A frustration with buyers! - 08:24 AM
Quite frankly, buyers frustrate me! Has this ever happened to you (I'm sure it has)? You show a home to a buyer that you are working with and they are very interested. They point out some issues with the home during the showing(s). They decide to write an offer and the offer is negotiated and accepted.
Time for the inspection!
After the inspection, they want to reneogiate the offer based on issues that they knew about PRIOR to writing the offer!
Is it just me, or does that seem terribly unfair and unjustified? (21 comments)
Sedona Real Estate Market Conditions for Thursday, April 14 2011: Buyer Bonanza! - 03:34 PM
Sedona Real Estate Market Conditions for Thursday, April 14 2011 ????????? At first glance, it looked like a Buyer Bonanza with an unusually large number of new listings entered the Sedona Verde Valley MLS market area yesterday, with 34 of the 45 new listings Residential, 2 Commercial (anyone looking for a building supply company?) and 9 vacant lots. Usually when there's that much new inventory on one day, it represents a bulk offering such as a subdivision of building lots. Yesterday-it looked like it was all over the board. ??? Or...did April Fool's day come late to Sedona??? A closer look revealed (4 comments)

Summer Lake Park pictured above is perfect example and then there is another private lake surrounded by homes just north of Walnut Street near 124th. So, if you are in the market for a Tigard lake view property, but don’t want to pay millions like you would in Lake Oswego, check out Tigard a place you can call home.

More Goodies from the Healthcare Bill - 09:36 AM
I had another conversation with a doctor last night and found out about another interesting tidbit from the healtcare bill. It seems that all doctors are being forced to buy an electronic healthcare records keeping system that can cost upwards of $60,000 as a result of the bill. This is offensive in and of itself if you ask me but what's really bad is apparently they're being told that if they don't comply that they will be considered to be giving less than the standard level of care. This means that the worst doctor that you can find practicing medicine who (5 comments)
Ah, The Dreaded Inventory List ~ And What To Do When It's Not All There At Walk Thru Day? - 11:04 AM
Your LAKE ARROWHEAD REALTOR would like to share some local LAKE ARROWHEAD INFORMATION with you. I really dislike dread dealing with 'FURNITURE LISTS" when it comes to a home purchase. I mean, it's great when a seller decides to leave their stuff (hopefully, it's "good" stuff) for the buyers-to-be. And these lists are always written into the purchase contract (or should be). It usually works this way: Show the clients the home They go over the MLS print out you've given them (some people look more closely than others) They want to buy the place. We write it up On a (3 comments)

What If Forrest Gump's Momma Had Been A Real Estate Agent, Broker, REALTOR? - 07:25 AM
A simple, honest approach to life and having great success because of it made the Forrest Gump movie appeal to silver screen fans. Forrest's undying love for his Momma, his ability to trust, absorb and repeat, apply everything she taught him pops up through out the 1994 blockbuster movie. His intelligence might not have been off the charts, but his work ethic and ability to be in some pretty significant historical moments was uncanny (or very Hollywood). But what if Mrs Gump had been a real estate agent, broker, REALTOR and instead of Bubba Gump Shrimp, an empire in listing, peddling, selling (50 comments)

First-time homebuyer tax credit set to expire April 30, 2011 - 07:34 PM
I know what you're thinking. The tax credit was LAST YEAR. For most home buyers, that is true. But some buyers are still eligible if they meet some special requirements. Those who served in the military, certain Foreign Service positions or intelligence positions might be eligible for the tax credit if they served overseas for 90 days during a period between 12/31/2008 and 5/1/2010. If that is the case, they would have to enter into a contract to purchase a home by April 30, 2011 and close by the end of June 2011. There are certain advantages for those taking advantage (1 comments)
This House Blew That Only Chance To Make A First Impression! - 01:52 PM
What an incredibly important point to make. First impressions are crucial when selling in today's markets. No product makes it to the shelf without proper packaging. When the packaging is a mess - it hits the clearance bin. Is that where you want your listing (or home)? Via Patricia Kennedy (Evers & Company Realtors): A house in my neighborhood recently went on the market, and being the Crestwood expert, I ran right over to see it. Like many Washington, DC homes, it has several sets of steps leading from the sidewalk to the front door. And they look like this:
