My First Blog feels like the first day of school - 08:39 PM
So here I am, finally posting my first blog of many to come. (I hope!) It reminds me of my first day of attending new schools. The first day is always interesting. I always wondered what type of friends I would meet, how my teachers were going to be and of course, hopefully not do anything embarrassing!
Like the first day of school, I am anxious to see what type of response I will get from this blog and future blogs. I am also interested in finding out what type of people I will meet. But most importantly, I am (59 comments)
Watch Out for the Next Groupon or Living Social Deal = Price Increases - 10:30 PM
Watch out for the next Groupon or Living Social Deal. Merchants are raising their prices without you knowing it. Don't get me wrong: I love Daily Deals from Groupon's and Living Social. I would say we probably spend $100 a month on daily deals for various things that we never thought we needed. Groupon just went public. There are a lot of people questioning whether Groupon's are good for merchants. I question whether Groupons or Daily Deals are good for consumers. One of the consistent problems with Daily Deals from Groupon, Living Social, Amazon Deals, Google and FaceBook is that the merchant raises its (46 comments)
I've Looked at Cloud From Both Sides Now! - 11:55 PM
I am so proud to have figured out Cloud! Yesterday when I got my new i-Phone 4S, I decided to do a Cloud thing with my Big Mac, Little Mac, i-Pad and i-Phone. And it's a wonderful little technological advance that is certainly worth the hassle of figuring it all out. I started off with the Big Mac, and it just wasn't working. An error message accused me of messing with the settings so that it wouldn't work. Then I went to my i-Pad and told me I had to download something I could not find in the App Store. So (68 comments)
If you are Thinking of Buying a Los Angeles Home, Rein in your Holiday Spending - 03:45 PM
You are excited about buying a Los Angeles home and have been very good about keep your credit immaculate. However the holiday season looms putting yourhard work in jeopardy. Your shopping list sits in front of you beckoning. You are probably not going to pay cash for all those gifts, or write a check. You may open store credit, apply for a new credit card, or simply jack up your balance on your existing credit card. Too many enquiries on your credit in a short period of time is going to cause your credit score to drop. Simple opening a new line of (45 comments)
MAY THE FORCE BE WITH THOSE FSBO'S! - 08:30 PM
My little granddaughter, Annabelle, recently celebrated her fifth birthday. When asked what theme she wanted for her party she chose Star Wars! HUH?! Where did that come from?! Seems that Annabelle and her Mama have been playing Lego Star Wars in their down time and Anna has adopted the Star Wars cast as her new circle of friends. She has a bizarre crush on Lego Luke and carries on conversations with him all day long.
So, being the perfect (o.k., I’ll admit it is more like wrapped-around-her-finger) Nana that I am, I volunteer to create a Lego Star Wars cake. I (68 comments)

Most of us have had that experience of poor customer service from a city employee. Or a terminal wait on hold only to be disconnected. Or getting the run around on who is responsible for a problem in our neighborhood. Recently, the city added a section to their website asking for suggestions from residents on how we can make our city better. From Mayor Landrieu: We all know that the City needs to fundamentally change how we do business – we need to find strategies and initiatives that harness (19 comments)
Do You Ever Miss Your Clients Once the Transaction Has Ended? - 11:43 AM
Recently, I helped an older lady sell her north Austin home so that she could move closer to her family elsewhere in Texas. She was referred to me by an agent in San Angelo. He mentioned that she was recently widowed. I had a little trouble connecting with her initially, which was my own mistake. Basically, I waited an extra day to call her. By the time I did call, she was concerned that I might not want to help. Of course, nothing could be further from the truth. During our first in-person meeting, we really hit it off, and I (56 comments)
It seems like once every few months there is a brouhaha about featured posts. People wondering why their posts aren't featured, complaining about the same old faces appearing day after day. Do they ever stop to ask themselves why they aren't featured? The reason I started blogging was to draw business to my website, not to get featured. Along the way, I have been fortunate enough to get a few features. But getting a feature has never been the primary focus of my blogging. Now, I (79 comments)
Stay Out Of The Neutral Zone....Even Football Calls It An Infraction!!! - 10:59 AM
We are in a market as we have never seen previously and many agents who are new to the business are operating with methods that are contradictory to the true definition of "fiduciary relationship." We’re reading multiple posts about negotiating. This is one critical step in demonstrating that fiduciary relationship. Who do you represent? If you’re a listing agent, why would you compromise the seller’s position and negotiate a deal that was not “top dollar” for that seller. We must always maintain a position that reflects the “best interest for the client.” The sellers’ best interest may not be that (44 comments)
This morning the kids were sprawled on the floor with color crayons spread all about finishing up their masterpieces for a local coloring contest and I was chuckling at their creative genius. Little boy was absolutely mad at me when he asked what color Santa's house was and I suggested that it was whatever color he liked best. Apparently a mother is supposed to know what color Santa has on his home in the North Pole. Mind you... I have never given my children ANY reason to believe that there is a Santa Clause. Quite the opposite. Anyways... a little (24 comments)
This year has brought a definite change relative to first time home buyer motivations. Particularly here in Sacramento. Since mid summer, every single first time home buyer has expressed as their primary reason to buy, was to control their housing expense. While price was important, they are seeing the value in property prices knowing full well that prices may continue to adjust. Not so much about rates (they like the 4% or less range). But the plain old fashioned drive to lock in their housing expense (52 comments)
Cash Is King- Yes It Is!! - 11:58 PM
Cash Is King In South Florida! At the peak of the market there were hardly any cash buyers because financing was so cheap and easy to get. The cash sales back then were only between 10% and 19% in any quarter. Now that is not the case. We are seeing way more cash buyers than buyers who obtain financing for real estate here in Wellington which is part of Palm Beach County, Broward County and Miami/Dade County. 60% of September transactions were ALL CASH in South Florida. Many of these buyers are foreigners. fact, 1 out of every four real estate transactions in Florida (41 comments)

It's Your Choice -Place mats,Shopping Carts,Refrig Magnets or Google Ranking - 06:44 AM
The world of real estate is changing daily and in every aspect of the way we will conduct our business . I'm constantly reminded of this as I bump into agents who are trying to impress Gen Xers and Millennials with 8Track Tape Technology. While traveling recently, I stopped in a diner and while waiting for our order glanced at my place mat. It kinda reminded me of Hollywood Squares(but with no Paul Lynne to block)as it was completely full of boxes. Tucked away on there were two real estate agents. I set my coffee on one and spilled my jelly on (62 comments)

It seems they have now sent it to Apple to get it approved. It will then be offered on ITunes! Can you Say WOOOO HOOOOO! This is your beginning:

I need to pick up more buyers, what is the best method? - 10:04 AM
I need to pick up more buyers, what is the best method? It is getting close to the end of the year and I need four more buyer deals to close to hit our goal by Dec 31st. It doesn’t do any good to prepare a business plan each year if we can’t stick to it. Some of the things we are working on is a Renter postcard, Calendars to go out to our sphere with extra business cards in them and a note asking the people if they know of anyone in the market to buy or sell real estate, (177 comments)
What to do when business is slow? - 10:07 AM
You hear it this time of year every year in probably most real estate offices maybe more so in the Pittsburgh region. The market is slow and the bills keep coming. Yes it is true. In the Pittsburgh region, this time of year is usually slower than others. The kids go back to school, the weather takes a turn for the worse and holiday season is right around the corner. In my particular market of Peters Township in McMurray, September and October reported less homes sold in 2011 than in the previous two years. So for us in Peters Township, (66 comments)

Halloween TRICK or Treat? - 10:28 AM
Halloween TRICK or Treat? This year we had a Trick rather than a Treat when Halloween arrived! Saturday, October 29th, 2011 we had a huge snowstorm hit. We got over 18 inches of snow and lost power at midnight. Now, a week later, still no power at home! Local schools and gyms have been converted into shelters. The kids missed the entire week of school because of this snowstorm. They'll be happy to be back on Monday (I hope!). Check out this video I shot in my driveway of all of the branches and power lines down. Literally every (8 comments)

Turn Your Clocks Back One Hour... Day Light Saving Time

The first Sunday morning in November, the 6th at 2 a.m, is the time we "fall back". Might be easier to change them before you go to bed tonight. Please don't forget to set your clocks back one hour and return to Standard Time. Remember (10 comments)

Achieving a Milestone... Clearing 100,000 Points! - 01:49 PM
I came to Activerain about 5 or 6 years ago. The word blog was seldom heard then. I started writing here and there, posting the occasional comment, etc. Well it was about 3 years ago that I realized the power of the blog and of Activerain! You see, I got a listing because the seller did an online search, somehow found me on Activerain and since I was ranked as the #1 agent in my town, 80% of the sell job on her was done! That solidified my belief in blogs and the power of Activerain's SEO. I used to keep (2 comments)

Buyers Agents in Illinois Struggle To Show Their Worth Over A Listing Agent - Dual Agency - 12:58 PM
Buyers Agents in Illinois Struggle To Show Their Worth Over A Listing Agent Real estate in Illinois is an ever changing market, and to a degree an ever changing career. In the 6 years I have been selling homes in Illinois, I have seen some sweeping changes about how we as Realtors promote our services and properties for sale. The internet is quickly changing the old methods of direct mail and print advertising to web sites and online marketing. Some things are slower to change and buyers agents in Illinois still struggle to show their worth over a listing agent. What (9 comments)
