5 Reasons to Work Well With the Other Agent
This afternoon we will close on a property that was supposed to close on Monday of this week. A two day delay is not the end of the world but it's sad that there are bad feelings probably on both sides. This could have been avoided if the Buyers' Agent had just communicated.
Without going into the details of this transaction, my thoughts go to this other agent and my first thought is I hope I never have to do business with them because it wasn't a pleasant experience.

I think that next to getting GOOD residents INto the property, knowing how to make the moveOUT of residents as easy as possible is one of the BEST ways to "stay out of trouble" and COURT. Many DIY landlords and property managers FAIL to plan.....you know how this goes.  They do not give residents proper instructions on move-out cleaning, returning keys and providing forwarding addresses. Many landlords fail to get forwarding addresses which means they do not account for their resident's security deposit within the proper state-mandated  timeline. Hold On... Let Me Grab My Wonder Woman Cape!  It occurred to me some years ago, that not everyone is a good match.  Thus the reason marriages fail, business partners split and some clients do the 'Realtor Ho' thing.
Disengagement happens... The question is, are we savvy enough to take notice?  Sometimes it requires x-ray vision and a cape to see through people.  As salespeople, we often try to fit a square peg in a round hole without noticing that it just doesn't fit!  Wouldn't it be great if we recognized this upfront and saved some valuable resources from being wastefully expended?!

We had a signed contract for an online HUD home. Well qualified buyers ready to move forward and a signed contract. Of course we did not get any information from HUD until the offer was executed and then they sent some disclosures.
We were ready to meet their stringent deadlines for inspecction etc. and were moving forward.
Now comes the fun----the management company sends the form to OK the inspection and turn on the utilities, of course at the buyers expense, that's OK until we read on further.

Great News on the "Produce the Note" Defense - 04:35 AM
A federal bankruptcy judge has ruled that a lender must prove that it has the original note in order to receive relief from the automatic stay in bankruptcy and proceed against the real estate.  This has potentially HUGE repercussions in all forclosures and certainly all foreclosures in bankruptcy.
The "produce the note" affirmative defense in one in which a home owner in foreclosure alleges as a defense to the foreclosure lawsuit that the lender does not have the legal right to sue ("standing") because they cannot prove that they have the original note.  Many courts (in my experience it is about … (32 comments)

Last night I finally pulled myself away from the computer about 7:30 to go home and say hello to my family. I only work and know the Crystal Coast of North Carolina, but I can tell you that here, right now, There is NO typical.  Each property is Unique and so is each closing.

That's a question I've heard many times lately, especially with so many foreclosures on the market where the property hasn't been maintained properly. There is nothing worse than driving into a neighborhood thinking "wow, this is really nice!", then rounding the corner to find an eyesore sitting next to the house you were so excited about seeing.
If you need to sell your house and you have an eyesore for a neighbor, you have a few options to consider.

Lake Pointe - Bee Cave Austin TX - Homes for Sale are holding strong!  Year to date, there have been a total of 23 properties closed and another 11 that are currently contract pending. That's 34 sales thus far! There are currently 20 Active houses for sale in Lake Pointe.  Since that shows less than a 6 month inventory, it's definitely not a buyer's market in Lake Pointe! Texas Real Estate Licensing is having some rule changes. A couple of changes seem to be for the better, but a couple seem to not be... The first one that I would totally and completely agree with is that you must be a Salesperson with FOUR years ACTIVE experience in order to apply and receive a Broker's license.  This is changed from two years and I believe the word "active" is new.  I like this because too many people straight out of real estate school and barely any experience were immediately trying for their broker's license without any "real world" knowledge … (6 comments)

A former Turlock resident has just been named to the Texas League Double A All Star Team.  Tommy Mendonca from Turlock Ca and a graduate of Turlock High School and Fresno State was named as a reserve for the south division.

So how are homes selling in St. Clair County Illinois this year as compared to May 2010? In May 2011 there was 184 homes that sold vs. last year 268 sold in May 2010. That is a long way from the 2006 total number of homes that sold, which was 357 houses that year. But we are on the increase for the year, as so far the numbers are running January 2011 at 122, Feburary was 153, March 173, and April 179.

It's ninety degrees...but there are snowballs in Baltimore..not this kind of snowball from last winter.
These snowballs grow on trees and bushes and produce some beautiful flowers with  colors ranging from white, to pink, to blue, to purple.  I have heard of red but have not seen them. These bluish, purple or pink flowers add a color you don't normally see in the flower garden.
