So, is this a gas line sediment trap or escape hatch?  You decide.
The features list in the house said, "Newly installed HVAC system 2011!"  All true.  And done professionally!
Judging from the duct work the previous system was quite old.  Replacing it was only smart.  And good for my clients!
The sediment trap is the longer section of black iron gas tubing that is sticking straight down.
It has been called by various names, and there are those who split hairs and say that only the term "sediment trap" is correct.  But still, it is what it is.

I showed my listing to potential buyers and then spent the next few weeks helping them prequalify.  They didn't seem so interested in my listing so I checked the inventory for any other properties that met their minumum requirements.  Then a few weeks later I received an offer on my listing from the same buyerswritten up by another realtor?  It was too low and my seller's rejected it but needless to say I was mad and wanted to send the buyers a not so pleasant email.  What would you do or say, if anything?

I had clients that purchased a home with me in September of 2008.  That was when the Government had a $7500 interest free loan with a 15 year repayment that they were calling a "Grant".  My clients are in contruction and have been in and out of work here in the state of Arizona and are currently needing to sell the home short or allow it to go to foreclosure.  
I had my title company do a title search on the property and HUD has put a $7,711.12 lien on the property.

Home sales in Apache Shores, a neighborhood in the Hill Country northwest of downtown Austin, were slow in September - or were they?  Only five homes sold in Apache Shores during September, but another 12 were under contract.
Granted that there are currently 42 homes for sale in Apache Shores, but with 5 sold and 12 under contract over the last month or so, that puts the community at just 3 months of inventory.

Total Sales - 236  (an decrease of 9% over September 2010)
 
Bank owned Sales - 102  which was 43% of all sales.
 
Short Sales - 52 which was 22% of all sales
 
Overall, distressed sales (Bank owned and short sales) made up 65% of all sales.
 
 
The lowest price home sold in Modesto during September 2011 was $34,000.
