Review the Deed at Closing - 01:12 PM
I just read a blog that discussed reviewing the HUD at closing and it reminded me about a closing I had that there was an error on the deed.
This was a NH builder, I was marketing his new homes in his NH subdivision. When I asked to review the deed at the closing table, the closing agent said sure, but there was a snide smile on her face, like yeah right, real estate agent is checking our work. I pulled out the old deed and the plot plan and was reviewing the property description when I realized the (9 comments)
Guess Who REALLY Sets The True Price On Houses? Hats? - 07:01 PM
I sometimes think I see the world in too simple of terms compared to everyone making everything so darn complicated. Guess Who Really Sets The True Price On Houses? Hats? Well you may think the seller does since they have the product. But remember THEIRS is the fantasy price, not the real price. What they call the ASKING price. In a strong buyers market (lots of supply) the prices will fall. In a strong sellers market (lots of demand) prices will rise. Back to Gary's simple pea brain again. See this lady with the funny hat? Well you have to admit (24 comments)

A buyer for every house: An amazing story - 11:03 AM
I immediately recognized the address. Not only did I not want the listing, I did not even want to go inside the house. This, however, is an amazing story about a house I thought I'd never be able to sell. The house had been the scene of a triple homicide. The father/step father had attempted to kill the entire family before he killed himself. The mother and one child (critically and permanently injured) survived, in spite of their wounds. By the time I visited the foreclosed property, the boarded front door was the only sign that anything unusual had ever happened there, though, and a (9 comments)
I'm Flaming Red! Have you seen the new Google service being launched in regards to seeking a mortgage? - 10:34 PM
Google helping to prequalify home buyers? This is such an absurd idea that I just had to help publicize the issue. I'd have to go back and check for sure, but I don't believe that I have ever re-blogged on ActiveRain. Today is the exception. THAT is how important I believe this issue is. Please click the link to Gene Mundt's original blog, read the comments, and then add your comment to that thread. Via Gene Mundt (Chicago Bancorp):
I sincerely thought about doing this entire post in FLAMING RED. That's how frustrated ... how upset I was ... how close to flames (5 comments)
How do YOU effectively manage your social media presence? - 10:28 PM
How do YOU effectively manage your social media presence? Like many other people, I've chosen to embrace social media as a tool for building business. Over the past few years, I've joined a variety of social media sites including ActiveRain, Biznik, Squidoo, facebook, BiggerPockets, VirtualDealFactory, etc. As a result of becoming a member of many different social media sites, I've placed many lines in the water but haven't developed the skill of productively managing all of my resources. I imagine it's good to be a member of more than one social media site. We've all heard that we shouldn't put all (6 comments)
