Help with a down payment With most lenders requiring borrowers to put down at least 20 percent as a down payment – unless using an FHA or VA loan, or purchasing mortgage insurance – the best holiday gift some people might receive would be help with a down payment on a house.

2011 December Blogging Challenge | A Day Off | Day 11 With Christmas just around the corner, my hubby and I spent the day shopping, We took the day off.
 
Tonight I'm working on my SFR designation and should have it completed before the end of the year.  I earned my CDPE designation a few years ago and the SFR designation is basically the same......at least I think so.
 
I believe designations help agents earn more by learning more and will continue to learn every year.

I did not want everyone to think that all we did yesterday at the Souto Xmas Get Togerther was sit around and sleep.  Most of the time we did have fun especially since some of us, because of distance, do not get to get together very often.
 
The ones that had the most fun, and who make these get together,s extra fun are the kids.  I think that all of us have more fun watching them then they have playing and opening presents.

Speechless Sunday-Buddha - 07:01 PM

 
This Buddha stands in majestic serenity upon a lotus pedestal. The tight flat folds of the lower ends of his robe are typical of eleventh-century work under the Pala-Sena rulers of eastern India. One of many pictures that I have taken on my visit the Washington DC Art Gallery. Lately I have become a big fan of Arts and Sculptures. In this season of celebrations and sharing, many organizations in our community are coming together to collect food and toys for donation to various charitable causes. 
The generosity of the people who partipate often goes unnoticed to most of us.  So this post is to recognize just a few of the local efforts that I know about first hand but there are many more:
Member of the Breakfast Car Club of Spring Hill collected toys to donate to Toys for Tots.

Today I had a Feng shui consultation in NYC Miller place Long Island.  This is going to be a multiple session consultation.  A lot of areas to cover.  But, I am very excited to see them get everything roiling and of course the final completion of their home.

For the month of November 2011 7 homes sold in Greenbrae (only 1 of which was a distress sale) for an average final selling price of $820,714.
The average original asking price of these homes was $840,571.
The range of final selling prices was from a low of $255,000 to a high of $1,450,000.

Dear Sellers, Talk to me before you do anything rash. - 10:19 PM
Sometimes sellers have to learn the hard way.   I had a listing a couple of years ago for a $20,000 less than what another agent had tried unsuccessfully to get for it.   I showed them the comparables that suppported the lower price and also the ones that a buyer's agent might use even at that price to bargain lower.   They were proud of all they'd done to improve it and knew to the penny how much they'd spent, so that was the best I could do.
