I went to class this week that was put on by Western Title with guest speakers from a local law firm.  Something very basic, but what I did not think about before it was discussed at the class.  The discussion to which I am referring was about differentiating between the Trust Deed and the Note on a property and remembering how they are two separate things.  The attorneys were expressing concern that the banks might later have plans to come after people for deficiency judgements.  In the typical short sale, it is the Trust Deed or lien that is removed from … (4 comments)

I had a client ask me how a short sale affects credit, so I googled and found severa sites.  This was the first one and thought it was good article:

It is confusing figuring out what to do when sometimes banks say you have to be in arrears to do a short sale, whereas at other times you are told to stay current.  It appears that being in arrears and how far you are in arrears makes the biggest ding on your credit.

Both Single Family and Condo sales in Hawaii Kai were slow in February, with 7 home sales and 14 condos closed.  This compares to 2010 with 7 home sales and 6 condo closings.Single FamilyThe 7 sales ranged from $684,000 for a 3/1.5 in Koko Head Terrace to $1,600,000 for a 4/3.5 on a 10,613 SF lot in Kamehame Ridge.There were 2 sales in Koko Head Terrace, and three of more than $1,000,000.  These million-dollar sales were in NaPali Haweo, Spinnaker, and Kamehame Ridge.CondosThe low sale was a FA unit in Mawaena Kai for $448,000, 3/2 with boat slip, main level.  The high … (2 comments)

Bellingham Technical College -- Structural Pest Inspector Training - 05:58 PM
A Department of Licensing licensed home inspector in Washington state may report on rot, but if he or she is not also licensed as a structural pest inspector, that inspector is not allowed to identify or cite damage from wood destroying insects. And, in this damp state, we have lots of those -- carpenter ants, velvety tree ants, moisture ants, two types of termites and various wood-boring beetles. The home inspector, who is not dual licensed, who suspects wood destroying insects on premises must make a general statement suggesting that a pest control operator and/or contractor be hired to further evaluate the conditions.

Around and Around and Around your Meter goes and where it stops you won't know until you get your next electric bill.
                                                                          
Have you received your February utility bill? I bet it was pretty high since February was an extremely cold month. If you haven't received your bill just hold on you will.
Years ago we use to have Meter Readers, they would come once a month, chased by the neighborhood dogs, jump the fence and read your meter. Then they stopped that and we read our own Meter, you could pretty well estimate your usage, electricity was cheap … (12 comments)

I subscribe to the Electrical Currents Newsletter from the Washington State Department of Labor in order to stay “current” (no pun intended) with what is going on in the "electrical field" in Washington State.  It always has "electrifying tidbits" about what is going on with updates to the National Electric Code as they pertain to Washington State---as well as lots of other useful if not too "shocking information."
The newsletter always has a question of the month that is often times way over my head electrically, but that is fun to read nonetheless.
