Lay people think multiple offers on a property are great for sellers because they drive the price up.  And they're right, sometimes.  But not always.
Some buyers respond aggressively to a multiple offer situation -- they strategize their offer to win.  They will go over asking price if they think they have to.  They're the ones who up the ante, to the seller's benefit.  However, that's the way some buyers react.  It's not the way all buyers react.

I first heard that statement from TV personality and organizing guru Peter Walsh many years ago on TLC's Clean Sweep.  One of his television clients was complaining about his asking her to part with items that had belonged to a family member that had passed away.  He politely replied that the memories of that person belongs in your heart not in their stuff and NO ONE can take that away from you. (As an after note please see my comment #9...I'm thrilled)

A review of the NAR statistics on AGENT and BROKER earnings for 2010, it would appear that agents and brokers need other forms of income to maintain a standard of living to which are accustomed. 
For agents who entered the real estate business between the years 2004 and 2007, they have had a rude awakening.  While our business has always had it's ups and downs in terms of agent income, the loss of about 20% of the NAR membership is not matched by a 20% increase in income for present members.

The debate about whether people should be allowed to be real estate professionals on a part time basis rages on. What interests me about this issue isn’t so much who’s right and who’s wrong but what motivates the points of view from either side.  I believe when we look closely at the people arguing against part-timers we find they’re usually motivated by self-interest borne out of their own waning competitive edge in this business.  They mask their elitist, anti-competitive views in essentially hollow rhetoric.

Modern houses are "tighter" than older ones.  There are vapor "wraps," like Tyvek, Amoco, and those with builder logos on them, that is a plastic that allows vapor and moisture out of the house, but wind and moisture cannot easily get in.  There are better windows now, far tighter than they used to be.  Doors have great seals.  There is more insulation in the walls and attic space.  All this combines to prevent air movement into and out of a house.

Allow some cushion time BEFORE you move in IF you plan to do some renovation work to your new home - 07:50 AM
It's happened again...I've met/spoken w/ 3 people in the last week with closings mid week and planning to move in over the weekend and would like new flooring and refinishing work before they move.  This is next to impossible.
Don't forget the following when it comes to flooring (or refinishing hardwood floors).
If you are installing new materials such as hardwood or carpet, don't forget about delivery time.  I usually allow 2 weeks.  Sometimes it comes sooner; sometimes it takes longer.  With unfinished hardwood, we can usually deliver within 2 days, but most other products take at least 1 week and … (61 comments)

This is what I heard from a friend of mine when I visited them in their gorgeous new home in Colorado.  And it made me raise my eyebrows a touch.  Not the fact that the Realtor® accepted less of a commission, but that it was considered so admirable that she did.  I just wanted to ask them why in the world does that make you happy that she made less money than she would have by taking a full commission (whatever that may have been)?  It didn't help … (49 comments)

Okay guys I need a little bit of feedback from the community here on AR. I have a deal that I am trying to get together where I have submitted a full price offer with a request for one repair, the listing agent has responded that their seller won't do repairs but will take a shade less than asking price and plans on countering. Buying a New Home is tricky and many people do not feel they need a Realtor or an Inspection when Buying a New Home from the builder.  Well you do.  Not only that you need to make sure you have the agent in tow on your first visit to the development.  If you do not they will shut us out from helping you.

An executed contract offer was submitted to Chase on June 24th. I have called into the Short Sale Department multiple times since. The rep. tells me the same thing each time - "a Negotiator has not been assigned". How long does it take to assign a Negotiator? One Customer Service Rep. said it takes 20 business days for assignment. Is this correct? Is there anywhere I can call to speed up the process?
