Cedar City Area Subdivisions...Northridge..Market Update - 04:57 PM
Another great subdivision in the Cedar City Real Estate Market is The North Ridge Subdivision. It is located in the county, just outside Cedar City limits, but near enough to still be a good option. It is a new subdivision, which means that there are still several choice lots to build on. It is located on the west side of the mountain. This is a higher end subdivision, it has large lots, many of which offer great views of the Cedar Valley. As I mentioned most homes are upscale and the lots are all 2 acres or larger. Short sales in Sacramento in August. I can't believe it is August 1. As a Sacramento short sale agent, August is shaping up to be a busy month for me. It should be a slow month, as compared to previous years, but it is not. I have scheduled so far around 10 closings. This week alone I am taking 4 listings, that I know about. Sometimes, I get an emergency short sale listing, if you can believe that. It could be 5 listings this week if a seller in 95818 gets her flooring finished, but she is not a short sale. (8 comments)
Those Crazy Monthly Assessments when doing a Chicago Short Sale - 05:20 PM
The other day, I was talking to a Chicago Short Sale Seller about the Monthly Assessments on her condominium unit as she wasn't sure if she wanted to pay them on a responsible monthly basis or withhold and pay at the time of closing, just in case, she might go into Chicago foreclosure. There is no reason why this Chicago Short Sale Seller cannot make her monthly Chicago Condo Assessment every month on time. The Condo Association is small and depends upon that money to pay their monthly commitments. What most do not understand, here in Chicago, is that the Condo (0 comments)
My Florida Regional MLS notified its members today of a great deal. Now I know that currently there is a contest going on here at ActiveRain for DocusignTM but My Florida Regional MLS offers two options.
One of them is Authentisign for digital signatures.
Just last week the annual fee was $49/year down from the regular price of $69/year. As of August 1, 2011 the annual fee has dropped to special member pricing of $29/Year for Unlimited Authentisign service. Non-MFRMLS members pay $129 for Authentisign and $199 for Authentisign plus (9 comments)

I've seen quite a bit of "rants", posts about real estate prices since I've been a member of this active real estate community. "Pricing" can be very subjective and most definitely manipulated - intended for the receiving parties. When a Realtor(R) works on pricing a property, the Realtor(R) finds the "most" comparable properties - which includes features and interior features & upgrades, as well as lot site features. Some properties in tract communities may be "easier" to comp out because the interior features can be pretty standard for its age. Today, the friendly nosey neighbor just had to come and peer over the fence to see what I was doing... You just never know how it's going to go sometimes... Rules Smules - This is Craziness with Appraisals 3 appraisals and it's still not right. Has somebody been smoking something? This is not acceptable for my buyers. I know there has been a big mistake and nobody wanted to fess up and make it right. Nobody wanted to take responsibility and fix it. They all kept saying there is nothing we can do. They succumbed to it's the 'new rules and washed their hands of it. Rules Smules - this is craziness! Appraial #1 came in fine but the lender couldn't lend on this condo. Next lender - Appraisal #2 came in $15K lower, had about 200 (12 comments)

Higher Rate of Buyer ‘Walk Aways’ Reported in June - 02:15 PM
An article in yesterday’s Los Angeles Times claims that a very high rate of real estate deals fell apart in June. Factors such as economic concerns, financing requirements and lower than expected appraisal values are leading suspects for the increase in failed housing contracts. I personally haven’t had many transactions fall apart because of low appraisal values, and often sellers will adjust their selling price downward if a second appraisal supports that lower value. Another factor is the increase in pending short sales, just the type of transaction that is problematic and often takes months to close. Does the increase in (0 comments)

Oregon has some great fishing, won’t you join us? I love Oregon and one of the great things about Oregon is its great salmon runs it has each year. These fish are big, give a lot of fight once you get them on the line, taste great and are great for you! Now, I have to say the biggest Salmon I’ve ever reeled in was about 40lbs, which is scary when you consider my youngest daughter only weighs in at 39 at age 7. Behind on your payments and feeling like the bank is a bunch of mobsters in Oregon? You don’t have to feel like you are being squeezed by the banks, there is help. The Friendly Home Team is here to help you with what you can do to get control and not feel like the banks are ganging up on you. The banks act like a bunch of mobsters because intimidation is the only way they know to try to collect money from sellers who are behind on payments. We do work in an industry that can be confusing to the general public. While there are dozens of areas where customers and clients for that matter, really don't understand what we do, IDX is particularly confusing to them. Like most agents in my area, I have IDX on my website. My IDX vendor is compliant with the rules and regulations of my local MLS. And while the name of the listing broker is displayed, it is not as prominently displayed as my name. A lot of people tend to gloss over it, or miss it entirely. A while back, one (14 comments)
