The Beauty of LilyTopia at Longwood Gardens
LilyTopia at Longwood Gardens is the largest display of lilies in North America.  This annual event provides another wonderful reason to visit Longwood Gardens in Kennett Square, Pennsylvania.  It is a favorite travel destination for Dolores and me.  We try to visit for all of the major exhibits.  Check the website for the current exhibits and activities.  www.LongwoodGardens.org
If you have photographs from your favorite places, please share them in the comments for this post.

Avoid Common Contract Mistakes - 05:19 PM
In our 30 plus years of experience here in Las Cruces we have run into just about every kind of problem that causes delays or even kills the purchase and sale of your home. This week we thought we’d share some of the most common mistakes made when dealing with contracts and how to avoid them. Of course, the best way to avoid all of these is to work with an experienced Realtor, like myself. Here are 4 ways to avoid making common contract mistakes. 1. Give yourself time to get a loan
Many contracts are contingent upon the buyer getting … (0 comments)

Oh Where Oh Where Have The Prince William County Foreclosures Gone? - 07:30 AM
Oh where or where can they be? If you are looking for a high end detached home the answer is Western Prince William County.  Haymarket and Nokesville to be specific.  If you are thinking of a smaller condo or townhouse then head to Eastern Prince William County in Woodbridge and Dumfries. Prince William County was one of the hardest hit areas when the Northern Virginia real estate market hit the skids in 2007.  It has also seen some of the greatest price gains when the market turn around started. Taking a look at last 3 years we can see the steady … (14 comments)

Who Decided Commisions Must Be Split 50/50? - 05:43 PM
Recently in a broker roundtable discussion the question of commissions, not commission percentages, especially around short sales came up.  We were quite judicious to stay away from a percentage, love the chicken analogies, but there was an interesting debate on fair, equitable and legal.
The question of legality was dismissed fairly quickly.  No one could find any legal reference (at least in Virginia) indicating the commission written in a listing agreement had to be split equally.  Our Virginia contracts provide a break-down the total commission to be offered as buyer agent compenstion, non-agent compensation and sub-agent compensation but it does not … (40 comments)

I Thought Money Was Money - No Matter How You Look At It - 09:32 PM
Funny story...
I went to the BP gas station off Hwy 40 in St. Marys GA tonight and wanted to pay with quarters that I had gathered from our garage sale last weekend. The bill was $9.36. When I started putting my sets of 4 quarters down, I was told that they would NOT accept over $5 in quarters. WHAT???????
I smiled and sweet talked even though I could have just used my debit card. That wasn't the point. I should be able to pay in change no matter what the bill amount is.
Now I could see if I tried … (6 comments)

What Happens When the Listing Agent Dies... in the Middle of a Transaction? - 05:20 PM
In our last closing, our colleague, the listing agent went for a minor surgery and... did not come back! As the selling agents, we were left wondering for days who would take over and finish the transaction. We had sent signed documents via email that could not be retrieved for days. We understand the broker of record is actually the responsible party, but I wonder, what would happen when the broker is the listing agent... and he dies in the middle of the transaction, who would take over then?
The fact is that we all will go sometime, and even though, … (7 comments)

Sold My Townhouse in Essex Park in Belleville NJ - 08:36 PM
We had been trying to sell our town house for nearly 18 months when we made the decision to hire Matt Defede as our listing agent.  His marketing efforts through utilization of technology and his deep network provided us with lots of showings and consistent traffic throughout the listing period.  Within months we were able to sell our town house so that we could finally look for a single family home that we had been saving for.
