Would it Offend The Seller if the Buyers Offered Less Than Full Price? - 01:55 AM
Would It Offend The Seller If the Buyers Offered Less Than Full Price?

Not necessarily. That’s right, I said it out loud. In the end buyers and sellers are simply people who have goals that they want to meet in a real estate transaction. The seller wants to sell their house for the price they’ve listed it for – for whatever reason. The buyer wants to get a good deal on a house , and sometimes a good deal is defined as getting it for less than it is listed for. Sometimes it’s even paying asking price because it meets … (78 comments)

TRAIN LIKE A CHAMPION AND YOU'LL BECOME ONE! REAL ESTATE IS HIGH LEVEL COMPETITION! - 08:01 AM
ON BEING AHEAD OF THE CROWD. . .
On Being A Winner. . .
The making of a successful real estate agent.
Tammy White, in an inspiring post about a real winner, Secretariat, speaks of striving for speed or endurance.  Very good point.  See: Is Your Business Built for Speed or Endurance?
I saw Secretariat win the Triple Crown.   The last leg of the three race competition at Belmont was the most exciting sporting event I have ever witnessed.  From a sports junkie, that's saying a lot.  I'll never forget the excitement watching Secretariat widen the distance between himself and "the crowd"to 31 … (92 comments)

A Tribute to Vietnam Veterans at Lake Charles Veteran's Park - 03:17 PM
As part of my Memorial Day weekend I paid a visit to the Lake Charles Veteran's Park this morning.  The Lake Charles Veterans Park represents all Veterans from all foreign wars.  The design of the park is a five pointed star with flags representing each branch of the service.

The walkways are made of bricks which can be donated in honor of a veteran through the Veteran's Memorial Park Commission.
There is  a new addition to the Veteran's Memorial Park to enjoy and it is a Vietnam Huey helicopter.  I had not seen the helicopter in person yet.  I remember … (38 comments)

Sometimes Thirteen IS a Lucky Number - Michael Thornton Becomes ActiveRain's 13th Million Point Member! - 09:24 AM
Sometimes Thirteen IS a Lucky Number - Michael Thornton Becomes ActiveRain's 13th Million Point Member! You know him. You love him. You just can't live without him!

And today, my friends, ActiveRain's very own blogger extraordinaire, Michael Thornton, becomes only the 13th member to reach the million point milestone. Many of you who follow either Mr. Thornton or myself know that Michael and I have become very good friends. It was Michael who introduced me to the world of Mac computers (which I can't thank him enough for), and it was me who introduced Michael to Photoshop. (And for … (71 comments)

I bet you've never heard of blogging paying off quite like this.... - 07:45 PM
On Mother's Day I wrote a blog about my parents desire to own their own home. The blog was titled, Your Mother called and said she wants you to buy a house.  The links below were taken off Google. You see, writing that post landed my mother's name on the top of a Google search at just the right time for anyone that might just happen to be looking for her. Keep in mind Mom passed away in 2006. While she was the eldest of three, in the end she survived her younger brothers.
Today I recieved a heart warming email (addressed to my … (75 comments)

The Challenge of Mis-Communication - 11:29 AM
The Challenge of Mis-Communication

I spend most of my days making decisions and directing other people how to make those decisions a reality.... some days it is mentally exhausting.
Often, those decisions need to incorporate my client's desires and thoughts as to what a room should look like, how the client's function within each room of their home, and how to guide my client's to thinking in a more organized, linear "big picture" fashion.
Last month, we packed a home that was going to have water damage repaired.  This is a 1,000 sq. ft., one bedroom condo that holds the … (45 comments)

A letter to Mr. Seller - 11:48 PM
Mr Seller, Your Home May NOT SELL! Dear Mr. Seller, I like your home. It's a lovely colonial, center entrance with a huge family room over garage and a farmer's porch! The beautiful pictures tell the story of your home. I am sure the home is as good as it looks in the pictures and video tour. I always wanted to show your home to my motivated buyers. When I sent your home's listing from our MLS, they immediatey asked me The showing remark in our MLS clearly says, 'It's accompanied showings only!' On couple of occassion, I tried to schedule the … (107 comments)

$1Million Cash Deal. 13 Day Escrow. The Power of the Blog - 01:40 AM
Don't tell everyone this, we really don't want them to know, but this blogging thing does work.  And sometimes it works BIG!I have seen an exponential (big word) increase in contacts over the past couple of months.  Most of these have started as rental enquiries, three of which decided they want to buy.  One of those was the perfect storm.A father buying a condo for his daughter - $1 million cash with a two week escrow.  No appraisal contingency and a 7 day inspection contingency.  Buyer is in Hawaii, Seller is in Bora Bora.  The deal closed one day early.Oh, and … (111 comments)

Parenting in a Digital Age! - 01:21 PM
As kids, especially teenagers, did we find ourselves doing stuff our parents would not have approved of?
How many times did we lie to them because we either did not want to get caught or we were just too ashamed to tell them the truth?
Did you ever think your parents did not understand and think that they had never been young before?
Did you ever go somewhere you were not supposed to?  Hang with people you would not want your parents to know about?  Talk in ways or about things you would not want your parents to hear?
I suspect … (13 comments)

REO/Post Foreclosure 201 - 07:12 PM
I recently signed up for The Agent University classes through Foreclosure.com to earn my CFA (Certified Foreclosure Agent). It is seven online classes that last around 2 1/2 hours each, with an exam to take at the end of each module or class.
I just passed my first exam toward obtaining my CFA designation.

If you are about to buy a house, don't make major changes to your finances! - 08:01 AM

Thank you Coral Gundlach, this is great information for any buyer, anywhere!
I personally have had a deal fall through, just once, due to the buyer making purchases and going further into debt.  The buyer was deaf and while I did my best to communicate everything to him, I obviously hadn't warned him about making new purchases.  I don't know sign language, so our communication was either writing notes to each other or e-mail.
Via Coral Gundlach (McEnearney Associates, Arlington Virginia):
There are many things you should have on your mind.  One of the biggest ones is your money.  I tell buyer … (0 comments)

Memorial Weekend ~ What We Are SUPPOSED to Remember! - 09:11 AM
It's the start of a holiday weekend, the weather forecast is great, I've got hot dogs for a bonfire, plants for the garden, cocktails for sipping and we're ready to enjoy! I'm sure we're not alone, there's a lot of cookouts planned where they'll be a lot of celebrating, eating, drinking and laughing. There are a lot of holidays that I consider to be non-holidays or "Hallmark" holidays, but this isn't one of them. This is a time to remember those who gave their lives to protect our rights in this country and acknowledge those who HAVE and STILL ARE willing to … (4 comments)

Play Strategically. Don't Let Your Mortgage Place You In Checkmate! - 07:46 AM

Is doing a Strategic Short Sale the right thing to do? First let me define Strategic Short Sale. A Strategic Short Sale is when you can afford your mortgage payments and are making payments on time BUT you owe more than the property is worth. You make a strategic decision to sell the property and offer your Lender less than what is owed as a settlement of your debt. If the Lender accepts your offer you have just completed a Strategic Short Sale.So is this the right thing to do? Maybe. To make this decision you have to look at … (46 comments)

It May Be A Holiday Weekend, But It's Busy, Busy, Busy - 10:43 PM
This was to be a rather quiet holiday weekend.  With Memorial Day ushering in the summer season, I had few expectations, even though I committed to doing open houses both on Saturday and Sunday.  By last night, my day today was completely booked, from early morning till very late afternoon.
The open house was quiet, with only one couple coming through, but they were clearly looking for a home rather than something to do on a sunny Saturday afternoon.  I thought I might have time to make a quick run to HomeGoods after my last appointment but upon reflection decided to postpone it … (6 comments)

We love this business....we cry ...a lot.... - 07:28 AM
We are fortunate in this business....active participation gives us life lessons every day....and we had just such a day yesterday. We had the honor of listing a home that was an estate owned by 3 siblings. Only one daughter lived in the area and was left with the care of the home she grew up in...snow removal, lawn care...utility bills.  Her home was on the other side of town and she meticulously and lovingly took care of the home that her parents had maintained for decades with great care from the lawn to making sure all plumbing and electrical was … (10 comments)

Memorial Day in New Berlin, Wisconsin - Remember & Honor - 09:01 AM

Monday, May 30, 2011 is Memorial Day.
This is the only day of the year that we as a Nation have set aside to honor the men & women that gave their lives for our Freedom. We must never forget the ultimate sacrifice made by them throughout the history of our Nation. All to many of us have lost sight of the true meaning of this most important day. The men and women whose heroism we both celebrate and mourn must never be taken for granted. We must do everything we can to ensure that the generations that … (12 comments)
