I received two calls today from my blogs about FEMA from local residents! It is a double edged sword since I am reporting and explaining bad news. August 16, 2011 the new FEMA flood maps became official. As of today, Wells Fargo customers are receiving their Flood Certification Notices. Others may be too. The new maps are now replacing the old and the perimeters are much, much different. Homes that once showed in the "safe zone" or the "C zone" are now showing in the "A zone". What does this mean? Redfin is causing quite a stir when they decided to start showing sales stats for agents in some of the markets where they do business......and not just their own agents, any agent that is a member of that MLS. Almost nothing in real estate kills a deal faster than the presence of mold in a house.
I would suggest that what's happening with mold today is sort of like what happened to houses that had radon, years ago. Now we have standards that we follow, that indicate when remediation is warranted for radon.
Mold is a different story. Buyers generally run away - as fast as they can - when they see mold.
