A frustration with buyers! - 08:24 AM
Quite frankly, buyers frustrate me!  Has this ever happened to you (I'm sure it has)?  You show a home to a buyer that you are working with and they are very interested.  They point out some issues with the home during the showing(s).  They decide to write an offer and the offer is negotiated and accepted.
 
Drumroll please.......

Time for the inspection! 
 
After the inspection, they want to reneogiate the offer based on issues that they knew about PRIOR to writing the offer!
 
Is it just me, or does that seem terribly unfair and unjustified?

 At first glance, it looked like a Buyer Bonanza with an unusually large number of new listings entered the Sedona Verde Valley MLS market area yesterday, with 34 of the 45 new listings Residential, 2 Commercial (anyone looking for a building supply company?) and 9 vacant lots. Usually when there's that much new inventory on one day, it represents a bulk offering such as a subdivision of building lots. Yesterday-it looked like it was all over the board. ??? Or...did April Fool's day come late to Sedona???

More Goodies from the Healthcare Bill - 09:36 AM
I had another conversation with a doctor last night and found out about another interesting tidbit from the healtcare bill. It seems that all doctors are being forced to buy an electronic healthcare records keeping system that can cost upwards of $60,000 as a result of the bill. This is offensive in and of itself if you ask me but what's really bad is apparently they're being told that if they don't comply that they will be considered to be giving less than the standard level of care. I know what you're thinking.  The tax credit was LAST YEAR.  For most home buyers, that is true.  But some buyers are still eligible if they meet some special requirements.
Those who served in the military, certain Foreign Service positions or intelligence positions might be eligible for the tax credit if they served overseas for 90 days during a period between 12/31/2008 and 5/1/2010.  If that is the case, they would have to enter into a contract to purchase a home by April 30, 2011 and close by the end of June 2011.
