So Your Buyers Agent Doesn't Want To Show You Properties? Here's my opinion of agents who request that their buyers contact the listing agents to show them homes... A user on our website who had been 'with us' on our site for a month indicated that she and her husband are in the market to buy a home in one of our specialty areas.  The buyer sent contact information, including phone number.  When the time was perfect, they decided that they wanted to see only one house.  That house was not our listing but, as you know, was on our site … (108 comments)

I can't escape the feeling that I'm taking credit for someone else's work or that I've haven't give the writer her full due.  Silly, right?  It was a featured post; already branded with a gold star and soon to be maxed out on  points. Affiliated with the Boy Scouts, one way or another, for about 50 years, I can tell you definitively that there is no such thing as a Boy Scout knot.  There's no Boy Scout knife either, but I digress.
Don't get me wrong.  Knots are very important to Scouts.  They use anything from the simple square not and sheet bend, to the more complex taut lines and lashings.  Know which knots to use and when is very important.
Anytime something is supported or hung, you want to use the proper materials and set it in place for the long run.

Ahem! Excuse me, it is 95 degrees outside and the heat index is over 100 degrees...did you know the photos of your home in the multiple list service show your home surrounded by snow?

Photos are important selling a home today, more and more buyers look at photos before or even if they read the description of the house. Many multiple list services and websites are allowing more and higher quality photos as well, so quality and content of photos is important.

There have been several articles in the news lately about the astronomical costs of renting.  Our own Utah Association of Realtors magazine even did an article in the 2nd Quarter Edition about the rising costs of renting in the Salt Lake City area. 
So the question for me becomes, if you can, why not buy now?  Interest rates are still amazingly low, in the Cedar City Real Estate Market home prices are nearing the 1998 levels, so why pay someone else's mortgage and build equity for them?

  We recently wrote an offer....for asking price...hurray...(can you spell r-e-c-o-v-e-r-y) with a quick as a wink closing for well qualified buyers with pre-approval letter attached to the offer....and the week's extension of occupancy as requested by the listing agent.    Agent counters to include the addendum in our state indicating the post occupancy charges paid by the Seller...allowed to linger....whoops...30% less than the Buyer's actual cost....we counter back at cost....     Now...Seller wants two more weeks....meanwhile ...our Buyer is paying storage costs to accommodate the Seller....    With every counter comes a threat...."We have had lots of showings with this … (27 comments)

Shopping for a new home?Who should you call? I continue to be amazed at the number of home buyers who call the listing agent to show them a home (and I say that as a Listing and Marketing Specialist). While it is possible for the listing agent to work as a transaction broker wherein he essentially facilitates the transaction while representing neither party, until that designation is put in writing the buyer should just naturally assume that the listing agent is working for the seller, not the buyer.

Most Active Rain members are familiar with creating community pages on FaceBook. 
Are you aware that there are also AUTO-GENERATED community pages?   You cannot post content to auto generated community pages.  In theory, auto-generated pages pull their content from everyone's FaceBook postings that contain the revelant community words.
Well, I don't think its working so good.
Anyone here ever had any experience with claiming and taking possession of an auto-generated community page??

Another 20% Decline in the Housing Market Predicted.....Oh My! - 09:30 PM
The scariest part of this is the mortgages crisis is the new wave of defaults coming from the homeowner who are underwater with their mortgages.  Gary Shilling, President of A. I'll admit sometimes I get busy and don't have time to answer every feedback request. I do try, but sometimes I've looked at so many houses that I can't remember what my buyer liked or didn't like about a specific house (without looking at my notes). It's their feedback you want anyway, not mine.If my buyers liked the house, I will usually answer the feedback request by saying there is some interest. When there's interest, there's questions.
