Review the Deed at Closing - 01:12 PM
I just read a blog that discussed reviewing the HUD at closing and it reminded me about a closing I had that there was an error on the deed.

 
This was a NH builder, I was marketing his new homes in his  NH subdivision.  When I asked to review the deed at the closing table, the closing agent said sure, but there was a snide smile on her face, like yeah right, real estate agent is checking our work.

Well you may think the seller does since they have the product. But remember THEIRS is the fantasy price, not the real price. What they call the ASKING price. In a strong buyers market (lots of supply) the prices will fall. In a strong sellers market (lots of demand) prices will rise.

I immediately recognized the address. Not only did I not want the listing, I did not even want to go inside the house. This, however, is an amazing story about a house I thought I'd never be able to sell. The house had been the scene of a triple homicide. The father/step father had attempted to kill the entire family before he killed himself. Google helping to prequalify home buyers? This is such an absurd idea that I just had to help publicize the issue. I'd have to go back and check for sure, but I don't believe that I have ever re-blogged on ActiveRain. Today is the exception. THAT is how important I believe this issue is.

Like many other people, I've chosen to embrace social media as a tool for building business.  Over the past few years, I've joined a variety of social media sites including ActiveRain, Biznik, Squidoo, facebook, BiggerPockets, VirtualDealFactory, etc.  As a result of becoming a member of many different social media sites, I've placed many lines in the water but haven't developed the skill of productively managing all of my resources.
