This is a quick one. In and out. They're rules I live by as a full time real estate blogger (part of my job description) going into the sixth year. (Of course, there's much more under the surface of these icebergs.)

PALM BEACH GARDENS HOME SALES BRISK AND HOLDING STEADY AS PRICES INCREASE 6% - 05:01 PM
Palm Beach Gardens homebuyers saw a price increase of about six per cent in April, 2011 compared with March prices while sales remained brisk.
The median price of a single family home in Palm Beach County increased from $186,500 to $198,800 as more than 1100 homes sold county wide in April.  It was the second month in a row that sales topped 1100 for a month, indicating the real estate market may be starting to emerge from years of sluggish sales and declining prices.
Condo prices in Palm Beach County saw an increase of about eight percent while sales dipped slightly.

I couldn't believe it when I heard his say that. Does it even make sense?Are there that many people invested in oil that it would be healthy for everyone else to dig deep to get to work, school, and stay home during vacations?
I find the phone rings more when the prices are lower. Real Estate all over West Michigan moves better when the price of fuel is lower. People come from all over to enjoy our fabulous beaches and rivers. Waterfront is a large draw for tourism. We have some of the best beaches on Earth!

Wilmette IL Real Estate Market Action Report May 2011 - 09:34 AM
Wilmette's April Property sales were 23, up 21.1% from 19 in April of 2010 and 9.5% higher than the 21 sales last month. April 2011 sales were at their highest level compared to April of 2010 and 2009. April YTD sales of 80 are running -8.0% behind last year's year-to-date sales of 87.
 
The Median Sales Price in April was $522,500, down -6.7% from $560,000 in April of 2010 and down -3.2% from $540,000 last month. The Average Sales Price in April was $565,052, down -34.5% from $862,984 in April of 2010 and down -9.3% from $623,148 last month. April … (0 comments)

Every year, around the same time, in Rising Sun, Cecil County, Maryland the SunFest is held. For those of you who have never been to Rising Sun, Md. it  is a town you could miss in the blink of an eye. There is literally, one stop light int he middle of town, at the intersection of Main Street.

Great and Funny True Story in Amherst NH Real Estate Sales - 07:48 AM
A while ago I had an offer come in on one of my Amherst NH homes for sale.  The sellers were older and it was very clear that he drove in this relationship.

 
I called Mrs. Seller and asked if I could come over and discuss the offer with them.  She asked me what the buyer did for a living and I told her he was a pilot and the location works perfectly for him.  She said her husband was taking a nap but I could come over at 3 PM.

Checking in to a hotel for a conference, I was greeted by a cascade of white noise.  Since I had arrived early, I went to investigate. I found a veritable oasis.  Large green plants and trees, both an elevated and lower seating area, a fountain that led to a waterfall, and a man-made tributary into which it all flowed (and obviously recirculated).
The high ceilings of the lobby did an effective job of echoing the sound of the water, drowning out all but the nearest of conversation.  The effect was instantaneous.  The stress from the drive and of dealing with … (8 comments)

Don't punish today's qualified buyers with QRM burden! - 10:21 PM
I am a REALTOR®, working mostly with foreclosure properties. I am on the front lines of both selling and listing affordable homes. While there have certainly been mortgage issues in the past, I know that today's homebuyer with 5 to 10% down is a better risk than the foreclosed homeowners I meet when I am trying to get them to vacate foreclosed properties. Comparing that buyer with today's more-qualified buyer is not an accurate predictor of future foreclosure rates. Most of those people met virtually NO requirements when they purchased those homes with 100% or even 105% loans.
