Every Bergen county home sells, either to a buyer who has the money to purchase it or to the seller who believes that their home is worth more than the market will bear. In our face-paced hi-tech world, we often find ourselves using text messages, voice messaging and email as a easy way to convey information.
But if that information is sensitive or personal, one should exercise reasonable care regarding the security of those communications.
Email is one of the least secure of all of the above mentioned methods. An unencrypted communication can be snaked through hundreds of servers before reaching its destination. And anyone along the line can access the information if they are savvy.

There have been a lot of blogs lately about mandatory 20% down payments, QRM, and increases in FHA minimum down payment requirements.
There have been some lively and heated debates on the subject. While I commented and stuck my two cents in, for the most part it's moot in the Manhattan market.
Manhattan is an expensive market, it's also a market with high-paying jobs and high incomes. It is also a market with 50% of transactions all cash. Short sales, foreclosures, sub prime, REO, FHA not terms we're very concerned with.

Good news this morning when I went into see how the legislation for 20% down-payments was faring there was an update from our local real estate board that 40 Senators and 140 Representatives had written letters of concern to the governmental regulatory agencies over this potential crippling policy. I for one do not think small down-payments was the reason for the collapse of our economy.

One thing I do on every inspection, because I have long arms and reach eight feet, is raise my flashlight up parallel to ceiling height and see what I can see in the drywall.  Any previous repair will be revealed, unless they are as good as I am at doing drywall...  (yes, that was a bit of a toot on my horn).

As many of you know, when I enter new places, I usually look down...so I can check out the floors. It's fun and I get lots of creative ideas this way.
A couple of weeks ago, I was so intrigued by a floor in an Italian/Pizza restaurant in Ardsley that I just needed to snap a picture.

When I logged in yesterday to complete my 31 day of May challenge I was close to 220,000 points. Sometime during the day I hit the very aesthetically pleasing number of 220,000 on the nose, so I captured it for posterity.
I blogged every day in May, and I watched my points rolling in. Previously I would post between 8 and 17 posts a month, and while that's probably more than the average, it's nowhere close to the really active members of AR. For once I was keeping pace with the bloggers that I really admire.

A few weeks ago I listened to an excellent speaker who just happens to be a CPA. Something he said rang true for me and perhaps it might for you as well."We are almost at the 6 month mark, have you reviewed your business plan lately and if not, why not?"

This morning's Washington Post ran a story titled "Home prices take a double dip".  The story was stock coverage about the most recent Case-Shiller report.  The big news was that the long forecast "double-dip" in prices seems to have occurred. There were only two exceptions, Washington DC and Seattle, Washington.
