Speechless Sunday: My New Toy - 08:02 PM
These are some pictures I reinterpreted using an app I found for the iPhone called AutoPainter. It takes normal photos taken with the iPhone and makes remarkable paintings out of them in four different styles: Van Gogh, Cezanne, Frank Benson, and a style called Aquarell. I hope you find them as fascinating as I do! Daffodil:
Email Question: How Come the Seller is Not Replying or Countering Our Offer? - 02:37 PM
These buyers put an offer in at 75% of list price. I sat with them and showed them that the average area home sells for 97% of list price...and that an offer this low may anger the seller enough that they will not reply. They told me that they understood my advice but they are PROFESSIONAL NEGOTIATORS at their work and they know what they are doing. The Question: Jeff, We are a little upset that two days have gone by without a reply. We are wondering how come the seller is not replying or countering our offer? Picking a Broker When You Move is Harder Then You Think - 04:19 PM
I have been working in the sales and real estate industry for quite some time. I truly thought it would be easy to find a fit for me...and the style of business I like to do. My long distance move means I need to leave the broker I really like. Not So! If you are any good at what you do it is easy to find any number of companies that want you to come to work with them. They really do not interview you...you interview them. I have received quite a few offers...and each managing broker has a style they (0 comments)

Getting To Know The Neighbors - 08:24 AM
Moving into a new home is exciting and a little bit intimidating. New surroundings can cause some anxiety to well up in anyone. For example not knowing your neighbors. Will they be friendly or standoffish? Do they have a dog that barks incessantly at all hours? Or are they fun, friendly and inviting and own a cat. There are a few times every month during an inspection when the neighbors ease on over to see who's moving in. All the commotion of the home inspection always attracts attention. When you stop and think about it, new people moving in must generate (28 comments)
Supply is up, demand is down, still prices rise... - 08:41 AM
Supply is up and demand is down still prices rise. This current gas price escalation is giving me a feeling of uneasiness. Supply and demand is the primary force effecting the cost of anything. There is now an exception with this current upturn in gas prices. According to what I have heard reported on radio and tv news, consumption has gone down in this country for the past nine weeks yet the prices go up. Last year, despite obama's stiffeling of the oil business in this country, was the most productive ever according to a Fox news energy analyist last week. Somehow the puppeteers have found a way to (0 comments)
Women's Intuition... A Realtors Friend or Foe? - 05:43 AM
Women's Intuition... A Realtors Friend or Foe? Sometimes you just have to step back and see how things work! Women's Intuition is one of those things. As a male Real Estate Broker in Franklin NC, I spend most of my time working in the business with and around women. I've discovered that they possess a 6th sense commonly known as "Women's Intuition". It's the ability to "know" & "sense" things that no man could ever pretend to know or sense! You would think after being married for 36 years I would've caught on to this phenomenon much earlier in life, but NO! (3 comments)

Your WORD - It's Only as Good as the Paper It's NOT Written On! - 12:51 PM
Your WORD - It's Only as Good as the Paper It's NOT Written On! I spent my first twelve years in real estate working in a small, high end boutique firm. The broker loved to repeat, and was adamant, that : a contract is only as good as the paper it's not written on. Oral contracts are just that and nothing else, not even a contract really. So I'm taking a step back and analyzing a situation that I encountered this past week. A seller's verbal approval of our contract - my clients and I were told that the seller was (6 comments)

Winnetka Annual Spring Clean-Up Week is Here May 2 - 5 Piles of junk everywhere. Or at least piles of stuff since a lot of what Winnetkans throw out looks like it's very reusable. In fact, the quiet streets of Winnetka are fairly busy with people driving trucks arounds looking to make some good "finds." The village will pick-up just about anything except yardwaste, dirt, stone, construction materials or debris, logs, liquid and paint. Just pile your stuff on the curb and if the rehabbers and junkmen don't take it, the Village surely will. The village website says they (0 comments)

New Home Building On the Rise... - 06:59 PM
New home construction is picking up just in time for the spring buying season, according to the latest new home report from the U.S. Commerce Department. Builders broke ground on more new homes in March of 2011 than in the last six months. Another bright spot: Building permits, an indicator of future construction, increased 11.2% for the month. After a dismal winter performance, new home building bounced back 7.2% in March from February to a seasonally adjusted 549,000 units. The new home sector has faced hard times in recent years, competing against a flood of foreclosures and short sales (0 comments)
Up & Coming... Walkable Mixed-Use Neighborhoods... - 07:04 PM
Americans seem to favor walkable, mixed-use neighborhoods, with 56 percent of respondents preferring smart growth neighborhoods over neighborhoods that require more driving between home, work and recreation. That's according to a recent NAR study, called the Community Preference Survey. Walkable communities are defined as those where shops, restaurants, and local businesses are within walking distance from homes. According to the survey, when considering a home purchase, 77% of respondents said they would look for neighborhoods with abundant sidewalks and other pedestrian-friendly features, and 50% would like to see improvements to existing public transportation rather than initiatives to build new roads (1 comments)
