I have heard rumors that some of the banks used their funds that were designated to help out the homeowners, to pay off their "bailout" money. Judging from the duct work the previous system was quite old. Replacing it was only smart. And good for my clients! Because of the recent floods parts of I-29 (our route to Omaha) was closed. The floods were gone but the highway was badly damaged and in need of repair. We kept hearing conflicting reports about I-29 being open or closed. The Department of Transportation's website didn't appear to be recently updated. Our clue was when they said there may be ice on parts of the road. It's been 80 degrees (75 comments)

I showed my listing to potential buyers and then spent the next few weeks helping them prequalify. They didn't seem so interested in my listing so I checked the inventory for any other properties that met their minumum requirements. Then a few weeks later I received an offer on my listing from the same buyerswritten up by another realtor? It was too low and my seller's rejected it but needless to say I was mad and wanted to send the buyers a not so pleasant email. What would you do or say, if anything? (70 comments)
I hear some agents complain about floor duty ALL the time. They joke that it's a great way to catch up on reading, making phone calls to friends & family, playing solitaire, etc. And I agree that it is a nice time to catch up on things.... like Blogging, Following up on leads, sending notes to my clients and referral network, researching current market stats, learning about the latest tech tools and all those other wonderful things that help my business.

I had clients that purchased a home with me in September of 2008. That was when the Government had a $7500 interest free loan with a 15 year repayment that they were calling a "Grant". My clients are in contruction and have been in and out of work here in the state of Arizona and are currently needing to sell the home short or allow it to go to foreclosure. I had my title company do a title search on the property and HUD has put a $7,711.12 lien on the property. Has anyone dealt with this before? HUD appears (36 comments)

So I have a confession...yes I am a virgin...A ReBar Camp Virgin. While there have been numerous opportunities, I've either had to cancel or could not make due to previous obligations. I am so excited to finally attend one. I think one of the things that really interest me is the opportunity to see many of the tech savvy REALTORS who will be attending who have been my friends off line and online. Not only see them but network and participate in a non-conference. Very exciting 2 me plus go back to my old stomping grounds!
Looking over the charts I've created in the past for homes in Orland Park, it has been evident since I started making them that there is a huge difference in the amount of homes up for sale in any given time period vs. those "lucky" sellers that received accepted contracts and those that made it to the closing table. The word "lucky" is used tongue in cheek because most of the sellers that have sold have used more than luck. They have priced their homes well, meaning those homes were the (2 comments)
I recently did a brief investigation on whether it was realistic to buy a personal residence in the Great Falls Virginia area at a courthouse auction in Fairfax County. I used the listings on RealtyTrac as a starting point and headed out to an auction one morning with the listings of interest that a buyer might have interest in. Home sales in Apache Shores, a neighborhood in the Hill Country northwest of downtown Austin, were slow in September - or were they? Only five homes sold in Apache Shores during September, but another 12 were under contract. Granted that there are currently 42 homes for sale in Apache Shores, but with 5 sold and 12 under contract over the last month or so, that puts the community at just 3 months of inventory. Homes sold or having gone under contract in September may have been a result of people wanting to get in or under contract before school started. With (0 comments)

But sometimes you hear about these new toys and think, well how would I use this. I think normally if I print something it is because I want it in my hands to use. The sales figures for Modesto California for September 2011 are in. The totals below are for single family homes sold in Modesto.
Total Sales - 236 (an decrease of 9% over September 2010)
Bank owned Sales - 102 which was 43% of all sales.
Short Sales - 52 which was 22% of all sales
Overall, distressed sales (Bank owned and short sales) made up 65% of all sales.
The lowest price home sold in Modesto during September 2011 was $34,000.

Mr. Jobs has had a history of cancer the last few years and when he stepped down as CEO of Apple Inc. earlier this year I think most people assumed it was over health issues. I have a client who had to use AMS Servicing as the company processing his HAFA Short Sale, and the delays that were a result of their negligence and incompetence caused his Short Sale Agreement to expire, thru no fault of his own.
