I received two calls today from my blogs about FEMA from local residents! It is a double edged sword since I am reporting and explaining bad news. August 16, 2011 the new FEMA flood maps became official. As of today, Wells Fargo customers are receiving their Flood Certification Notices. Others may be too. The new maps are now replacing the old and the perimeters are much, much different. Homes that once showed in the "safe zone" or the "C zone" are now showing in the "A zone". What does this mean? Redfin is causing quite a stir when they decided to start showing sales stats for agents in some of the markets where they do business......and not just their own agents, any agent that is a member of that MLS. Of course, it didn't go off without a hitch and we had posts on ActiveRain (and everywhere on the RE.net) that landed on both sides of the fence regarding whether they supported this move by Redfin. On Tuesday afternoon, off-duty firefighters and their families were picketing to inform Rialto residents about recent threats they have been receiving. We got a call from a co-broke agent to show one of our listings and we're happy to schedule it with our very cooperative sellers. The showing went well....and voila.....an offer appeared in our email...considerably below asking....with comments from the "Agent of the Seller" that according to comparable sales, she felt the offer was certainly fair and should be accepted. We are not the agents who price to sit We are not the agents who buy listings We pondered her comment.... We gave the offer to our sellers and wrote

Almost nothing in real estate kills a deal faster than the presence of mold in a house. I would suggest that what's happening with mold today is sort of like what happened to houses that had radon, years ago. Now we have standards that we follow, that indicate when remediation is warranted for radon. Mold is a different story. Buyers generally run away - as fast as they can - when they see mold.
