Long Branch Council Chooses Design For Pier/Ferry Project - 08:53 PM
Long Branch's pier/ferry project is inching along, and may still be years away from being built, but the council took a neccesary step for its construction during Tuesday night's council meeting.
The Long Branch Council settled on a final design and opted for the "shaped" pier, which is a curved "L" shape. This also scheme forms an extension of Laird Street, with a stairway at the pier's end which will provide beach access, according to the Pier Charette Report.

2011 December Blogging Challenge, December 18 Post 16 - 12:58 PM
Systems. We all have them. We create them for different reasons. Some are set it and forget it. A good example of this is the automated drip e-mails that I send to IDX registrants that don't leave a phone number. This morning I reviewed the entire sequence and did some tweaking. I even loaded some into another piece of software that is purportedly 'mobile friendly' and then tested both platforms on my Droid. Sticking with the tried and true (using my Point2 site drip) rather than migrating.

The Las Vegas valley is a lot bigger than many people realize. With a population of just under 2 million, it can take 45 minutes to drive from one side to the other if traffic is favorable. Henderson is Nevada's second-largest city at 277,502 and covers roughly one quarter of the valley.
On day 2 I set a goal of earning $120,000 in 2012, and figured out on day 4 that I would have to sell 23 homes at $200,000 to achieve it.

Slice and Dice - 2011 December Blogging Challenge: Day 9 - 04:34 PM
Yesterday I learned that there were over 400 listings within five miles of my office with prices of $200,000 or higher. That's my targeted price point for 2012.
Today I'm zeroing in on that area and really breaking it down:
Which subdivisions have the most listings? How many listings are short sales or REOs? What are the gated and guard gated neighborhoods? Which homes are in golf course communities? How many homes have pools or lots larger than 1/4 acre? Are there neighborhoods that do not have HOAs? By doing the research to answer these and other questions, I'll be much … (3 comments)

Content Calendar - 2011 December Blogging Challenge: Days 10 and 11 - 08:39 PM
Weekends were made for football, so what better time to use the game plan metaphor and start work on my 2012 content calendar. With my primary target area and price point defined I can now begin to think about online marketing. This goes beyond blogging to include Facebook, Twitter and other sites.
I've always been a numbers person, so spreadsheets and market reports come easily to me. I also love to take photos but have underutilized that interest lately. Here are some of the topics I'll be writing about in 2012:

Photo Focus - 2011 December Blogging Challenge: Day 12 - 10:06 PM
Over the years I've taken thousands of photos with my digital camera. Add a few hundred more from the 8 megapixel camera on my Droid Incredible and it's a huge library of images. The problem is that I don't know exactly what I have.
I'm going to post more photos in 2012 -- not just on blogs, but on other social media sites like Facebook, Twitter, and Flickr. To make that process more efficient, I'll be using Picasa to tag, organize and share my shots.

Inbox Zero - 2011 December Blogging Challenge: Day 13 - 11:00 PM
I'm not happy to see that my email inbox has ballooned up to 480. Some of these are from subscriptions ("enter your email address for the latest tips"), some from builders and developers, some were quick questions, some are current clients and prospects. Almost all have been read and responded to, but still they sit in the inbox.
A couple of years ago I watched a video by Merlin Mann called Inbox Zero in which he shared his ideas on email management, but I never implemented the system. I'm taking a second look now and hoping that "Delete, Delegate, Respond, Defer, and Do" … (2 comments)

The Problem With Writing Hyperlocal Posts!  If you follow us, you know we write MANY posts about local events, organizations and things of interest.  There's a LOT of value in that for us, although it may not lead to enormous amounts of phone calls from interested buyers and sellers for Warren County homes (at least not yet). Do you have memories from your childhood from holiday times?  I do. 
I remember my Mom baking every weekend.  My Mom baked every weekend anyway.  My Dad loved home made cookies and we always had to have some in the house for after dinner and for tea time.  But, Christmas was special.  My Mom made freezer cookies in different flavors, fruitcake, what she called Marshmallow Delights and sugar cookies with special decorations.  My Mom was a great baker.  I never really considered her to be a good cook because she couldn't make anything without a recipe whereas … (6 comments)

November Ozark 2011 Real Estate Market Report | Ozark Mo Homes | Missouri Market Report I've lived in Ozark Missouri for the past 30 years and have seen lots of progress.  Our community is located 6 miles south of Springfield Missouri off of Highway 65 in Christian County.  Our home prices average $130,000, which makes home buying very reasonable.  As you can see from the numbers below, most of our homes sell below $200,000.
Ozark Missouri currently has 237 homes for sale.  That equates to 7.4 month supply, if no new listings come on the market.
