Might need to apologize to that Newbie - 08:39 PM
Hmmm, maybe I need to apologize to that newbie I was rough on the other day? The one that said there were too many boring posts scrolling by on the blog roll.Would I? Should I? I think I might need to & here's why! Scrolling through the blog roll today I saw the most extraordinarily odd thing. Bunches o' blog posts by the same person. I can't believe that this person posts this many listings per month. Get a load of these numbers people!December - 72 so far & it's still early.November - 472October - 439 (Must have been in the hospital that month

5 Reasons Why the Short Sale Seller Still Cares About the Price - 08:38 AM
There are quite a lot of short sales available in most markets around the country these days. Unfortunately not all agents and many buyers truly understand what's involved and how complex some short sales may be. Making an unreasonable offer can tie up the property for a long time while the foreclosure time clock keeps ticking. In this excellent post Tni LeBlanc from Santa Maria, CA gives some excellent information: Via Tni LeBlanc REALTOR® Santa Maria CA Homes Central Coast: 5 Reasons Why the Short Sale Seller Still Cares About the PriceThere is something about a short sale that makes some buyers

Diehl Killerz ~ Blue Lagoon... - 08:39 AM
Michael Thornton is an excellent Home Inspector and photographer from Nashville, TN. With a little humor he's starting a great video series about home inspection findings with a bit of humor. Great job! Via Michael Thornton - Nashville, TN area Home Inspector - 615.661.0297 (Complete Home Inspections, Inc.): Diehl Killerz ~ Blue Lagoon... Well after much much ado, Big Diehl, Flubber and the adventures of Diehl Killerz makes its debut. This and ensuing episodes were designed to make a parody of the serious business of home inspecting. Rent to Buy: How to Make It Work For Buyers and Sellers - 08:40 AM
Patricia Kennedy of Evers & Company in Washington, DC writes this great post about how to make a deal with a rent to buy contract work. Look over the conditions and see that it's constructed with inducements so that both the buyer and seller can get what they want. Via Patricia Kennedy (Evers & Company Realtors): When I first saw the house I bought, I was not yet in the market. I had great credit, but was a newbie Realtor® with a bunch of sales that had not settled yet. So in a few months, I would have a twenty percent

New Bulk Selling of REOs – How Will it Impact You? - 08:41 AM
Karen Rittenhouse of Greensboro, NC writes about a proposal for lenders to sell their bank owned properties in bulk to investors. This may be a quick way for the banks to dispose of distressed properties, but it will have some dramatic impacts on prices of the areas where this happens. Property owners in these areas will most likely be vey unhappy. What are your thoughts? Via Karen Rittenhouse (All Property Solutions.com): New Bulk Selling of REOs – How Will it Impact You? For those who aren't familiar with the term REO, it's short for Real Estate Owned and refers to

Home inspections. Are they worth the time? - 08:42 AM
Clint Mckie of Desert Sun Home Inspections Home Inspections in Carlsbad New Mexico writes a post that I really never expected to see. I find it difficult to believe that a real estate agent would not recommend a home inspection. In fact, I thought that most agents will try to convince the prospective home buyer just how important and necessary a home inspection is. Via Clint Mckie Desert Sun Home Inspections Home Inspections in Carlsbad New Mexico (Desert Sun Home Inspections/ Energy Audits): Home inspections. Are they worth the time? I know it's a silly question, but there are still Realtors out

Knowing What You Don't Know About Short Sales.... - 08:43 AM
I was floored when I read this post by Sally & David Hanson of Brookfield, WI. And that’s when I remembered about some other horror stories from the ranks of Short Sale Superstars. It’s unfortunate that every one wants a piece of the folks who can least afford it. Especially when they don’t have a clue as to what they are doing. Via Sally & David Hanson WI Realtors Luxury\Short Sale\CDPE\ABR\e-Pro\REDS (Keller Williams 414-525-0563): Including Short Sales in the practice of real estate should not be an area taken lightly...studied briefly or done occasionally. Do I Need a Realtor When Buying Real Estate? - 08:43 AM
Tammy Emineth of Ozark, MO is not a Realtor, but she works with many of them and is active here on Active Rain. She asks if someone needs a Realtor when buying a home? I like her answer to this, especially since it's coming from a more neutral party than one of us. Via Tammy Emineth (Personal SEO - Website SEO and Real Estate Marketing): Do you really need an agent or Realtor when you purchase property, or are agents just for selling? Many first time home buyers head out into the real estate world excited and a little anxious too. They

Every one looking for a property to make their next home is looking for that perfect place. Well, unless you have unlimited resources, it's probably not going to happen. Christine Smith from Canton MA does an excellent job of explaining just what you can expect: Via Christine Smith, Canton MA Buyer Broker & Attorney, 781.799.8313 (Buyers Brokers Only LLC - www.BuyersBrokersOnly.com): You May Not Find the Perfect House....But You May Find the Perfect Home Most buyers are limited by the amount of money they can spend. Super Staging Cannot Overcome an Overpriced Home ~ Get the thing priced right. - 08:45 AM
I'm a huge fan and supporter of staging for homes. I believe that staging, when done properly, can make a home far more appealing and attractive. This can make the difference on whether it sells or not. And, often it can generate a higher offer than would otherwise be made. But, in this market staging will not make a home sell for much more than market value as Judi Barrett from Idabel, OK writes in this post: Via Judi Barrett~Integrity Real Estate Services~Idabel, Oklahoma: Super Staging Cannot Overcome an Overpriced Home ~ Get the thing priced right. For one reason or

Selling Your Murfreesboro TN Home? Make Sure It Is Easy To Show! - 09:39 AM
Showing Murfreesboro TN homes to buyers has always been something I really enjoy! Some agents prefer to focus on listings and work with sellers, but I have always enjoyed working with both. Working on both sides of the fence lets me see things from both perspectives. I use this insight when marketing my listings and it helps ensure I do everything possible to get my listings sold! One of the most important steps to selling your Murfreesboro TN home is to make sure other real estate agents can show it to potential buyera! If you want to sell your home you

Are Rental Homes an I.D.E.A.L. Investment? PT.2 - 10:45 AM
Are Rental Homes an I.D.E.A.L. Investment? There are a lot of investment options available for us today. Stocks, bonds, mutual funds, gold, silver, annuities, etc can all be a part of a solid retirement plan. Some people may claim that I am biased, and maybe that is so. However, I firmly believe that rental homes are an I.D.E.A.L. investment and should be included in every retirement plan. Over the next several post I will discuss why this is so and give you some ideas to help you with your real estate investment planning. Keep in mind that there are

Agent Bonus - Bait, Bite, or Bull? - 11:10 AM
Agent Bonuses?? Bait, Bite, or Bull???? I say BULL!! The listing broker who offers a bonus, in addition to the co-op fee, is often causing a lot of angst between the selling agent and their broker. ALL COMMISSIONS, BONUSES, CO-OP FEES, ETC. MUST BE PAID TO THE BROKER. Unless there is a special agreement in the agent's Commission Split Agreememnt with their broker, THE BONUS IS SPLIT BETWEEN THE BROKER AND AGENT JUST AS IS THE COMMISSION OR CO-OP OR FEE. One thing that irks broker, and it should is the listing broker that offers a very low co-op or fee and
