WHAT IS A "CLOSING COST"?
Inspired by George Souto's excellent article wherein George refers to the ubiquitous ads by mortgage companies touting "No Closing Costs".
George's article took me back to the days when I learned the difference between a "closing cost" and all the other numerous items/charges on a HUD-1. Loan officers often made presentations to our "Tuesday morning meetings". Remember them?? I asked about an item on a closing sheet and she, the loan officer, said,
"That's not a 'closing cost'."
WHAT???

Why Should I Just Replace the Microwave? - 01:02 AM
Well, of course... you could fix it. But, some problems are a bit more notable than others, and some microwaves aren't worth the cost of fixing them. Example A: the microwave to the left was... running when the door was open (among other things). No... the microwave shouldn't run with the door open. Comparable microwaves run about $179.00 (which is about the same cost, or less, of having one fixed).

The neighborhood of Laguna Oaks of Pleasanton has been busy for the last 6 months. 12 closed sales occurred during the 6 months. June had the strongest activity with 4 sales closed. This is compared to the 5 closed sales that occurred in the prior 6 months duration. There is only 1 additional pending sale and 0 in the active listings. None of the homes in the neighborhood were in distress (REO or short sale)

25th Middletown Connecticut Mud Volleyball Tournament - 04:17 PM
The 25th Middletown Connecticut Mud Volleyball Tournament was held today at Zorn's Pond in Middletown, Connecticut. The tournament raises money for the Epilepsy Foundation of Connecticut, and this year the tournament drew more than 190 teams. The tournament has grown each year, and this was the first year that no walk-on teams were accepted.
Last year’s the tournament 176 teams and raised $50,500 which will be used to help people with epilepsy and their families throughout Connecticut. The final numbers for this year are not in yet, but with more than additional 14 teams, they are bound to exceed last year's figure.

Saugerties NY Historic Kiersted House - 11:10 PM
Saugerties NY Historic Kiersted House was built in 1727 and was the home of Dr. Kiersted who rendered services to participants of the revolutionary war.
This site is open from May to October on Saturdays and Sundays from 2-4PM.
When I visited recently I was speaking to a member of the Historical Society Board and he told me they actually developed a board game of Saugerties called Saugertopoly to celebrate Saugerties bicentennial this year, and as a fundraiser. The game can be purchased at the Kiersted House and I have heard players have stayed up all night playing it.
