Maximizing Your Inner Animal - Surviving Your Serengeti - 10:15 PM
It's been an interesting quiz and an interesting read. I think we could all use some time for a little introspection, and with the animal metaphors, we can maybe get a more clear picture of our nature. With all the pressures that surround the real estate business these days, too many agents are dwelling on their shortcomings. "If only I had been more aggressive, I could have closed that one." "If only I had been more persistent, they would have listed with me." "If only I would have planned better, I could have landed that client."
We need to stop beating … (4 comments)

Do you have a medical Power of Attorney? - 09:56 AM
Do you have a Will prepared? Do you at least have a medical POA?
In January the boyfriend of a close friend was in a motorcycle accident. It was a touch and go situation with the prognosis not being good. The estranged wife of 2+ years appeared at the hospital and insisted that they pull the plug and not bother trying to save him. Because the inevitable divorce was not quite finalized she had that right. She was also still the full beneficiary of his life insurance policy and her motives were very clear.
At the 13th hour it was discovered that he had completed a … (9 comments)

2nd position lien holders are killing short sale deals- my 10c on reform that should happen! - 06:31 PM

A year ago there were many agents that said "I don't do short sales", in this market I can't imagine that there are any that can still say that.

In Howard County, Maryland, the third wealthiest County in the USA, the economy has not been as cruel, yet there are 320 ongoing short sale transactions. 163 are active listings ranging from $77,900 to $1,080,000.

Recently I was fortunate to list a short sale that took just over 2 months from list date to settlement. A major part of that success was that there was only one … (0 comments)

There's an App for that... (Facebook Workshop in PHX) - 12:24 AM
The new buzzword for everything is that :there’s an App for that".
Overused fer sure!
I just setup two workshops using Eventbrite and as both deal specifically with Facebook I just had to bring them in somehow.
I could always share using the LINK function (and I did).  Great for immediate response and social reach but it falls down the wall as time passes.
I could setup an Event on my page directing them to the Eventbrite registration but there’s an inherent problem when you promote an event yet have event registration outside of Facebook.  Since Facebook allows you to say that you … (4 comments)

Surviving the Serengeti -- I'm a little of EVERYTHING? What are you? - 02:39 AM

Perhaps I'm the strangest creature on the planet, or maybe I'm a chameleon ready to adapt to any situation (or quiz).
I've been so intrigued with Stephan's quiz that I didn't take my first results as "accurate" and in the past 7 days I've taken the quiz 5 times.
I was a crocodile once.  I have to say the scaly ugly, not even remotely cute crocodile just wasn't what I wanted to be.  I read the traits, oh yes, I can see myself in them very clearly and the people who are fellow crocs I admire greatly for their … (11 comments)

Finally Friday - Honey Do's For This Week 7 - 01:26 PM

Here is this weeks Honey Do List

Luckily it's a short list today.  Here in Tracy, CA it's raining and cold. It's so cold that the weather forecasters are predicting snow in the area, including San Francisco.
In the unlikely event that it does snow, everyone is going to stop what they are doing to watch the snow float down from the sky.
Let's get these 2 quick things done, then you'll have plenty of time to snow gaze.
Remember if you take care of your house, your house will take care of you.

What can go bad on a short sale when you hire an agent that doesn't understand short sales - 02:28 PM

It always amazes me when I hear the stories of agents who talk about horrible short sales are. "Don't waste your time on a short sale", they tell homeowners.

"They are a waste of time. The lenders won't approve them and the process is horrible. The last short sale I worked on took 9 months", they say.

Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here.

This gives short sales a bad name. Homeowners mistakenly believe that a short sale is impossible. I am here to tell … (1 comments)

Oklahoma City real estate short sales and new government regulations - 12:52 PM
I was going to load a new video about Oklahoma first time home buyers but two recent webinars sponsored by CDPE about changesd in the HAFA program, the Department of the treasury enforcement on short sale fraud, and new marketing and disclosure requirements from The Federal Trade Commission about how wemarket as well as not charging clients upfront fees is very important. Fines for violations at $16,000 per occurence should get any REALTORS® attention doing short sales.
