Foreclosure Sale underbid is Windfall for Sellers. - 10:12 AM
It creates an interesting situation when the bank underbids at the Sheriff sale by so much that the owner, who should be looking at a short sale, suddenly has equity in their house and it becomes a normal sale instead of having to get the banks approval.  Sounds like great news, right?  Why the banks would do this I'm not quite sure but they may think they have a better position of collecting by creating a deficiency judgement against the seller instead of having their losses forgiven by the 2007 Mortgage Forgiveness Act.  I should say that I'm in Michigan where … (1 comments)

Well, Last Friday was the day.
We had a fabulous Grand Opening Celebration of our new state-of-the-art Fallston office and a great time was had by all in attendance.  The wine was flowing, the crab cakes were tasty, and the flat screens were playing virtual tours (including 360 panoramas) of our office listings. 
Friends, Family, and Colleagues were there to help celebrate a truly grand opening and wish us all well.

"Thriller" at Tuacahn Ampitheatre~St George Utah~October 22-31, 2011 - 05:22 PM
  "THRILLER" at Tuacahn amphitheatre in Ivins Utah is quickly becoming a Halloween tradition for many southern Utah residents and visitors alike. It's a great way to usher in the Halloween season and get in the mood for ghosts and ghouls! Odyssey Dance Theatre puts on a spooky spectacular of dance, music and singing as it pays homage to the stars of All Hallow's Eve.

I appreciate the invitation; I believe in the United States Constitution, I believe in small government and personal responsibility, I believe in letting the free market dictate price which will effect consumption and allow the consumer to weed out badly managed companies or products and services that have little value. Farmer' Market - Nashville's Gathering Place - 08:07 PM

Nashville Farmer's Market, located at 900 Rosa Parks Blvd, Nashville, TN 37208, is a fun and educational experience for both adults and for children.
There are the freshest of vegetables, restaurants (we saw Indian, Jamaican, Chinese, Mexican, and plain ole bar-be-que) and a grocery in the food court. There are also crafts,and flea market items.
You will likely see someone you know.
Our family ate lunch there this week, and we all went to our favorite food booth, and then met back at a big table to enjoy the food and the company.
Our grandson checked out the tomatoes......

Have you heard about Trick-or-Trunk?  I recently did and thought I would share a location with you if you are interested in doing this with your children. Admittedly, Winnetka and the North Shore is an area where children can safely trick-or-treat on Halloween.  The hours are set early, usually ending before dusk and most parents accompany young children on their forays through the neighborhoods. New Appraisal Changes in Effect – How Will They Affect Your Market - 10:47 PM
Another post on the changes in the appraisal system, but Donne has some specific definitions that I find very helpful.  I've got three appraisals coming up on my listings and one of them is a high end remodel, so this will be useful.

Sometimes the timing of the closing gift is as important as the gift itself. It's been one of those transactions where it was impossible to know on which day the closing was going to occur. We had delay after delay due to the lender that my clients had chosen (the loan officer was a friend of theirs, not one I would have chosen, it was a big bank and things went a bit haywire in underwriting).
