There have been a lot of blogs lately about mandatory 20% down payments, QRM, and increases in FHA minimum down payment requirements. There have been some lively and heated debates on the subject. While I commented and stuck my two cents in, for the most part it's moot in the Manhattan market. Manhattan is an expensive market, it's also a market with high-paying jobs and high incomes. Good news this morning when I went into see how the legislation for 20% down-payments was faring there was an update from our local real estate board that 40 Senators and 140 Representatives had written letters of concern to the governmental regulatory agencies over this potential crippling policy. I for one do not think small down-payments was the reason for the collapse of our economy. The American Dream is still available through the Low FHA & USDA Rural Housing low down-payment programs!

One thing I do on every inspection, because I have long arms and reach eight feet, is raise my flashlight up parallel to ceiling height and see what I can see in the drywall.
