Do exciting new tools and services like Google+ really help keep our businesses afloat, or are we just treading water? - 07:52 AM
First of all, I like Google+. As a matter of fact, I like it a lot. And I plan on using it. But every time the “latest and greatest” incarnation of anything comes to life, I get more and more depressed. That’s because I don’t see any one new tool or service replacing what I have in place. I only view it as an additional way of reaching potential prospects. This means that I have one or more new tasks to do EVERY day as each new prospecting device needs to be maintained on a regular basis. And I’m NOT taking

Why I Chose Real Estate. The day the earth stood still. - 09:21 PM
I was born to be given away. That sounds a bit heartless when I put it that way, but it's true. My birth-mother knew she couldn't keep me so she placed me for adoption. Now don't get me wrong...I'm not sad about that fact, nor do I blame my birth-mother for her decision. It was a brave thing to do and much better than the alternatives that were suggested to her by friends. Alternatives like jumping off the refrigerator, no less. (I know this because I found my birth-mother 22 years later..but that's another story for another day.) I was adopted

I can't see and hear everything wrong about a house for a buyer - 03:16 PM
I just fired a client today and before the end of the call, I got a little feedback on what I seemed to be missing about all the houses I sent them. I was accused of not disclosing several issues including sounds and views. The final straw was not telling them that a home had a fire station a quarter mile away. The noise was considered "a major issue" by the buyer. They asked if I had heard the fire station among other noises. I told her there was no way to hear everything when I preview a home. A fire

Talent at the local Pleasanton CA Farmer's Market; What Would Ellen DeGeneres Say? - 01:02 AM
Talent at the Local Pleasanton Farmers Market - What would Ellen DeGeneres say!? The Pleasanton Farmer's Market takes place every Saturday in Downtown Pleasanton CA, rain or shine. It just happens to be located right outside of my downtown Pleasanton Real Estate office. I love to stop by on Saturdays even when I'm not showing property or working with a seller. It's great to grab some fresh produce from nearby farmers and the prices are much better than the local chain grocery story.Yesterday as I was walking toward my office, I heard this amazing voice from a young man at one

What's Your Time Worth? - 07:23 AM
What are you willing to settle for? I had a friend complain to me about not getting paid enough at his job. I asked him, "Did you accept the job at that rate?" He said, "Yes." I said, "Then you were willing to sell your time for that amount of money per hour. Why are you complaining?" I hear agents complaining all the time about the low price of BPOs today. BPOs have fallen, and they are falling even more as the economy struggles. The addition of more and more agents jumping into that arena drive the prices even lower,

You're Invited -- Step Into My Bathtub -- Highlighting Your Home's Unique Features - 10:01 AM
You're Invited -- Step Into My Bathtub -- Highlighting Your Home's Unique Features Yesterday at my open house, a couple walked in and asked where the bathroom was located. Hmm, an emergency on a hot day? No, they came to see the bathroom and the step-in bathtub that was pictured on the home's website: See more home photos at www.3513delmarblvd.com So how do you highlight an unique or unusual home feature? This home has a bathroom with a step-in bathtub with a built-in seat, jets and a hand held shower function, Does a feature such as this(the only

Preparing Your Home For Sale - The Top 10 Recommendations From a Morris County, NJ Stager - 09:36 AM
Preparing Your Home For Sale - The Top 10 Recommendations From a Morris County, NJ Stager 1. Walk through each room as if you were a buyer. Can you move freely about? If not, open up the space by eliminating excess furniture, creating easy traffic flow throughout your home. When selling - less is always better! 2. If possible, use a short-term rental company and store personal items, excess furniture and personal collections – anything that takes away focus from the home’s architectural features and causes distractions – remember you are selling your home, not your lifestyle. (This will also eliminate stress

It's Not The Offer Starting Price That Matters, It's The ENDING Price! - 08:35 AM
It's Not The Offer Starting Price That Matters, It's The ENDING Price! Some home negotiations are a sprint, others a marathon. Some offers start close to list price, others are what is commonly called low ball.As participants in this home buying and selling dance, there's probably as many different strategies as there are homes on the market. If we do this, what will they do? How about this tactic instead? What's Plan B, C, & D??Can you keep it rational, or do you get spun up and let an emotional reaction get in the way of selling your home? Now part of

List to Last - 01:47 PM
List to Last When I first started in the business, a seasoned Realtor told me that I needed to List to Last ~ to focus on listings because that’s where my bread and butter would come from. At the time I didn’t really understand it, but have found recently that it is one of those truisms that we should pay attention to. My real estate career has been cyclical insofar as which type of client I am working with. I know that many of you work with either Buyers or Sellers. I have always been in “seasons” where I

Training, Training, We Don't Need No Stinking Training - 07:43 PM
Depending on what State you live in it takes more than 1500 hours to become licensed to cut someones hair. Yet recently we have had resistance and difficulty getting real estate professionals to sit still for one day to learn a new skill or work on improving their current skills. You would have to attend 250 of our one day workshops to get the same level of training that your stylist does when they take a pair of clippers to your head. My personal stylist goes to hair shows and conferences to learn new ways to cut, color, and style my hair not only

"There are no two finer words in the English language than 'encased meats', my friend" - Hot Doug's - 06:55 PM
During our long weekend in Chicago – a brief trip to interfere in our children’s lives and spoil our granddaughter - there was a lot of bad weather, including big storms and record rainfall. Friday around noon found us out in the middle of it – literally - standing in line at Hot Doug’s, ticking off one of the restaurants on Anthony Bourdain’s list of 13 Places To Eat Before You Die. 45 Minutes of waiting in the pouring rain just built up the anticipation. This is where the famed Chicago-style dog lives, but we weren’t here for anything as

Largest Apple Store - Grand Central Terminal in The Big Apple - 08:22 PM
Courtesy of MTA Apple has signed a ten year deal with New York's Metropolitan Transportation Authority to open the largest Apple Store yet within Grand Central Terminal. Apple will pay the MTA (Metropolitan Transit Association) $800,000 in rent annually for the station's north and northwest balconies, nearly three times as much rent as Charlie Palmer's Metrazur restaurant (named after a commuter train that once ran along the Cote d'Azur en route to Monaco) was paying. In ten years, Apple's rent will go up to a million dollars annually. Apple will be paying to refurbish the space, and must work with

I’m not just a Realtor, I’m a Matchmaker! Wouldn’t you agree? - 07:13 PM
Our business is as much about emotions as it is about numbers. I don’t just see myself as a Realtor who’s merely showing houses and is assisting you in spending a ton of money! I see myself as someone who is helping you find the perfect match to come home to. My ultimate goal is for you to fall in love, I am not just your Realtor I am your Matchmaker! Our matchmaking business wouldn’t be a successful one if it weren’t for our many partners: · the stager brings out the best in each ‘prospect’ ·

Helping Your REALTOR® Narrow Down Your Home Wants and Desires - 04:22 PM
We spent the weekend with a very nice couple, looking at homes that would fit their family of 7. They have special requirements since Grandma lives with them. Since they live about 4 hours away from Tucson and have very active lives with their 4 kids, we have to see as much as we can when they get a chance to come into town. As we were wrapping up our tour yesterday, the Mom made a comment to us regarding the school districts. She wanted to make sure that her two youngest were able to go to the same school. This

WHY I DON'T SELL N0N-REALTY ITEMS - 08:18 AM
WHY I DON'T SELL NON-REALTY ITEMS I read two great posts yesterday about the topic of non-realty items that inspired me to write this piece. Thanks to Nick Pappas yesterday when he wrote an excellent post about this exact topic. I have been seeing more and more blogs about this topic and thought I would share why I choose to not deal with non-realty items. First of all, let me say that of course I will assist a buyer or seller with an occasional appliance such as a refrigerator or washer and dryer. I would advise the buyer however, to have these items

Why Do I Wear Jeans and Sneakers and When Showing Homes in the Raleigh/ Cary/ Apex Area? - 02:43 PM
Why Do I Wear Jeans and Sneakers When Showing Homes in the Raleigh/ Cary/ Apex Area? Well, my dear readers, it's really quite simple. One reason is because I'm the epitome of a fashion faux paus! I've been cited on numerous occasions for wardrobe infractions by the fashion police. I'm often the recipient of the line, "Are you really going to wear that... in public?" But, the real reason I dress in jeans and sneakers when showing homes in the Raleigh/ Cary/ Apex area is because of a little change in our Offers to Purchase and Contract forms: The Due

Thanks Activerain For Making Tammie White Newsworthy - 10:22 AM
Thanks Activerain For Making Tammie White Newsworthy I was first introduced to Activerain in October 2008 through two bloggers in my office. Unfortunately like so many here, I didn't write my first blog until August 2009. I was told blogging would bring me business. I really didn't understand what that meant. I certainly didn't know anything about SEO or Google rankings. All I knew was I wanted to get some business so I started writing. That first blog was a painful experience. It had no personality at all. I simply restated the facts surrounding the opening of the Longview Recreation Center

VA Loans, Home Inspections, and Hazardous Conditions - 10:04 AM
Everyone who applies for a VA guaranteed home loan hears three things repeated again and again; it’s best to prepare for at least a year before committing to a real estate loan, the appraisal process is one of the most crucial steps in getting loan approval, and the buyer should never rely on that appraisal as a stamp of approval on the home in terms of being defect-free. Of the three, the last statement is crucial to buyer satisfaction. The VA appraisal is not an exhaustive inspection of the property and the borrower should hire a home inspector to completely look

Dual Agency - Listing Agents Representing the Bride and the Mistress? - 08:10 PM
Dual Agency - Listing Agents Representing the Bride and the Mistress? A buyer posed the question today as to what the drawbacks were when using the seller's agent to save on commission costs when buying. The answer almost always draws opposing views. Mostly depending on which state the representing agent is from. Dual agency is when a listing agent represents both the buyer and seller in the same real estate transaction. It is legal in CA and must be agreed upon in writing by both parties. In spite of this, it always surprises me that even the most saavy of buyers will not seek out their

A little subtraction might help! - 08:24 AM
As agents, we all have to deal with the dated listings. As buyers, we’ve all seen them. When speaking with homeowners, sometimes a little subtraction might help them see the light! Me: Your home is in beautiful condition. How many things have you updated since you bought it in 1983? Seller: Everything was top of the line when we bought it, and we’ve taken care of everything over the years. There’s been no need to change anything – everything works just fine! Me: I’m not going to disagree – this home is in wonderful shape! But to be realistic, some of

What Are You Trying To Achieve Okay, so we are spending time on the Internet, generating Internet Leads, following up with folks in our Database, and working as efficiently as possible to create sales. Cash. Contracts between Sellers and Buyers. I know that is what you are trying to Achieve. But do you have any more Specific goals than that? For instance when you create an email campaign for local Buyers, that you’ve never met or spoken to before – you are trying to get them to connect with you. Where do you draw the line between Individualism and Professionalism? - 09:29 AM
Ran into an old friend the other day and a few thoughts came to mind. Hadn't seen this person in a more than a few years and realized they'd been really busy in the interim. They'd completed their Master's program (Yay, you!) and they'd been busy creatively expressing their individualism via tatoos and body piercings. I counted at least 3 piercings and 2 tats. That's what I could see. Got me thinking about the bigger picture. Where do you draw the line between individualism and professionalism? Indeed, America is a melting pot, and although I have been know to quip,

My Blog About QR codes landed me a quote in USA Today! - 09:18 AM
QR Codes are the latest thing in marketing and getting a lot of attention in the news. We are seeing QR codes pop up on everything! QR codes are also quite contraversial and the jury is still out on the return received from the QR codes. Real estate agents in larger metropolitan cities are using QR codes on Open House signs and For Sale Signs with great success. We are a little slow here in my real estate market of Lake Charles, LAto catch on to new technology. I have been using QR

82% of Homeowners can't tell you their realtor's name? - 01:22 PM
Recently I read a statistic that stated that 82& of all homeowners can't tell you the name of their Realtor if they bought their home more than 2 years ago. I thought this couldn't possible be true until I tried to remember the name of the Realtor who had sold me my home seven years ago and failed to do it. I remembered her first name immediately but really struggled with her last name. What did I did remember was that for the first couple of years after I bought my house, she used to send 1 or 2 cents stamps

WAS STAGING REALLY THE CAUSE OF A HOME SELLING FASTER AND/OR FOR MORE MONEY??? Inquiring REALTORS want to know??? - 07:26 AM
Is staging the cause of homes selling faster and for more money??Are real estate listing agents becoming the Rodney Dangerfield of the real estate industry??? ALL WE WANT IS A LITTLE RESPECT. This post was inspired by Karen Bernetti in her very thoughtful examination of why this Realtor has, for a long time, been fighting the claims of staging companies that it is the staging company and not the listing agent that should be credited with a successful home sale. Karen's message is MEMBERS ONLY, so I'll follow with a MEMBERS ONLY examination of the claims of staging companies, specifically that,

Of Course We Can Work For More Than One Builder!!! - 10:07 AM
My team and I represent several builders in the town of Franklin MA, and our marketing provides business for each and every subdivision that we represent. There are no stagnant communities in our inventory. There are rarely any problems with our representing more than one builder, and there should not be. We have the ability to work for more than one. As with a family of many children, there is some degree of rivalry. We are at times walking on eggshells, and I have to say, I do not do well tip-toeing. It’s just not my style. I “bottom line it”

How Is Your Midyear Evaluation Going? - 05:53 PM
July marks the midpoint of the year on the calender. Actually, July 1st or 2nd, depending on the year; is the exact midpoint of a given calender year. The Europeans spend much of their August on *holiday*, but we Americans tend to select July as the month of travel, reunions, and getting away from it all. It is also the time to measure our business for the year, and make tweaks to what we are doing good and bad. How is December 31, 2010 Looking? By July, I figure most folks have put the weight back on, or resumed with the

Being a REALTOR Doesn’t (Automatically) Make You Crazy! - 09:27 PM
But it sure does help! An old joke, I know, but one that hit all too close to home recently. I’ve found that you sure can become a little, uh, “wacky” if you don’t get your priorities straight! This is a cautionary tale.... Many of you have likely worked with agents that, let’s face it, are walking a very thin line between sane behavior and complete nut job. You’ve seen them, wild-eyed, almost vibrating with the stress of it all. Well, I’m not exactly sure if “pleading the 5th” works when you’re in Canada, so I may have to confess that

Temecula Wine Country Should Consider Itself Fortunate - 09:45 AM
Temecula Wine Country Should Consider Itself Fortunate The rolling hills east of Temecula, dotted with 40 or so wineries and acre upon acre of vineyard are perhaps one of the most popular destinations for the baby boomer and Gen-X residents and tourists in Southern California. Sometimes though, unexpected tragedy can take place...a tragedy of monumental proportion to those it effects. Fortunately, this tale of woe did not happen here in South West Riverside County, but in the vineyards of Adelaide, Australia when a forklift operator may have just a bit too much of the signature Shiraz. Not sure, but they are reasonably priced and provide excellent service over at Old Republic Title - that is why I recommend them. How do closing cost credits work again?
