Federal pacific electrical panels and breakers, are they a fire waiting to happen? - 01:31 PM
I have seen a lot of Federal Pacific panels and breakers in homes I have sold. The inspector identified them and I have almost always asked the seller to replace the electric panel with a new panel or give the buyer a credit for the panel. This is just another reason why home buyers need to have an home inspection performed by a licensed home inspector. Safety first!!

Floor Time (or Opportunity Time) - How does your office handle it? - 03:57 PM
Hi Everyone. An age old problem has cropped up again in our office. Apparently they need people to cover floor again and the powers to be are asking (begging) for everyone to participate. Here's an excerpt of our most recent email from our office broker: "This is a plea to the agents in the office – the RE/MAX team is in need of people to cover floor. As you know no one loves having floor duty but it is a duty that reflects on us all. If there is no floor agent it is not fair to the secretary, to the (0 comments)

Southeast Michigan Short Sales- Why You Should Avoid Many Of The So Called "Short Sale Specialists" - 04:15 PM
Southeast Michigan Short Sales- Why You Should Avoid Many Of The So Called "Short Sale Specialists" I will preface this post with a kind of anti-disclaimer: If you have to sell via short sale, I DO NOT WANT TO LIST YOUR HOUSE. If you are a past client or a friend, I will list your house if selling via short sale is the best option for you, and you agree to my rules. So this post is NOT to get your short sale business. I have my own reasons for not listing short sales, one of them being the success rate to (24 comments)
Economic news, especially as it relates to Real Estate is not very positive these days, which is why when I run across an article that at least offers up hope I like to pass it on. That was the case today when I got an article e-mailed to me stating that the Chief Economist for the National Association of Realtors, Lawrence Yun, is predicting an increase in home sales for 2012. This breaks the pattern that I have been hearing all too much for the past several months, of a recovery not being in sight. Yun’s prediction is based on (36 comments)

1981 Verses 2011 - 12:16 PM
I was watching a video the other day and got some interesting stats. In this corner we have the champion, 1981. In the blue corner, we have the challenger 2011. You be the judge. 1981 2011 Median Priced Home $66,400 $169,100 Mortgage Payment $828.00 $695.00 30YR Fixed 18.625% 4.625% Median Income $11,400 $40,000 Now is the best time in the 35 years that I have been in real estate to buy a house. Interest rates are at historic lows. Couple that with low home prices and higher incomes, and you can buy more than the median priced home. Based on the facts, (0 comments)
Aged Inventory Report - 01:11 PM
As one of the LLB's (Local Listing Brokers) for Pemco in the 2S region, it is part of my duty to market all HUD homes, not just the listings I receive. One of the ways we market HUD homes, is with video. http://www.youtube.com/ssrealtyfirst We will do a HUD home of the week where I pick a home that I believe is the best deal on the market. Another tool we get is the aged inventory list. This list is all the Pemco listings that have been on the market 90 days and longer. HUD will consider ALL best offers on these homes. (0 comments)
