Father and Baby Pigeons in Colonial Williamsburg - 07:44 AM
Father and Baby Pigeons in Colonial Williamsburg
Dolores and I spent the Thanksgiving holiday in Colonial Williamsburg.  One of the special exhibits was the Powell House and grounds.  The pigeon keeper introduced us to the largest pigeons we have ever seen.  They are eating size pigeons, as the explanation went. In the coop, we saw a newly hatched baby pigeon under the watchful eyes of the proud father.  If you visit Williansburg, be sure to include the Powell House and the pigeon roost in the back yard.

Colonial Williamsburg Holiday Decorations - 08:42 PM
Colonial Williamsburg Holiday Decorations
Dolores and I always enjoy visits to Colonial Williamsburg.  The Thanksgiving and Christmas season is a wonderful time to visit and enjoy the holiday decorations.  All of the wreaths are made of natural materials and they follow traditional themes for the Colonial period in Virginia.  We took hundreds of photographs in the historical area.

Plan ahead for postage increase - 11:36 AM
Plan ahead for postage increase
Those of us who operate a business, whether real estate or otherwise, understand that sometimes things don't go well.  The Amazons and Netflixes and others like them have distressed many brick and mortar businesses that attempted to compete with them.  Some survived and some did not.  Anyone who has been in business for more than a few days understands that competition is nothing to be ignored.  Well, everyone but businesses connected with the government.
The US postal service has for decades competed with United Parcel Service in the package delivery business.  For most of those decades, … (2 comments)

Farmington MN 2011 home sales exceed 2010 totals - 12:43 PM
Farmington MN 2011 home sales exceed 2010 totals
Sold home totals in Farmington have passed the total units sold in 2010.  According to Regional Multiple Listing Service of Minnesota data, total homes sold in Farmington in 2010 were 382, and the year to date total is 390.  2011 has been a great year for both sellers and buyers in Farmington.
Sellers who price their homes close to market value are finding that there are sufficient numbers of willing and able buyers searching for homes in Farmington.  If you're thinking about a lifestyle upgrade that involves the sale of your home, all … (2 comments)

2011 December Blogging Challenge - December Fools Day - 03:04 PM
Not that all politicians are fools, but today was the day I designated to touch base with as many local government leaders as possible.  With many nearby cities pushing over the top in year to date total residential sales compared to all of 2010, it seemed a good time to spread the news.
My congratulatory notes went to the respective mayor of each city, and a group email to the rest of the city council with a copy of the note to the mayor.  With all the numbers floating around, the simplicity of "My city has had more sold residences this … (0 comments)

Are You Thinking Ahead For A Successful 2012? Step Outside The Box - 02:43 PM
Our current real estate market brings a great opportunity for change.  Reading blogs on Active Rain you can see hundreds of agents who are weathering the current market and finding success.  You can also see those who are struggling and wonder if they will be here in 2012.
In talking to agents around the country there is one common theme.  There are no guarantees about where the real estate market is going.  Some areas are seeing signs of recovery and others have a backlog of REO's that stretches on far into the future.  One of the things I've learned in real … (24 comments)

Crandall Run-A Small Lorton VA Community Close To Everything - 04:34 PM
The Crandall Run community offers 35 homes with lots ranging from ¾ of an acre to just over 1 acre. Built by Brookfield homes between 2003 to 2005, the neighborhood homes are large and offer owners plenty of privacy. 31 Days of December Blogging Challenge-On The First Day Of December My Clients Got From Me - 07:38 PM

It was perfect timing to have a new challenge for December to kick off the invitations I delivered today to my clients and neighbors.  For the last few years I was responsible for selling a 28 unit condo building in my neighborhood of Belmont Bay.  This summer the last unit went to closing and everyone has been so busy we haven't had time to celebrate.Today I delivered invitations to all of the new owners inviting them to a Holiday Open House next weekend.  It's a great chance for me to say thank-you and two of the owners have already referred me … (10 comments)

2011 December Blogging Challenge - Day 1 - 09:34 PM
I think the best thing that I did today to work toward more business next year was to read Deborah Byron Leffler's December Challenge post.  : )  Deborah has been very supportive of my efforts during my blogging career and even contacted me to inquire as to where I was when I stopped blogging for a while when my business was going so well that I didn't have time to work at developing more.
Now I have the inspiration to post at least five times per week to this group and be held accountable.  Thanks Deborah and Kerrie for giving … (0 comments)

Now THAT is a Squirrel of a Different Color! - 09:54 PM
Now THAT is a Squirrel of a Different Color!
For some reason, Cheshire Connecticut is home to a number of black squirrels.  No, they are not as common as our standard grey squirrels, but I know about four certain spots around town that I can watch to see the black ones pretty regularly.  However, I had never seen one up close and personal until a few days ago in my own yard!  I was working away at the computer when I happened to look up and see a squirrel much darker than normal--of course I grabbed the camera and took way … (14 comments)

2011 December 31 Day Blogging Challenge: Day 1 - 05:06 PM
I read Deborah's post about the 2011 December 31 Day Blogging Challenge and didn't even think twice about it.  I joined the group!  This makes so much sense to me that I can't not do it.
My coach, Nancy, has been after me to call my sphere and making warm calls is so hard for me!  I can make cold calls without a problem.  Even knocked on a door last week, but warm calls leave me cold!
So when I saw the challenge, I was so ready.  Now the theory behind the warm call, as I understand it, is to offer … (0 comments)

Day 1: 31 day December Blogging Challenge - 08:21 PM
I was so excited to start this challenge today. I've been getting organized over the last few weeks and I think it was to prepare me for this! Today was exceptionally productive considering I was home with my 2 year son all day. He was a trooper and let me take numerous breaks between playing and thank goodness for nap time because I jammed a lot of real estate into that timeframe. I was in contact over phone, email and text with attorneys, buyers, Prospects, agents and buyers throughout the day. Accomplishing many tasks: preparing for a closing, scheduling appointments for … (0 comments)

Major Improvement in Condo Financing - 11:30 AM
We got news yesterday that we now have a new solution for financing a condo that has a low Owner-Occupancy.
We can now do an Owner-Occupied or 2nd Home purchase up to 95% loan/value (with MI) and the % of owner-occupied units DOES NOT MATTER!
Previously, we were pretty hamstrung, with our investors and the MI companies wanting 50% Owner-Occupied or better.  But, we got one of our investors and an MI company to play nice with each other, and we have this new, awesome solution!
This has totally made my day, you see.  :)

New thermostat BLOWS MY MIND! - 11:45 AM
Have you heard about this new thermostat, the Nest?
Created by some of the same people that have brought you the, uh, well-received iPod and iPhone, this thermostat is not just product-degn sexy, it's smarter than most people.  The darn thing learns your patterns!  And if that's not enough, you can control it with an iphone.
I'm not going to review the product, mostly because I don't have one yet and that others have done a great job already.  So, here's the best article I've found:
http://www.wired.com/gadgetlab/2011/10/nest_thermostat/
Here's their cool video:

The downside?  It's backordered into January.  :(
