Ever had a ‘short’ short sale? The very thought may bring rolling eyes, laughs of complete and total sarcasm or perhaps just a sigh. OR maybe it brings up a ‘Yes, we have!’ Well we had one albeit with some bumps at the end! We contracted a property to buy not too long ago which was short sale approved. According to Realtor Magazine a product of realtor.com, Fannie Mae and Freddie Mac will be implementing new short sale guidelines after the first of the year.  It appears that everyone involved in a short sale will be liable for “negligent or intentional misrepresentations in the transaction” and will have to sign affidavits stating that they are handling the transaction to federal standards. So lately I've been feeling like maybe my company and I are no longer a good fit. I've been with the same company since I started 7 years ago, and many of the reasons I chose it are still going strong today.

Last week, I made an appointment to show a listing in a very nice part of Pensacola.  The listing agent let me know up front that the seller was offering a $3,000 "allowance" to replace the handicap tub in the master bathroom, so I knew up front that we were going to have a few mental "hurdles" to get over on this one.

I just received an update from Donna Foerster's CarePage, and she is going home today!  She and her husband Rich still have a long road ahead of them, as she continues with her recovery with the help of a Home Nurse and family & Friends.  How wonderful that she will be home in time for the Holidays.

More Austin Neighborhood Pages - 04:48 PM
I have continued to add neighborhood pages to my Austin real estate website.  I am adding by region and today added a number of Dripping Springs Neighborhoods.  I also added a couple that are between Bee Cave and Dripping Springs with two actually straddling the county line.  As such, some of the kids in these neighborhoods attend Dripping Springs Schools and others attend Lake Travis schools.  One of the neighborhoods is West Cave Estates.

Landon Finally Found his Feet and is Walking - Video - 10:30 AM
Landon rolled over at the same time Alyssa did. Landon sat up a month before Alyssa did. Landon crawled a couple of weeks before Alyssa did... I assumed Landon would walk well before Alyssa did because he was cruising the furniture for months and months. Most babies only cruise for a month or a few weeks, but Landon cruised for about 4 months.
Alyssa walked 2 days before she turned 11 months.  Landon finally took a few steps on Nov 15, at 11 months and 15 days.

There are many ways to be an advocate while still presenting yourself as being a collaborator. The party on the other side of the table can leave "feeling" as if they have won or were able to reach a compromise when the reality is they accepted the exact terms and conditions we wanted them to accept.In my opinion, most of negotiating is about the presentation.My wife says I'm manipulative when the reality is I'm just an excellent persuader.   We hear it almost daily....when an agent wants to write a half price offer on one of our already well priced short sale listings...they know better how to price it....why their offer should be accepted by the Sellers and the bank....that the banks will take whatever they write...after all....."It's the Market...."....of course it is...It is the market where it is smart to observe, educate, learn and adapt to the conditions that are prevalent now...that were not a while ago.

As the market returns to normal here in Colorado we are seeing more and more people starting to inquire about a career in real estate. We are always excited to talk to anyone considering this exciting and rewarding field. But recently we have had to have a reality check with more than one potential recruit.

Joe Jackson makes a really great point about the difference in home values relating to similar homes that are located in different school districts.  I agree with his position!  We have experienced similar situations with appraisers and most have been willing to look at additional comparables that we have provided and most "get it" when they can see the difference in neighborhood values but they need to be able to support it with factual data.

    Like with most of my posts, I’d like you to take a step back and think as a consumer for a bit....
…Imagine you’re browsing Facebook on your own personal time, you’re not looking for a property, but you see that your local real estate agent is constantly posting his/her listings.  In fact, their entire Facebook Fan Page (or even worse, their personal page) is comprised of only their listings!!!  How likely would it be for you to stay as a “fan” of that agent?  Would that help them establish a personal connection with you?

Agents Don't Always Call With Feedback - 06:18 PM
As bad or sad as it may be agents just for the most part don't think it is worth the effort or realize how important feed back it to the seller. I am amazed at the agents  that will not even let the sellers agent know the little things that could lead to a sale such as a price reduction or concessions that the seller may give etc.
