The latest news from the battlefront in Washington D.C. is that NAR has successfully rallied support to defeat QRM by convincing 40 Senators and 150 House members to sign letters asking regulatory agencies to reconsider the 20% down rquirement for QRM loans.  It was a hard fought battle by REALTORS® and NAR even produced a video outlining the devastating impact a 20% down payment could have on the market.  There's only one problem...NAR lied.What they told REALTORS®, over 1 million people, was that the 20% down requirement would completely destroy lending.  They implied that if the rule were passed every buyer … (53 comments)

With the changing times in our housing market came big changes altogether for FHA and VA loan criteria. The biggest stunner was the condo/townhouse complexes that used to be FHA or VA approved; but alas no more.
Don't wait until after you get into contract to get shocked that the condo/townhouse is no longer approved by FHA or VA. Get your homework done and check before you list that property and check before you write that contract for your buyer.

You're walking down the side walk along your street, gazing about, taking in the sights and boomp! You stumble. You look around to see what caused this interruption of stride. You see that your toe caught a rise in the walk that your eyes never saw. Your feet have detected what your eyes were unable to see.

If you have ever bought or sold a property that is managed by a Home Owner's Association (HOA), you've had the opportunity to read through a document called Covenants, Conditions and Restrictions. The real estate industry calls them CC&R's for short.
The CCR's can get pretty lengthy. One condominium I sold recently delivered a CC&R package that was 360 pages long. The prospective new home owner is ENCOURAGED to read these CC&R's before they sign a statement that says they RECEIVED and READ them. I've met many new home buyers who don't ... and won't.

I remember in one of my first posts, when I really didn't know what I was doing, I submitted a post that was PUBLIC.  A very kind AR member sent me an email and suggested that I might receive more comments if I would make it MEMBERS ONLY.   The member rightly said that the subject matter might be best kept private.

Some chump on AR sent me an email recently. In it he gave advice on social media. He suggested that his advice would lead to more listings, more money and better relationships. No matter where I go people are telling me how to be a REALTOR.They're telling me how everything I'm doing is wrong & how everything they're saying is awesome. Are short comments unacceptable? Are short comments unacceptable? Sure, I want points for my commenting efforts, I want the comment to be valuable content. I also want the writer to know I stopped by. I don’t always have something significant to add to the conversation. I know this real estate market has had it's challenges, but really, you posted that on Craigslist! 
Almost daily you will see a blog, advertisement or suggestion that one of the marketing strategies Realtors should be using is Craigslist for lead generation, and marketing of their listings, and I am no exception and probably post 10 ads per week. 
In our area, I would say there is less than 20 agents who routinely post either their listings or ads in the "real estate services" area, so it is not hard to see their ads, and know who they are around town.

As I was going through my blog posts, I realized I had not shown my 2010 Supply & Demand Chart for Tinley Park homes.  The chart below shows the amount of homes on the market, how many were under contract and how many closed for each month during 2010.  Look at the huge discrepancy on what was up for sale (the red line) vs. Tinley Park homes that had accepted offers and those that closed.  Even putting pending and closed sales together, you can see how much excess inventory there has been.
