This morning I was checking through some potential properties for a client and came across said situation. The only way that this particular seller is willing to show the property to my buyers is if they accept my buyers’ offer first. In addition to this condition there was no lock box with a set of keys for REALTORS to gain access without burdening the (3 comments)

Update on Lebanon Ohio School Tax Levy Election for November 8 2011 - 03:33 PM
Update on Lebanon Ohio School Tax Levy Election for November 8 2011 Chances are you're already made up your mind for the November 8th ballot. You're either firmly pro-school and you'll do what you've got to do to make it happen, or you're anti-levy, and that's probably all there is to it.
But if you're on the fence, or your mind isn't totally set for which oval to color on that ballot, perhaps the latest news from this week's The Western Star will help you make up your mind.
The current levy request is 3.78 mills, which equates to (5 comments)
Managing Brokers Exam - 10:43 AM
As some of you know, I have been studying this summer to apply for my managing brokers exam. In Washington state this used to be called a brokers license but the new rules changed all "real estate salespeople" into brokers and brokers became managing brokers. Having a managing broker would allow me to own my own company, manage a branch office or manage a team of agents. I don't know if I will do these things, but it certainly is nice to have options. Yesterday, after a week of cramming and taking lots of practice tests, I took my two exams. (7 comments)

FHA Condo Certification Exception - 07:32 PM
A major concern with Condo's these days is that many Condo Complexes are no longer on the FHA Approved Condo List, because they did not re-certify with FHA before their approval expired. As a result Condo owners are finding it difficult to sell their Condos, and Buyers are finding it very difficult to buy them. If a Condo Complex is not on the FHA Approved Condo List, the Condo will not qualify for FHA or Connecticut Housing Finance Authority (CHFA) financing. This leaves a Conventional Loan as the best remaining option. However Conventional Loans are more difficult to do on Condos (11 comments)

Agent showing buyer a foreclosed house, finds a crew removing the copper! - 03:29 PM
Today, one of our agents was showing a foreclosed multifamily investment property to a potential buyer... it was listed with a brokerage that handles a good many foreclosed properties in that area... When they arrived to view the property, which was being handled with a lock box, a van had just pulled up in front of the house, and the crew was banging open the rear door to get in... they were intending to remove all the copper from the house, from what the agent overheard. That would include the pipes, furnace liners, hot water boilers, and heating radiators, among other (9 comments)
Short Sales Today - 09:12 AM
Short sales today across the board seem to be easier to process. But it's hard to lump all traditional short sales together as there are many types and varies of them. Some are easy, most are bears. As banks have realized the money short sales save them over foreclosures and as they have put the infrastructure in place to handle shorts, my job is a bit easier. That's not to say that their aren't difficulties with shorts because there are. Many times the 1st and 2nd lenders don't see eye to eye on how much one is to give/get from the other. Sometimes the (1 comments)
