Foreclosure Sale underbid is Windfall for Sellers. - 10:12 AM
It creates an interesting situation when the bank underbids at the Sheriff sale by so much that the owner, who should be looking at a short sale, suddenly has equity in their house and it becomes a normal sale instead of having to get the banks approval. Sounds like great news, right? Why the banks would do this I'm not quite sure but they may think they have a better position of collecting by creating a deficiency judgement against the seller instead of having their losses forgiven by the 2007 Mortgage Forgiveness Act. I should say that I'm in Michigan where

RE/MAX Components' Grand Opening - 11:41 PM
Well, Last Friday was the day. We had a fabulous Grand Opening Celebration of our new state-of-the-art Fallston office and a great time was had by all in attendance. The wine was flowing, the crab cakes were tasty, and the flat screens were playing virtual tours (including 360 panoramas) of our office listings. Friends, Family, and Colleagues were there to help celebrate a truly grand opening and wish us all well. The Maryland blue crabs were seasoned and plentiful, the DJ was working the table, the hors d'oeuvres hit the spot, and the RE/MAX

"Thriller" at Tuacahn Ampitheatre~St George Utah~October 22-31, 2011 - 05:22 PM
"THRILLER" at Tuacahn amphitheatre in Ivins Utah is quickly becoming a Halloween tradition for many southern Utah residents and visitors alike. It's a great way to usher in the Halloween season and get in the mood for ghosts and ghouls! Odyssey Dance Theatre puts on a spooky spectacular of dance, music and singing as it pays homage to the stars of All Hallow's Eve. The two hour program includes haunting music, mystical dancing and eye popping special effects. There's a number performed by Frankenstein and his bride, mummies a plenty and lots of silly antics too. My family's favorite performance

I believe in... - 05:52 PM
I appreciate the invitation; I believe in the United States Constitution, I believe in small government and personal responsibility, I believe in letting the free market dictate price which will effect consumption and allow the consumer to weed out badly managed companies or products and services that have little value. I don't believe in government bail outs to anyone or any company - No One Is Too Big To Fail - the worth while pieces will be picked up by a competitor the worthless components will be dissolved. I don't believe in subsidies to Planned Parenthood or Church groups - advertise for

Farmer' Market - Nashville's Gathering Place - 08:07 PM
Nashville Farmer's Market, located at 900 Rosa Parks Blvd, Nashville, TN 37208, is a fun and educational experience for both adults and for children. There are the freshest of vegetables, restaurants (we saw Indian, Jamaican, Chinese, Mexican, and plain ole bar-be-que) and a grocery in the food court. There are also crafts, and flea market items. You will likely see someone you know. Our family ate lunch there this week, and we all went to our favorite food booth, and then met back at a big table to enjoy the food and the company. Our grandson checked out the tomatoes...... ........the popcorn.......

From the desk of Joe Kendall, Broker Associate with Sandals Realty. You have a choice of Realtor to help you successfully close your short sale. Book Smart Realtor ( CDPE ) or Street Smart Realtor (Years of Experience) You have a choice when selecting a Realtor to market and negotiate your short sale. There are many agents that have taken a class to pass a test and claim to be an expert ! It’s logo that states they are a CDPE expert ! I believe you would rather have in your corner

Trick-or-Trunk in Winnetka (Yes I Spelled That Right!) - 07:13 PM
Trick-or-Trunk in Winnetka (Yes, I Spelled That Right!) Have you heard about Trick-or-Trunk? I recently did and thought I would share a location with you if you are interested in doing this with your children. Admittedly, Winnetka and the North Shore is an area where children can safely trick-or-treat on Halloween. The hours are set early, usually ending before dusk and most parents accompany young children on their forays through the neighborhoods. But over the past twenty years or so, many people have soured on the concept of door-to-door candy raking, particularly if they live in areas with busy streets and

Help From Our Commander-in-DooDoo for Home Owners - 06:14 PM
ACan you believe it? Homeowners who are underwater with their mortgages are the new voting block our CID wants to get on his side. It is all about votes. Experts promise if Barry gets his way, we'll have another mortgage calamity down the road. What does the Enlightened One care. As long as he gets to bunk in the white house for another hitch. I gotta tell ya, I am not crazy about the field of candidates on our side. Who do you believe can beat Barry.

New Appraisal Changes in Effect – How Will They Affect Your Market - 10:47 PM
Another post on the changes in the appraisal system, but Donne has some specific definitions that I find very helpful. I've got three appraisals coming up on my listings and one of them is a high end remodel, so this will be useful. Via Donne Knudsen NMLS#249822, DRE#01364050 C2 Financial Corp. (Los Angeles & Ventura Counties in CA): On September 1, 2011, new changes to appraisal reports were implemented called the Uniform Appraisal Dataset (UAD). UAD was established to enhance appraisal data quality and consistency related to home values. These changes are now being applied to all appraisals delivered

With a Closing Gift, Sometimes Timing is Everything - 11:35 PM
Sometimes the timing of the closing gift is as important as the gift itself. It's been one of those transactions where it was impossible to know on which day the closing was going to occur. We had delay after delay due to the lender that my clients had chosen (the loan officer was a friend of theirs, not one I would have chosen, it was a big bank and things went a bit haywire in underwriting). My client had just given birth to her second child a month ago, her second child was ill and I had to inform her that

Craig's Crossroads - October 2011 - 11:51 PM
Craig Daniels hasn't been posting much lately as he was involved in a huge project that just ended. I'm reblogging this because someone may need his help and he certainly is knowlegeable. Summer vacation has ended, fall is here and the winter weather is slowly creeping up on us. The following 10 tips are here to help with preparing your seasonal vacation home for winter as you leave it behind until next summer. In Scottsdale Real Estate & Homes For Sale, A Great REALTOR® Can Do More Timing is everything as far as the current competitive real estate market is concerned. We have fewer Scottsdale homes for sale from the north to the southern parts of Scottsdale.
