HOME SALES IN OHIO DRIVEN BY FORECLOSURES - 08:07 AM
1 in 3 homes sales in Central Ohio are distressed sales, according to Rick Benjamin, president of the Columbus Board of Realtors.   Dunning the 4th quarter of 2010, foreclosed homes in Ohio sold for an average of $76,611 while homes that were not foreclosed upon sold for $138,740, a difference of 43%
 
The National Association of Realtors stated that distressed sales account for 37% of all home sales.
While many of these homes are in the poorer neighborhoods, Central Ohio has seen distressed sales in more up scale neighborhoods like Clintonvile, Worthington, Dublin and Upper Arlington

Feedback on your listings is always valued.  However, there is a fine line when agents assume the role of an inspector, engineer or builder.  Unless you possess these credentials, it is wise to NOT interject your OPINION or act as if you are a trained professional in structural engineering, elecrician, builder, etc. concerning these things.

There are some very poor renovations being done and then sold as upgrades in homes.  The expression "Putting Lipstick on a Pig" (meaning that it is still a pig) applies in many cases.

Well the time has finally come for the Taypayer credit recipients to payback that $7500 incentive.
Not everyone has to pay that money back though.  Apparently only those who received the credit during the period of April 1, 2008 through July 1, 2009 will have to pay back the funds used to make their home purchase possible (or at least served as an incentive to buy).

Invisible improvements to a home.  That's what a potential Seller and I talked about yesterday.  He has a nice home - it needs a lot of cosmetic work - BUT he says - here's what I've done:

I met this lady in the Condo Association Manager’s office of high-rise condominium building in Daytona Beach Shores. The manager introduced me as an agent, who rents quite a few units in this building for the owners. The lady wanted to rent her 2 bdr/ 2 bath unit. It is furnished and she was interested in short term vacation rental.

Everyone remembers the Andy Griffith show, in NC it is a show that everyone must watch to be allowed to stay in the state. The show was about a small town sheriff that handles all the problems of the day with just listening. He does not carry a gun, does not chase the bad guys, and does not raise his voice. FHA's 203k rehab program has many benefits.  I'm an urban planner by training and see the great potential this program has to be a significant tool for rehabilitating much of Chicago's historical housing stock.   My historic preservation class at the University of Illinois gave me an appreciation for different housing architectural styles.  I grew up watching "The Cosby Show" and remember vividly the beautiful, sturdy Brooklyn brownstone they called home.  Chicago has an equally rich historical housing architecture which deserves to be preserved.  When people think of Chicago architecture, it is easy to picture its grandiose skyline, but Chicago also has … (17 comments)

WordPress Multi-Site 3.1 Who moved my SuperAdmin? - 07:21 AM
Here's a quick tip that might save someone several minutes of frustration.
If you use the Multi-Site function of WordPress to manage several different blog/sites for agents and properties; and if you recently updated to version 3.1 you may have been dismayed to find that Super Admin functions vanished from the left column of your dashboard.
It's OK.
Those functions are now "Network Admin" and they are accessed by a link in the upper right corner of the dashboard.

The last few day I have been working to remove “friends” from Facebook.  Somehow I has amassed almost 2500 friends over the years and I have made the personal decision to remove EVERYONE that is not somehow connected to me.  As I start today, I am sitting at 1893 “Friends”. This has been a very pain staking process. You must go to each profile and for me, I have to look to how it is I might know them and then make the decision to keep them as a Friend or not. Handmade baskets for closing gifts. - 04:41 PM
One of the things I love most about having a closing is that I get to let my creative side have some fun! 
Obviously this closing gift is not for a male, but I think most females would enjoy it.
I try to use a theme, either by colors or something else. I almost always get a couple of wine glasses and then go from there.
In this case, I found two wine glasses with Hydrangeas already painted on them so that was my theme. Had I not found these, I would have just painted something on a wine glass.
