Speechless Sunday: My New Toy - 08:02 PM
These are some pictures I reinterpreted using an app I found for the iPhone called AutoPainter. It takes normal photos taken with the iPhone and makes remarkable paintings out of them in four different styles: Van Gogh, Cezanne, Frank Benson, and a style called Aquarell. I hope you find them as fascinating as I do!

Email Question: How Come the Seller is Not Replying or Countering Our Offer? - 02:37 PM
These buyers put an offer in at 75% of list price. I sat with them and showed them that the average area home sells for 97% of list price...and that an offer this low may anger the seller enough that they will not reply. They told me that they understood my advice but they are PROFESSIONAL NEGOTIATORS at their work and they know what they are doing.

Picking a Broker When You Move is Harder Then You Think - 04:19 PM
I have been working in the sales and real estate industry for quite some time. I truly thought it would be easy to find a fit for me...and the style of business I like to do. My long distance move means I need to leave the broker I really like.
Not So!

Moving into a new home is exciting and a little bit intimidating. New surroundings can cause some anxiety to well up in anyone.  For example not knowing your neighbors. Will they be friendly or standoffish? Do they have a dog that barks incessantly at all hours? Or are they fun, friendly and inviting and own a cat.

Supply is up and demand is down still prices rise. This current gas price escalation is giving me a feeling of uneasiness. Supply and demand is the primary force effecting the cost of anything. There is now an exception with this current upturn in gas prices. According to what I have heard reported on radio and tv news, consumption has gone down in this country for the past nine weeks yet the prices go up. Last year, despite obama's stiffeling of the oil business in this country, was the most productive ever according to a Fox news energy analyist last week.

Sea Turtle Season is here in Naples and Marco Island Florida - 08:45 PM
Sea Turtle nesting season is coming to the Gulf of Mexico and the Naples, Marco Island Area of South West Florida!

Starting in May when the water temps heat up, the Loggerhead Sea Turtles will return to the shores of Naples and Marco Island to nest.  The adult female sea turtles will next between May and August.  It will take 60 days for the hatchlings to emerge and return back to the warm Gulf Waters.
Loggerhead Sea Turtles are a protected species and their nests are monitored.

New Home Building On the Rise... - 06:59 PM
    New home construction is picking up just in time for the spring buying season, according to the latest new home report from the U.S. Commerce Department. Builders broke ground on more new homes in March of 2011 than in the last six months.     
Another bright spot: Building permits, an indicator of future construction, increased 11.2% for the month. After a dismal winter performance, new home building bounced back 7.2% in March from February to a seasonally adjusted 549,000 units.

Up & Coming... Walkable Mixed-Use Neighborhoods... - 07:04 PM
Americans seem to favor walkable, mixed-use neighborhoods, with 56 percent of respondents preferring smart growth neighborhoods over neighborhoods that require more driving between home, work and recreation. That's according to a recent NAR study, called the Community Preference Survey.     
Walkable communities are defined as those where shops, restaurants, and local businesses are within walking distance from homes. According to the survey, when considering a home purchase, 77% of respondents said they would look for neighborhoods with abundant sidewalks and other pedestrian-friendly features, and 50% would like to see improvements to existing public transportation rather than initiatives to build new roads … (1 comments)
