Have the times changed!  I remember sitting in our Tuesday meetings listening to tips and tricks from all our veteran Realtors and questions was asked, "Should a Home Seller Get a Pre Listing Inspection?"  During the years of 2001-2007 the answer to that question could be debated.  I'm here to tell you that in 2011, there is no question in my mind... the answer is "YES, YES A SELLER SHOULD GET A PRE LISTING INSPECTION!"

     So, here is a point worth pondering.... Is your attitude worth catching by the people you meet?
Are you positive, up beat in the face of adversity or are you cynical and depressed?
Are you a good winner when you succeed or do you gloat and try to humiliate the opposition?
Should you lose, do you do so with grace or do you make excuses and accuse the other side of cheating or some other sort of misconduct?
Are people genuinely glad to see you or do they ignore you or become tense when you walk into a room?

Lately I've been seeing quite a few agents posting around the Intertubes about whether or not they should be on Facebook. Some say it doesn't work, some say they don't "get it", while others say say it's just a time suck. To a point, I'd say those are all valid concerns...but only to a point. I'd say that it doesn't work because you may not be working it effectively; there's a ton of info out there about how to use Facebook for business, and specifically for real estate. Pay It Forward: Kind of Funny - 12:08 AM
Well I was at Starbucks a couple of days ago. A very  nice older woman (she was probably in her mid 80's) had a bit of an accident and she dropped her coffee, purse and jacket.
There were about three sets of coffee buyers between me and the woman...and they just stood there and watched as she tried to bend down and pick them up.
I walked up and picked up her purse and coat. I gave the cup back to the coffee maker assuming he would refill her cup...but he did not. She thanked me and began to leave...I asked her … (11 comments)

Thanks for this really great post Bob...I have been trying to make this point for quite some time. I do not think the bonus points should be part of the deal...I would love to see free neighborhoods for a month or two...or money off adv. costs...but points...those you should earn by writing posts.

What Is Professional Responsibility? - 08:38 AM
As a home inspector in Connecticut I am a licensed professional service provider. There are many licensed trades and professions in my State, many of which are associated with people's homes. A license requirement means there is a defined amount of training involved in order to ply that particular trade or profession. A license also implies a higher level of skill and most importantly responsibility.
The license holder is held ultimately responsible for the work they perform. Lose the license, lose your livelihood.  In other words if you or someone working under your license screws up, you are held accountable.

In Ct it has been ground hog day since 12-26-2010; snowing today, tomorrow Saturday next Tuesday on, and on, and on and on. Mark Twain said "everyone talks about the weather no on does anything about it." People use bad weather as an excuse to do nothing - to be idle - the weather made me do it I mean do nothing. I thought we were in the age of technology cell phones, computers, emails, texting, life never seems to stop except for bad weather. Bitter Cold in Highlands Ranch CO, How Low Will It Go - 11:34 PM
Today was our full day of dangerously low temps, while we had a taste late yesterday and last night, there was no relief today. 
I never saw it go above zero.  When I awoke in the am, it was -13 in Highlands Ranch Colorado and I saw ranges that went to 0 - never above, but mostly saw -10 to -7.  Most schools throughout the Denver metro area were closed today, Tuesday due to the temps.  This storm is not about snow for us, that has been minimal.  It is all about the temps.

Much to the surprise of many of us, Craig was at the recent RESA conference in Las Vegas.  Just before I departed I read a comment from him that stated that we shouldn't expect to find the same guy as in his profile photo.  
So OK, I was on the hunt.

An empty room will look smaller and an empty house screams desperate to sell. Staging makes such a difference every time.
I stage homes on a weekly basis, and at the end of the day, I can stand back and look at a room transformed by staging, and say "Wow! What a difference!"  Barbara has seen millions of homes in her career and believes in the power of staging to increase its saleability and presentation.
