Are you tracking where your business is coming from?
If not how do you know who to market too? Or do you just buy into all of those marketing gurus that are helping you spend your money. Good plan!
Who is your target audience? How do you know? I read an interesting stat the other day, only 2% of all Realtors have a niche, the rest must just be winging it. The amazing thing is that I would bet every agent knows a top producer and can tell you exactly who that top producer markets too, and yet
Are You Really The Reason The House Won't Sell? Maybe! - 07:36 AM
I had a client this past year who was stunned when I gave her the CMA for her home. We were in the midst of signing a listing agreement, and I had prepared all of the things necessary to get her house on the market.
She had talked to me the year before, but when I told her what her house would sell for she went with another agent who convinced her she could get radically more. Well, a year later and she was calling me back. Unfortunately for her, the market had declined during that time in that area, and
Warren County Historical Society Hosts History Camp for Kids 2011! - 08:33 AM
Warren County Historical Society Hosts History Camp for Kids 2011! Okay, the kids have been out of school for a bit and you're ALREADY running out of ways to entertain them! How about letting the Warren County Historical Society take them off your hands for a bit? Now this might be a bit unusual, but the theme is "Museums Without Walls: The Cemeteries of Southwest Ohio" and includes day trips to some of our area's most historic cemeteries. The focus will not be on death, but the historical nature of the people buried there and the cemeteries themselves. The kids will

Wellington Short Sale Agents- Wellington Takes Action
The Village of Wellington and Royal Palm Beach have been meeting to discuss what to do about the foreclosures. While Wellington does not have that many bank owned properties for sale- that number is usually hovering around 50 at any given time that are available for sale- there have been about 300 homes that have been abandoned in our town of Wellington since 2008. As Wellington short sale agents we are also concerned about our home values and property preservation. Wellington has strong code enforcement rules and has continued to pass more so this forces
Are Pictures Important for Real Estate? - 10:20 AM
Are pictures important for real estate? OF COURSE! They are vital to success in the selling of a home. The internet makes up the majority of home searches - bye bye print media... for now. You have one time to make a first impression, and when it comes to selling your home, the difference between good pictures and bad pictures can make or break the deal.
So many times I will do a search for properties and find 1 image or just a select few. Realtor.com allows 25 pictures to be uploaded and my MLS now allows 25 (previously 18). So
Good to GREAT - 01:09 PM
Good to Great.
So what are the things someone has that makes them special, stand out in the crowd, make them almost magnetic? There are many things that do this and I will give a short list but the main things is inner strength and belief in themselves. They are confident and that confidence is not phony or attempted to be put on when they walk through the door, so to speak. Its a confidence they really have, one they live in and wear every day and every where they go.
Here are also the things that combined with inner strength
This Week in Social Media - Video Calls - 03:24 PM
Social media wars are on! You've likely seen the news but here's a quick recap of a great new feature we now have available to us: Video Calls. Today Facebook made their self-titled "awesome news" announcement that the big part of which was the Facebook + Skype partnership. You can now very easily one-on-one video call any of your friends who are also in Facebook. The sell, after a very quick installation step you are ready to go. (i.e. you don't need any more to go to skype and sign up for a user account, download and install... so the new
The Curious Psychology of Multiple Offers - 01:23 PM
Lay people think multiple offers on a property are great for sellers because they drive the price up. And they're right, sometimes. But not always.
Some buyers respond aggressively to a multiple offer situation -- they strategize their offer to win. They will go over asking price if they think they have to. They're the ones who up the ante, to the seller's benefit. However, that's the way some buyers react. It's not the way all buyers react.
Other buyers will walk away from a multiple offer situation. Their attitude can be summed up as, "Not gonna play -- the other
Newbies, Be Bold, It's Time to Blog Something! - 08:26 AM
Newbies, Be Bold, It’s Time to Blog Something!I was inspired to write this post after checking out a few newbies, who had commented on my recent post “Remembering My Very First Blog in Active Rain”. I was amazed to see that some of them had taken the time to get some nice background images, and even a nice looking Header for their blogs. But, the only problem was, I didn’t see any blogs by them. Some of them have been around for more than a few months, but they haven’t taken that big step to start writing and blogging about things
Do your fondest memories live in your heart or in your stuff? - 11:01 AM
Do your fondest memories live in your heart or in your stuff?
I first heard that statement from TV personality and organizing guru Peter Walsh many years ago on TLC's Clean Sweep. One of his television clients was complaining about his asking her to part with items that had belonged to a family member that had passed away. He politely replied that the memories of that person belongs in your heart not in their stuff and NO ONE can take that away from you. (As an after note please see my comment #9...I'm thrilled)
That was an ah ha moment for me. I have since used
A tale of two signs! - 05:01 PM
A tale of two signs!
While reading a number of good posts recently about not taking a listing where the owners want to price a property too high, it got me thinking about why this is so important and how one wants to be perceived in the real estate business. For Tim Francis Realty, it’s very important for us to be able to stand behind the work we do. We’re rather have less listings than ones we know we have NO CHANCE of selling or leasing.
My first opportunity to list a home in real estate
IS THE AVERAGE REAL ESTATE LICENSEE ABLE TO MAKE A LIVING INCOME TODAY?? - 09:00 AM
IS THE AVERAGE REAL ESTATE LICENSEE ABLE TO MAKE A LIVING INCOME TODAY??
A review of the NAR statistics on AGENT and BROKER earnings for 2010, it would appear that agents and brokers need other forms of income to maintain a standard of living to which are accustomed.
For agents who entered the real estate business between the years 2004 and 2007, they have had a rude awakening. While our business has always had it's ups and downs in terms of agent income, the loss of about 20% of the NAR membership is not matched by a 20% increase in income for present members.
The NAR reports that the typical

This morning, as I was reading my email, I found Notifications of "Spam Comments" on some of my older posts. I don't usually look at my older posts, but some of these I had written during the 31 Days of January Challenge.
Many of us did the challenge, and I truly felt like I had made many new Friends here at AR. I didn't subscribe to all of them, but I tried to read their posts and keep up with them.
Today, as I was deleting the
A Real Estate Career Part time? - 09:50 AM
The debate about whether people should be allowed to be real estate professionals on a part time basis rages on. What interests me about this issue isn’t so much who’s right and who’s wrong but what motivates the points of view from either side. I believe when we look closely at the people arguing against part-timers we find they’re usually motivated by self-interest borne out of their own waning competitive edge in this business. They mask their elitist, anti-competitive views in essentially hollow rhetoric.
People on the “no” or “nay” side of the question usually stereotype part-time real estate professionals.
If Your House Has A Way To Breathe, Keep It Clean - 08:04 AM
Modern houses are "tighter" than older ones. There are vapor "wraps," like Tyvek, Amoco, and those with builder logos on them, that is a plastic that allows vapor and moisture out of the house, but wind and moisture cannot easily get in. There are better windows now, far tighter than they used to be. Doors have great seals. There is more insulation in the walls and attic space. All this combines to prevent air movement into and out of a house.
Overall houses are "tighter." And BALANCE is important. A balanced air-flow into and out of a house leads to one
Are you a Thriller, a Filler, or a Spiller? (in Active Rain) - 09:56 AM
Are you a Thriller, a Filler or a Spiller?
Avid gardeners follow a secret formula for planting patio containers. The easy to follow recipe advises you to plant Thrillers, Fillers and Spillers for a truly magnificent arrangement.
Those three basic principles pretty much offer us the guidelines for a number of successful scenarios, even a social networking platform such as Active Rain.
Thrillers are the star players in the formula. As the centerpiece of the arrangement, they get top billing. They generally possess outstanding assets to earn the coveted spot. One of their key characteristics is in providing a
Allow some cushion time BEFORE you move in IF you plan to do some renovation work to your new home - 07:50 AM
It's happened again...I've met/spoken w/ 3 people in the last week with closings mid week and planning to move in over the weekend and would like new flooring and refinishing work before they move. This is next to impossible.
Don't forget the following when it comes to flooring (or refinishing hardwood floors).
If you are installing new materials such as hardwood or carpet, don't forget about delivery time. I usually allow 2 weeks. Sometimes it comes sooner; sometimes it takes longer. With unfinished hardwood, we can usually deliver within 2 days, but most other products take at least 1 week and
I love my job - 11:21 PM
When the phone rang early this morning, the plaintive voice on the other end said, “I miss you so much!” “I miss you, too,” I gently sympathized with my Buyer that had purchased a home last month.
“No, you don’t understand. I REALLY MISS YOU! You and I had this intense relationship. Dan and I didn’t think we’d ever be able to buy a house, and you made it happen. We spoke to each other every day, sometimes several times a day. You needed something, I got to bring it to you and see you. For over a month, I

WHEN THE HEAT IS ON-- PREVIEW!
July in the Palm Springs area is hot... I mean really HOT! It is historically our hottest month. I have clients coming in from New York this weekend to look at homes-- and they are ready to purchase. I have told them to be prepared for very HOT weather. I will also be checking out homes this week prior to their visit-- and narrowing down the field. I sent them a checklist to let them know what to expect when they arrive.
We will get together each morning early, and tour a maximum

SQUATTERS, RENTERS AND NO INTERIOR PHOTOS-THREE REASONS WHY PREVIEWING HOMES IS NOT OPTIONAL IS A MUST.
We have all seen them-the mystery listing; the one that boasts of a great location, but is conspicuously absent of interior photos. Oh sure there is the required photo of the exterior cropped well. The other eleven photos consist of the luminescent sunset over the shimmering surface of the lake; the great shots of the marina, and families frolicking on the white sand beach and the fabulous water features of the community..but not a single photo of the interior of the property for sale.

She'll Be My Realtor® For Life... - 09:14 AM
Because she accepted only this much of a commission as my buyer's agent.
This is what I heard from a friend of mine when I visited them in their gorgeous new home in Colorado. And it made me raise my eyebrows a touch. Not the fact that the Realtor® accepted less of a commission, but that it was considered so admirable that she did. I just wanted to ask them why in the world does that make you happy that she made less money than she would have by taking a full commission (whatever that may have been)? It didn't help
How to get a response. - 01:55 PM
Okay guys I need a little bit of feedback from the community here on AR. I have a deal that I am trying to get together where I have submitted a full price offer with a request for one repair, the listing agent has responded that their seller won't do repairs but will take a shade less than asking price and plans on countering. That was last Friday. I have been calling, texting, emailing and have even walked into the office to try and get some motion going here but am struggling to get even one line responses here. I was

Am I Sensing A Disturbing Trend? - 03:05 PM
Buying a New Home is tricky and many people do not feel they need a Realtor or an Inspection when Buying a New Home from the builder. Well you do. Not only that you need to make sure you have the agent in tow on your first visit to the development. If you do not they will shut us out from helping you.
Frequently there are problems with New Home Construction that can be uncovered by an independent Home Inspector who does not work for the builder. This is why some builders resist those inspectors. There are other pit falls

Submitting A Short Sale Package That Will Get Noticed. - 07:55 AM
Hi folks. We had one of our members over at Short Sale Superstars ask:
An executed contract offer was submitted to Chase on June 24th. I have called into the Short Sale Department multiple times since. The rep. tells me the same thing each time - "a Negotiator has not been assigned". How long does it take to assign a Negotiator? One Customer Service Rep. said it takes 20 business days for assignment. Is this correct? Is there anywhere I can call to speed up the process? The issue: Sending in an incomplete Short Sale Package to the lender. This
