The latest news from the battlefront in Washington D.C. is that NAR has successfully rallied support to defeat QRM by convincing 40 Senators and 150 House members to sign letters asking regulatory agencies to reconsider the 20% down rquirement for QRM loans. It was a hard fought battle by REALTORS® and NAR even produced a video outlining the devastating impact a 20% down payment could have on the market. There's only one problem...NAR lied.What they told REALTORS®, over 1 million people, was that the 20% down requirement would completely destroy lending. With the changing times in our housing market came big changes altogether for FHA and VA loan criteria. The biggest stunner was the condo/townhouse complexes that used to be FHA or VA approved; but alas no more.

I was sitting down to write a blog post the other night, and I was feeling a little cynical. I was thinking about a no show on an appointment I had the other day, and how frustrating it was to have scrambled to be there on time, and the prospects did not show, return a call, etc.

If you have ever bought or sold a property that is managed by a Home Owner's Association (HOA), you've had the opportunity to read through a document called Covenants, Conditions and Restrictions. The real estate industry calls them CC&R's for short.
If you're an ActiveRain Rainmaker, you may have noticed the absence of the Rainmaker hotline number that is usually posted at the top of your screen during business hours. No worries, this is only temporary! The service we use to provide us with the toll-free number is having a problem with their network, and although they're assuring us it will be resolved soon we have removed the number from the site for the time being until they've un-glitched their glitches. 
If you're the guy who stuck up posters at the California State Capitol advertising that sellers can get $3,000 for doing a short sale, look out. The Department of Real Estate will soon be knocking on your door. Can a seller get $3,000 for doing a short sale in Sacramento or, for that matter, anywhere else in the country? The answer, astonishingly, is yes. But with certain limitations and qualifications. However, agents can't just go around violating RESPA and MARS because they think it's a good way to attract clients.
So I got kinda stuck watching the "Julie & Julia" while I was blogging last night... I wasn't really paying attention to the movie, as it was just on, in the background... Like those lazy Saturday afternoons when the TV is on TBS or something... And the Terminator comes on, and you watch it anyways, even though you have watched it like 10 times.
Some chump on AR sent me an email recently. In it he gave advice on social media. He suggested that his advice would lead to more listings, more money and better relationships. No matter where I go people are telling me how to be a REALTOR.They're telling me how everything I'm doing is wrong & how everything they're saying is awesome. And they have zillons of testimonials to "supposedly" back it up. We all know a John R. or Debbie L. 
Are short comments unacceptable? Are short comments unacceptable? Sure, I want points for my commenting efforts, I want the comment to be valuable content. I also want the writer to know I stopped by. I don’t always have something significant to add to the conversation. If I have 50+ characters, which is the required number to generate the 25 points (see Craig’s recent post, Getting Points for Comments (In More Ways Than One), great. If not should I move on without a peep or leave my 2 cents? I don’t want to be one of those listed on the Miss Bad … (53 comments)
I know this real estate market has had it's challenges, but really, you posted that on Craigslist! 
As I was going through my blog posts, I realized I had not shown my 2010 Supply & Demand Chart for Tinley Park homes. The chart below shows the amount of homes on the market, how many were under contract and how many closed for each month during 2010. Look at the huge discrepancy on what was up for sale (the red line) vs. Tinley Park homes that had accepted offers and those that closed. Even putting pending and closed sales together, you can see how much excess inventory there has been.

For nearly two months, mortgage rates have been steadily dropping, and this week rates reached another low for the year, Freddie Mac reports in its weekly mortgage market survey. Here’s a closer look at average mortgage rates for the week: 30-year fixed-rate mortgage: The most popular financing choice among buyers, the 30-year fixed-rate mortgage continued to drop this week, averaging 4.55 percent. Last week it had hit a 2011 low at 4.60 percent. Buying a foreclosed Licking County home? What you need to know.You never know to expect when walking into a bank owned house for the first time. I've seen homes that were obviously loved and a buyer could move right in, although that is not usually the case. In my 10 years as a REALTOR®, I would say I've seen it all, but I doubt it. If you lived at 14 Timber Way you could enjoy the sights of 3 1/2 wooded landscaped acres and and enjoy the sounds of a lovely waterfall. They say watching a fish tank can lower your blood pressure. I think watching these fish and all the surrounding beauty would do an even better job.
