March and April 2011 home sales in Mill Valley increased dramatically over the prior three months — we had 27 trades in March and 19 in April (up from 13 in January!). These properties sold for an average price of $1.265 million and averaged 2,369 sq. ft. (or about $542 per sq. ft.).  Pricing remains the key ingredient determining buyer interest. Should I rent?  Does it make sense to OWN?  What are the upsides and downsides to each scenario?
I hear these types of questions and discussions all the time.  Not just at work, but whenever anyone sees me out and about at a party or where ever.  The answer on whether someone should RENT or OWN is easy.

Fox News (shocking, I know) was one of the sponsors of this event.  I don't have any more problem with that than MSNBC sponsoring the Democratic opposite if the situation were reversed.  I'm quite aware that neither is strictly a journalistic entity.

Are you wondering about Northern Virginia real estate and pondering what has sold recently?
Here's some information about the most expensive home sales in Northern Virginia (Arlington County, Alexandria City, Fairfax City, Fairfax County, and Falls Church City) for April 2011.  All information was obtained through MRIS.
Overall, there were 61 Northern Virginia home sales topping $1 million during April 2011.  This is on pace with the 60 sold in March and a sustained 33% increase from the 45 that sold in February.  The spring market in luxury homes is definitely heating up!

As real estate agents, home stagers or any other type of business where you basically work for yourself, it's so key not to waste time and energy because really in the final analysis, that's what we're selling!
I wrote a blog post on Active Rain about not taking rejection personally the other day. A comment from Sally Weatherley inspired my idea here, that we should all put a post it note on our computers or somewhere prominent to ask ourselves whether what we're doing right now is a waste of our time or an unneccessary drain on our energy.

Buyers know that its a buyers market and they know that there are good deals out there. However, even when properties are good deals, buyers want an even better deal on the already good deal. They want to offer far less than list price, even when list price is far less than market value. That's the attitude when buyers know its a buyers market but don't fully understand what that means.

How To Render Cash Offer Useless - 06:59 PM
YOU'RE A CASH BUYER?  SHOW ME THE MONEY!
J. Philip Feranda is not impressed by cash buyers.  Neither am I.
PROOF OF FUNDS IS A MUST.  If a buyer expects a seller to take that property off the market and risk losing other buyers, cash or financed, that buyer had better prepared to provide solid proof of funds.
BTW, the seller is going to get cash at settlement either way, from a cash buyer or a financed buyers. 
CASH BUYERS USUALLY MEAN A LOWER NET PROCEEDS FOR THE SELLER.  Cash buyers often make such low offers their "cash" isn't worth much.

Big Jump Expected in New U.S. Households - 12:10 AM

Millions of young adults are beginning to move out of their parents' homes and create new households at the fastest rate since 2007. Some housing experts are predicting these young adults may provide a major jump to U.S. housing starts--possibly by more than 50 percent, even by next year--and increase housing consumption at a rate nearly double that of the past two years, Bloomberg News reports.
