Perhaps no phenomenon in real estate is as much of a lightning rod for strong opinions as the Zillow Zestimate. Most agents I speak with hate it; I have had instances where looking it up has helped a deal and I have had clients walk from a deal because of it. The Zillow Zestimate has been the reason for sellers to feel under-priced or under-bid, and it has been invoked by buyers as the reason that they feel they overbid on a home. That's what Neil Young said back in the late 70s. I think Neil showed some great insight (doesn't he always). Rust, corrosion, oxidation, they all mean about the same thing, the insidious decay of metal.
I went to RE Tech South (RETSO) last week thinking I would come back from Atlanta and impress my friends with lots of conversations about the "next new shiny thing" and how we can dominate the market using it. Instead, I find that all I really want to talk about is a much higher level conversation about the relevance of NAR and the opportunity within the next 60 days to grab the destiny of the Housing Industry and effect change.
Everyone has their preferences...sometimes it can perceived by others as being a snob. I will be the first to admit that I am an ice cream snob. I prefer Coldstone Creamery and even though it is sooo much more expensive for one serving than an entire half gallon at the grocery store, my exasperated boyfriend knows that he cannot change my opinion. Whether we are choosing a pair of shoes, a color of lipstick or a belt that matches our shoes, we are all choosy about something. So why wouldn't you be this way about the largest investment you ever make? 
Things I've learned since joining ActiveRain
I've always liked this bookstore. The atmosphere, arrangement and smell remind me of the "bookmobile" that used to come to our neighborhood when I was a kid. Remember them? This place is exactly what you think of when you think of a great used book shop. Long rows of tall bookshelves, cluttered, dusty, books piled almost to the ceiling. It's packed with books, hardbacks, paperbacks, periodicals, reference books, magazines and a huge selection of romance novels. The organization here is a little crazy, but searching for a book is half the fun of visiting this shop. Just browsing in here is a great relaxing escape and I could … (10 comments)

It's now the third time in the last month that I've commented on this topic. I'm so frustrated with appraisers since HVCC has been implemented. 
I recently spoke to a realtor who said his biggest challenge is getting prospective homebuyers to pick up the phone and call him. Since the majority of his customers don’t buy the home that initially prompted them to contact him, it’s imperative that they gain quick access to his other listings to increase their likelihood of calling him directly.
Are you a Secret Agent……meaning that upon meeting someone they would not recognize you as a real estate agent? 
Do you calculate each move you make? In my mind, to calculate a move means to plan when and how it will happen. Everything in my business life is calculated. It's an important part of control.

I'm pissed. I closed escrow on Friday, April 1st. We were scheduled to close on Thursday - the last day of March. We had asked for a clearance on the roof permit, which had not yet been provided. On Thursday, tons of pressure was exerted to have my client accept a verbal guarantee that the roof company would take care of any issues the building department might find with the roof. Everyone wanted us to go ahead and close on Thursday without the permit.
The Seattle weather has not been cooperating much lately and any outdoor activity gets smashed by the next rain shower before one could leave the house. Saturday though looked promising and we took our chance. We decided on one of my favorite routes and the description will give you an insight why that is.
Like we all do, I write to 'expired' listings. I met a very nice young couple in November of last year. I never heard from them. I would drop off or mail updates on the market, and have been doing so religiously ever since... I had given them one price that I would list their home at - 4 months ago.... Their home had been priced $30,000 higher but they had no appointments, nothing. There had been no real marketing, no professional photographer. They said they didn't need to sell. Famous last words!
I received a note from an agent, here in the rain, telling me that she had noticed that I manage to snag a lot of featured posts. Despite the obvious method, of good topics/content, are there any certain groups you tend to post to or any other methods you engage in order to attract the fabulous flying finger of features?

It's 7:40 a.m. - Time to Get to RainCamp!Yesterday, it was a long day. Run around like crazy all morning finishing everything up, double checking that I had all the necessary stuff, then off to Dagny's to meet with the group driving to Atlantic City together. Long drive, strange traffic, a momentary panic about finding gas for the car.

My youngest daughter didn't like to read until 7th grade. Her middle school Language Arts teachers had a great way to encourage kids to read. Rather than force the kids to read certain books, the teachers told the kids they would read 10 books and they would choose them. The only catch was that the kids had to choose 2 books in each of 5 genres.
