Average rate on 30-year mortgage dips to 4.95% - 09:38 AM
The average rate on the 30-year fixed mortgage fell below 5 percent this week, as investors sought more Treasury notes amid growing tension in the Middle East.Freddie Mac said Thursday that the average rate on the 30-year loan slipped to 4.95 percent from 5 percent. It hit a 40-year low of 4.17 percent in November.

Experian adds rent payments to credit report - 09:42 AM
The Experian consumer credit reporting firm has added rent payment histories to its reports.Costa Mesa, Calif.-based Experian recently acquired RentBureau and is including rental payment data into its traditional credit file. It makes it easier for college students, recent graduates and immigrants who pay their rent on time to boost their credit scores.

Florida’s existing home, condo sales up in January - 09:47 AM
Florida's existing home and existing condo sales rose in January, according to the latest housing data released by Florida Realtors®. Existing home sales increased 14 percent last month with a total of 12,151 homes sold statewide compared to 10,702 homes sold in January 2010, according to Florida Realtors. January's statewide sales of existing condos rose 36 percent compared to the previous year's sales figure.Seventeen of Florida's metropolitan statistical areas (MSAs) reported increased existing home sales in January; 16 MSAs had higher condo sales.

Wood Destroying Organisms, Washington State - 09:34 PM
One of my favorite days, during the Bellingham Technical College classes, is the day that Dr. Dan Suomi from the Washington State Department of Agriculture takes a trip to Bellingham and speaks to the students.
In this photo he is holding a plastic rat, while discussing a proliferation of the furry creatures in the state. Rats are not wood destroying organisms, but they sure can be pests. Dan has great dignity and I must confide that the plastic rat is mine but he, Dan and not the plastic rat, has a sense of humor.

Tucson vs Phoenix Real Estate - 02:03 PM
When I see the national news about real estate in Arizona, Phoenix is always mentioned and Tucson not. There are big differences between the two markets. Phoenix is much larger than Tucson. The frenzy in the housing market was much larger there. The burst from the bubble is larger in Phoenix.

Unbelievable Banking Industry - 08:58 PM
It seems that there are a lot of red lights flashing, crossing arms are down, and no trains are coming. As banks are supposedly trying to pull out of the mess they created they continue to astonish me with their level of decision making, or lack thereof. I recall a story of a large Corporation, I want to say Nextel, over a decade ago allowed its employees to make decisions at the lowest level. Because of this a technician made a critical decision to lease a helicopter to repair a mountain tower before a blizzard devastated the area. He finished the … (1 comments)

I changed my static website, Charles Buell Inspections Inc, to a WordPress website in November of this past year---I have loved it since the day I switched over.  It is super easy to update and because it is a blogging website, getting fresh content onto the site is as simple as it is to post something on activerain.

Tacoma activity slows in February - 02:09 PM
Closed Transactions Month of February

Here are last month's statistics for North, Central, and South Tacoma. 
27% fewer homes closed this month than during the same month last year. 
 
The average sale was down 16%. Sellers accepted about 12% less than their original asking price.

Tacoma continues to be a buyers' market, but the trend is moving toward neutral.

Please note: we are comparing closings during this year's February and last year's February.
 
17% more homes closed in February this year.
 
Transactions closed three months faster.  The average selling price was less by 25 percent.   
 
Sellers accepted 26% less than they originally asked (the average sale price is skewed because of an unusually high number of $1M+ homes selling in February 2010).
 
There are plenty of homes in inventory at all price ranges ($170,000 - $4,275,000). Average asking price is $878,838, with half of the 157 homes … (0 comments)

We recently received a call from an agent in Calgary, Alberta that had someone in Toronto who needed to deal with a house near Ossington and Dupont. (As an Accredited Senior Agent) We are often contacted by now, out of town, grown children who now reside elsewhere in Canada. This agent asked about my knowledge of west Toronto neighbourhoods, my proximity to the listing, sales history and experience, number of current listings in addition to number of years in real estate. Freddie Mac has some immediate changes for refinances. - 01:08 PM
Effective immediately with Freddie Mac and it's underwriting enging, Loan Prospector (or LP), purchase money mortgages must be seasoned for 120 days from the original note date in order to be refinanced as a "No Cash-Out" refinance.  In many ways, this looks like a move to some of the benefits of the more favorable days of lending.  Also, Freddie Mac & LP requires verification of funds on all refinance mortgages.  This, however, is a more stringent requirement.  Funds are to cover all reserve requirements and cash to close.  Good tips for those who are refinancing to know.

Phoenix Valley Home Sale Stats - 02:17 PM
Maricopa and Pinal County as of writting this currently have 32,309 homes active for sale as reported by the local Multiple Listing Service. Of thos active homes for sale, 6,777 are Bank Owned Properties, HUD homes or Foreclosures. 9,382 are Short Sales or Pre-Foreclosures and 16,150 Traditional Sales. This means that about half the homes for sale in the Valey of the Sun are distressed properties!In January 2011 we saw a total of 6165 home sales which is down from the 6,842 that sold in January 2010.Of the homes that closed in the first month of this year, 2975 were Bank … (0 comments)
