Northwest Las Vegas Real Estate Trends
In March 2011, there were 815 home sales in northwest Las Vegas with a median price of $105,000. Of those, 618 were single-family homes with a median price of $125,625, down $3,375 from February but still up nearly $5,000 from the beginning of the year.
Here's a quick look at price, volume and financing trends in the northwest Las Vegas real estate market.
In 2010 there were a total of 6,438 home sales in northwest Las Vegas. This area includes everything west of Rancho Drive and north of Charleston Boulevard. The median sale was a 3-bedroom, 1590 square foot home with a selling price of $115,000.

In my latest post about the northwest Las Vegas real estate market, I reported on sales price, volume, and financing trends. Today we'll look at the different types of listings in that market -- REOs (bank owned homes), short sales, and regular sales.
Overall, we're maintaining about 3.4 months of northwest Las Vegas real estate inventory. On closer examination it shows that there are three distinct markets. Here are the current figures for northwest Las Vegas REOs, northwest Las Vegas short sales, and 'regular' northwest Las Vegas home sales.

Northwest Las Vegas Home Sales: Average and Median Prices - March 2011
Homes in northwest Las Vegas saw average selling prices decline 2.13% in March. The median selling price also fell back slightly from $129,000 to $125,625. The number of northwest Las Vegas homes sold is up 15.95% year over year, with 618 homes sold in March of 2011 compared to 533 sales in 2010.

Here Comes The Rain Again! It's been an April for the record books in the Cincinnati area. Day after day, rain seems to be falling. We've been fortunate, minimal damage and not suffering the tornado damage of our Southern brethren. But the rain keeps adding up. Warren County Ohio Foreclosure Update: Scheduled Sheriff's Sales through 6/20/2011
The latest numbers continue to demonstrate a stable foreclosure market for Warren County, although there is a SLIGHT upward trend over the most recent scheduled foreclosure groups. Three additional weeks of homes scheduled for foreclosure since the last update, with no weeks above 30. These numbers include a few smaller builders. We consider it a good sign that this segment is maintaining a low portion of the market.

44th Annual Towsontown Spring Festival is this weekend, starting Saturday April 30 from 10am until 7pm and continuing on May 1 and 1 pm to 7pm.
The Festival encompasses the entire Towson Core Business Area, the streets West of York Road and East of Bosley Avenue will be closed for the duration of the festival. A map of the festival grounds with identifiable parking garages can by found here. Garages are marked with a "P" for parking. The cost to park is $5.00 for the entire day. This fee is set by the county.

Cape Coral Florida offers wonderful gulf access homes and communities.
In the first quarter alone we noticed an upswing in the amount of higher end homes sellling in Cape Coral, Florida.
Comparing the figues to our first quarter of 2010 we see that properties over $500,000 in Cape Coral went from making up only 2% of the entire market (2010) to this year (2011) making up 12% of the total market.
We also saw an increase in our higher end, yet still affordable houses as well. Those houses selling between $200-500,000 went up from 16% in 2010 to 36%

Even the way she wrote the list is interesting. Number One has one point, etc.
The only point I did not see was that you would really REALLY want only one lender involved. A second loan out on the house has ruined MANY an otherwise "perfect" transaction.
