I am so excited I just received another email from a relative that has made me a beneficiary in his will - in his codicil no doubt.  I'm such a lucky gal as I seem to get one of these every few months.  Whatever did I do to deserve all this money other than have so many relatives that think so fondly of me.  Woo Hoo!

Designated Agency is what most clients think they are getting when they sign a listing agreement for the sale of their house. Clients usually believe that the agent with whom they sign is their representative. Designated agency simply means that other agents in the company do NOT represent the client. The client's representative is the person whose name is on the contract (listing agreement or buyer's agency contract).

More than half of existing-home sales in Las Vegas were purchased with cash in January, the first time that's happened here or perhaps anywhere else in the country, the president of Greater Las Vegas Association of Realtors said Tuesday.
The association reported that cash buyers accounted for 51 percent of January's resale activity, a percentage that has been steadily rising as Las Vegas emerged as one of the most affordable housing markets in the nation.

Foreclosure sales rise sharply in Las Vegas
Foreclosure sales bounced back to levels not seen since the "robo-signing" scandal that prompted lenders to call for a moratorium last fall, Discovery Bay, Calif.-based Foreclosure Radar reported Tuesday.
The number of Las Vegas homes sold to third parties on the courthouse steps rose to 388 in January, a 35.7 percent increase from the previous month, while 1,517 went back to the bank as real estate-owned, or REOs, up 43.2 percent, the foreclosure tracking website reported.

Nevada ranks second in U.S. in mortgage delinquency rate
Although data show that more homeowners across the country made their mortgage payments on time in the fourth quarter, Nevada was second in the nation in the delinquency rate.
The Mortgage Bankers Association reported Thursday that among the 50 states and District of Columbia, Nevada ranked first in foreclosures started and second in delinquencies.
Mississippi ranked first in delinquencies with a rate of 13 percent in the fourth quarter, the association said. Residential mortgage delinquency in Nevada fell nine-tenths of a percentage point to 12 percent. The delinquency rate excludes loans already … (0 comments)
