Conditions Conducive to Rot or Infestation - 08:40 PM
Some years back, in Washington state, the Washington State Department of Agriculture began using the term "conducive condition." It is not a term that, right out of the box, makes sense to people.  However, it makes perfect sense once you get the point. A conducive condition is any concern or issue that is likely to lead to rot or infestation by wood destroying insects.

Stockton home owners: Cash for keys is not an automatic ... it is more the norm.  After foreclosure, the bank want all occupants out of the property and they do not want to have to wait through the eviction process and they want to save as much money as they can.  It has been said that there is very little concern about where the occupants will go and will they be able to find another home and what about the kids?  No it is not their problem and they act as such.  The process can be improved and the amount should … (1 comments)

It can give the listing agent a false sense of "I will get an offer soon".  When you list a property and do all  your usual marketing: send out notifications, MLS, etc.  Now the flood gates open.  It feels good to have inquiries about the listing, agents calling or emailing and sometimes even contacts from your website.  The best part is when someone actually want to see the inside of the property.
It is very important to make your homeowner aware of this flood of interest and they should buy in to the invasion.  Actually they should not consider it an … (1 comments)

Stockton Home Owners |Short Sales | PMI can be a deal killer! - 10:05 AM
 
During this foreclosure crisis so many organizations have been affected.  Another PMI (Mortgage Insurer) is knealing down to bite the dust according to this statement:  Some homeowners do not know if they have PMI or not.  PMI stands for Private Mortgage Insurance. 
Private Mortgage Insurance can surely be a deal killer in a Short Sale request!  In most cases the PMI is not eager to approve a short sale - they don't care if it is a short sale or foreclosure so they will be more predictible to turn it down than to approve it.

Friday Night Tunes - Dia Frampton - Heartless! - 12:22 AM
Gotta say that I really don't watch T.V. However, once I saw one episode of The Voice, I was hooked. There's some really great talent that, shockingly, was based on talent, and not looks. The judges pick the contestants to continue based upon their voice and ability to sing, not on their looks. With their backs to the contestants, the judges make their picks.      Every tank-style hot water heater should have a catch pan with a drain installed beneath it.
     When hot water heaters age they eventually rust out.  When this occurs they leak all the water they hold out the bottom.  If there is a catch pan with a drain the water harmlessly flows out the drain.
     If, of course, there is no catch pan you have 50+ gallons of water going being discharged under the hot water heater.  This can be most unpleasant.

Hummingbirds Are Zipping Through Illinois Gardens This Summer
Anyone else feel like your garden is a busy landing strip this season?  
I seem to be seeing more hummingbirds than usual. Maybe it's that we'd put out more feeders filled with the sweet, red nectar they consume at an alarming pace.
Or maybe their annual migration to our home along the Mississippi River flyway has brought greater numbers of the little guys to my house.
