The Ultimate Answer to the Zillow Zestimate - 11:22 PM
Perhaps no phenomenon in real estate is as much of a lightning rod for strong opinions as the Zillow Zestimate. Most agents I speak with hate it; I have had instances where looking it up has helped a deal and I have had clients walk from a deal because of it. The Zillow Zestimate has been the reason for sellers to feel under-priced or under-bid, and it has been invoked by buyers as the reason that they feel they overbid on a home. I once got so exasperated that I asked a client if a Zestimate ever drove them around Westchester … (122 comments)

Motivational Monday: Do the Doable! - 08:35 AM
Motivational Monday: Do the Doable!
do·a·ble (doo-uh-bull) adj. Possible to do: capable of being done; practical.
I answered the phone Sunday morning and a lovely gentleman informed me he is looking to purchase a house in southern Utah. Had I ignored the incoming call, he may have quickly moved on. I made myself available and may reap the rewards of a positive outcome.
Do the Doable:
Be Accountable for your business results. Doable. Turn problems into Possible solutions. Doable. Create Attainable short-term and long term goals. Doable. Surround yourself with Capable, positive people. Doable. Make yourself Available to clients and potential business. Doable. … (56 comments)

When That OPEN house is not for Sale - 12:03 AM
Even though homes are in "Active", "Back-Up", status, I call to make sure they are still accepting offers....
I was calling for status to see if homes were available and got a very strange answer...the agent on the other line told me that the home was just about to close but if I wanted to I could "Hold It Open"!
"Why", I asked?  She said, "Well I'm just being nice, this not in my area or I would hold it open, but since I am not I'm offering it to you".
"No Thanks", I said....and began to ponder the situation that … (55 comments)

Rain Camp Atlantic City - Intrepid Reporter - Monday Morning - 02:57 PM
Dateline Atlantic City.  I.R. here!
I have been making my way around totally undetected.  Nobody has recognized me!  It's possible they don't know I'm here.
Rain Camp has been very interesting.
Mighty Mo, well, this camera thingey, has been amazing!
It may be that this morning's meeting has contributed to a new scientific discovery.  It may be that this information has never been published before.
What do I speak of?
KNOWLEDGE TRANSFER!
I thought knowledge was transferred from a teacher to a student, or anyone interested in learning that received some bit of information from someone else.
This is apparently not … (61 comments)

Rust Never Sleeps - 07:42 AM
That's what Neil Young said back in the late 70s. I think Neil showed some great insight (doesn't he always). Rust, corrosion, oxidation, they all mean about the same thing, the insidious decay of metal.
Rust is caused by the usual culprit, water and moisture. If a component is designed to be in contact with moisture, it will be designed to resist water. However when the component is not meant for a damp or wet location, no such safe guards will be incorporated.
Electric service panels by and large are never meant to be in a wet or damp location. Sure … (49 comments)

Can I Fire My Realtor®? - 01:34 PM

Can I fire my Realtor ®
? If you retain my services to sell your home, the answer is "you betcha"...if you want to.
Here in the state of Maine, all listing agreements for the sale of property are between the seller and the real estate agency, not necessarily the agent directly.  When a seller is unhappy with the service they are receiving from their agent, they may need to negotiate directly with the agency to be released from the listing agreement.
Happily, the agency I am affiliated with, Keller Williams Realty Mid Maine, has no desire to hold sellers … (41 comments)

Now Is The Time For Greatness #RETSO Notes - 09:02 AM
I went to RE Tech South (RETSO) last week thinking I would come back from Atlanta and impress my friends with lots of conversations about the "next new shiny thing" and how we can dominate the market using it.  Instead, I find that all I really want to talk about is a much higher level conversation about the relevance of NAR and the opportunity within the next 60 days to grab the destiny of the Housing  Industry and effect change.
I am a second generation mortgage lender, my mom was a REALTOR for years, and I believe in Causation Political Action.  … (16 comments)

It's Okay to be Choosy! - 10:54 PM
Everyone has their preferences...sometimes it can perceived by others as being a snob.  I will be the first to admit that I am an ice cream snob.  I prefer Coldstone Creamery and even though it is sooo much more expensive for one serving than an entire half gallon at the grocery store, my exasperated boyfriend knows that he cannot change my opinion. Whether we are choosing a pair of shoes, a color of lipstick or a belt that matches our shoes, we are all choosy about something.  So why wouldn't you be this way about the largest investment you ever make?

Things I've learned since joining ActiveRain
It all started when I noticed that I got 100 points for logging in. I was an AR "lurker" for a while...oh, I would read the daily drop that would come in my e-mail each morning, but frankly, if it was a members only post, I would move on since I had to go through all that trouble of logging in..LOL One day I just happened to notice that I got 100 points for just logging in.....wow..really..100 points just for logging in?
This is when I became addicted to points, getting points, passing up … (107 comments)

Silver Spring Books - Funky Vintage Shop - Used, Out of Print and Collectible Books in Downtown Silver Spring - 06:22 PM
I've always liked this bookstore. The atmosphere, arrangement and smell remind me of the "bookmobile" that used to come to our neighborhood when I was a kid.  Remember them?  This place is exactly what you think of when you think of a great used book shop.  Long rows of tall bookshelves, cluttered, dusty, books piled almost to the ceiling.  It's packed with books, hardbacks, paperbacks, periodicals, reference books, magazines and a huge selection of romance novels.  The organization here is a little crazy, but searching for a book is half the fun of visiting this shop.  Just browsing in here is a great relaxing escape and I could … (10 comments)

What’s a Short Sale - 07:42 AM
Try Googling What is a Short Sale, and you’ll get over 6 millions links to informative websites.
So it’s no wonder many homeowners are confused about Short Sales, what they are and what they have to offer. With so much information and misinformation floating around, it’s easy not to know which end is up.
From all the hoopla, you probably surmise a Short Sale is something good and also something complicated. To separate the wheat from the chaff, you want the simplest explanation possible. An explanation that will help you decide if a Short Sale is right for you.
Here’s the … (64 comments)

Post HVCC! Where Have All the Good Appraisers Gone? - 11:13 AM
It's now the third time in the last month that I've commented on this topic.  I'm so frustrated with appraisers since HVCC has been implemented.
THE WHOLE PREMISE OF HVCC IS TO KEEP UNDUE INFLUENCE AWAY FROM APPRAISERS I GET IT.... BUT IT'S GONE WAY TOO FAR! If the government ever did what they are there for, they would never have to create new laws.  All they ever needed to do was prosecute crooks in our business.  They didn't and our industry and economy subsequently collapsed.  As a result???  U bet....maybe as a direct and proximate cause, or maybe not, but … (23 comments)

Leveraging QR codes for instant engagement - 05:45 PM
I recently spoke to a realtor who said his biggest challenge is getting prospective homebuyers to pick up the phone and call him.  Since the majority of his customers don’t buy the home that initially prompted them to contact him, it’s imperative that they gain quick access to his other listings to increase their likelihood of calling him directly.
When he saw some of the various ways QR codes enable prospective homebuyers to instantly engage with him, he realized the value right away.  While QR codes are great for bridging the print world with the Internet, the call to action on … (24 comments)

Are you the (shhhh) Secret Agent? - 04:50 PM
Are you a Secret Agent……meaning that upon meeting someone they would not recognize you as a real estate agent?
Our lifeline is meeting new people and converting leads from them when appropriate.
Here’s a short list of “Do you Do” Questions for you:
Do you wear your name tag? Do you frequent mass gatherings of peeps…i.e. Chamber events or Rainmakers) and reveal that you are a REALTOR? Do you become involved in your hobbies (quilting groups, sports groups, and church groups)?  Do people see you giving back and want to send you business as a result? In a group … (82 comments)

"It Takes As Much Energy To Wish As It Does To Plan"....Eleanor Roosevelt - 03:43 PM
Do you calculate each move you make?  In my mind, to calculate a move means to plan when and how it will happen.  Everything in my business life is calculated.  It's an important part of control.
I calculate how many postcards I'll mail in order to receive a certain number of phone calls.  Then I need to calculate how many of those calls should and must be closed.
On ActiveRain, I calculate how many posts I need to write each week in order to accomplish many goals.  First and foremost is the main objective of Google placement and also trying new … (96 comments)

Want to Make More Money? Become a 24/7 Real Estate Agent! - 11:40 AM
Want to Make More Money?  Become a 24/7 Real Estate Agent!
If you want to make more money as a real estate agent, you need more business.  And to get more business, you need to work more.  Come on, 24/7 is not unrealistic.  Who cares about your family?  Sleep?  Household chores?  To make more money in this industry you have to become super human.
Think I'm joking?  I'm not.  Maybe you don't have to be awake 24 hours a day, 7 days a week.  But you have to be working every minute of every day.  So how can you work and … (67 comments)

NO MORE RUMORS! Just the facts ... about down payment requirements - 07:59 PM

Okay ... I want to know.  WHO started the rumor that you need 20% down to buy a home?
Whoever it is, we need to get to them and straighten them out.  We need to educate them about the real opportunities that currently exist in the home buying market and mortgage lending today!  This rumor floating around is doing serious damage to our home buying market ... and it's scaring people.

    NO MORE RUMORS!

Sometimes Your Best Defense, Is No Defense. Roar. - 09:58 PM

Debe Maxwell, a dear friend of mine, wrote a post entitled Social Media Suicide. Don't Do It. If you've not read that post, I encourage you to do so because this post was inspired by that one. I want to share something with you all as it relates to the topic of Debe's post, and some of the remarks in the comment stream. As I read through the post, and several 100 comments, I realized how many people believe, with all their heart, that they should fight every attack, or perceived attack, against them. To lay it right out … (100 comments)

Don't EVER push my client to take on risk because you want your production credit THIS Month! - 09:49 PM
I'm pissed.  I closed escrow on Friday, April 1st. We were scheduled to close on Thursday - the last day of March.  We had asked for a clearance on the roof permit, which had not yet been provided. On Thursday, tons of pressure was exerted to have my client accept a verbal guarantee that the roof company would take care of any issues the building department might find with the roof.  Everyone wanted us to go ahead and close on Thursday without the permit.
But I wouldn't authorize closing until we had the roof inspection by the county and knew we … (49 comments)

Urban Hike - 02:59 PM
The Seattle weather has not been cooperating much lately and any outdoor activity gets smashed by the next rain shower before one could leave the house. Saturday though looked promising and we took our chance. We decided on one of my favorite routes and the description will give you an insight why that is.
The starting point was in Wallingford, Ashworth Ave towards the Aurora Bridge. Yes and everyone familiar with Seattle knows what happens under that bridge. A very strange creature has been sitting there for years, not moving, not really breathing just staring back at the constant flow of … (29 comments)

I Just fired you so why do I feel like I was fired? - 09:21 AM
Like we all do, I write to 'expired' listings. I met a very nice young couple in November of last year. I never heard from them. I would drop off or mail updates on the market, and have been doing so religiously ever since... I had given them one price that I would list their home at  - 4 months ago.... Their home had been priced $30,000 higher but they had no appointments, nothing. There had been no real marketing, no professional photographer. They said they didn't need to sell.  Famous last words!
I received a call 1 week ago - … (199 comments)

How "not" to get featured! - 02:28 PM
I received a note from an agent, here in the rain, telling me that she had noticed that I manage to snag a lot of featured posts.  Despite the obvious method, of good topics/content, are there any certain groups you tend to post to or any other methods you engage in order to attract the fabulous flying finger of features?
I wrote her back a note, and realized as I wrote this note, it might make a good post (hey, maybe even a FEATURED POST).  So here is my take on how I somehow manage to snag more than my legal … (92 comments)

Really? You're Wearing That For Your Open House? - 03:14 PM
Saturday was open house day for Will and I.
Since he was all set up in the home we were holding open, I decided to take a break and see what the other "open houses" had to offer.
As I was touring the neighborhood, I stopped at one home where the agent greeted me and invited me in.  The home was lovely..... the agent - not so much!
I was absolutely amazed at the way this agent was dressed!  I thought maybe she just arrived and was going to excuse herself and run to the restroom to change.  But no, she … (98 comments)

It was bound to happen -- I received a contact last week about buying a beach home!!!  Yippee, say's I!  It must be all that blogging I've been doing!  My little fingers are plum tuckered out from all this typing, pasting, moving pictures around, etc.  We'll just forget how tired my little brain is. Getting Kids to Read - 01:05 PM
My youngest daughter didn't like to read until 7th grade.  Her middle school Language Arts teachers had a great way to encourage kids to read.  Rather than force the kids to read certain books, the teachers told the kids they would read 10 books and they would choose them.  The only catch was that the kids had to choose 2 books in each of 5 genres.
I remember being forced to read books in high school like Lord Jim and Moby Dick.  What an absolute turn-off that was.  As a result I never developed a love for reading.  The teachers in … (4 comments)

Commercial Real Estate Market Report 4th Quarter 2010 - 12:48 PM
The commercial office vacancy rate stood at 18 percent at the end of the fourth quarter, capping a year which there was nearly 210,000 square feet of negative absorption, meaning that much more space was vacated than leased.
Will this be the bottom? Most likely we'll see a modest recovery in late 2011, if employers rehire.
Asking rents stood at $20.40 a square foot. The weakest market was Class C space, or older buildings, with vacancy at 19.5 percent. Premier Class A office space had a vacancy rate of 13.6 percent. (source: Wells Fargo)
