Rural Living Outside the Bee Hive ~ McCurtain County Offers Lots of Real Estate that is outside the beehive! - 12:35 PM
Living Outside the Bee Hive ~  McCurtain County Offers Lots of Real Estate that is outside the beehive!
If you are looking for a rural country way of life,  outside the beehive....  I live just outside of the Beehive (busy bustling town) (IDABEL OKLAHOMA homes for sale)  I'm close enough that I can hear the hustle and bustle in the early morning hours when sound travels the best.  I'm aware that 2 miles away people are waking up and looking out their windows at other houses and cars.... that their view is much different than mine, here on the farm.
I do understand … (27 comments)

There's a Tenant in my Short Sale! What do I do? - 07:22 PM
There's a Tenant in my Short Sale! What do I do?Oh boy, where do we start? There are a couple reasons that there would be a tenant living in a house that's trying to be sold via Short Sale.1. Owners probably thought they could save the house by having a renter pay some or all of the mortgage for them until the market comes back.2. Investors hoped that they could ride out the market drop while still having the house payment made by renters. Now for a list of a few things that could go wrong with this situation.
Renters are only paying … (41 comments)

No, Mr. Bank, I don't want half of a short sale, I want a WHOLE short sale............ - 02:34 PM
No, Mr. Bank, I don't want half of a short sale, I want a WHOLE short sale............
I recently initiated a short sale with Bank of America on Equator.  I uploaded the preliminary docs.
As customary with Bank of America, the borrower must phone in themselves to request whether or not they want to pursue a HAFA short sale.
This morning, I received an email stating that the file had been removed from the system.
I could not understand why, so I contacted BofA.  They informed my that the borrower had declined the short sale.
I knew something was wrong, because … (56 comments)

"Forward" with extreme caution.. - 11:10 AM
I recently received an email.  It was from the listing agent, on a deal that we had just inked.  Signed by both sides, and we had requested their attorney information.
The email read:
"Our attorney is John Smith, 847.123.4567,          and fax is 847.234.5678."         ~~~~~~~~~~~~~~         forwarded via my delicious new i-phone.
Pretty innocuous, right?  Very quick, very efficient... it's nice that she was able to forward me the e-mail from out in the field, 'cause otherwise we might have had to wait until she returned to her office later in the day.
But the e-mail wasn't over.. there … (129 comments)

Popeye packs a mighty punch and message. - 04:06 PM

Popeye might be a spinach swilling, pipe smoking bloke with too much facial stubble, but he packs a mighty punch and a mighty message. “I yam what’s I yam and that’s all what’s I yam - I’m Popeye the Sailor Man.”

When you’re around someone who knows and likes themselves well, it feels better, more comfortable. Conversely, when you’re around someone who appears insincere or uncomfortable with themselves, the awkwardness is palpable.

Regardless of your relationship and interaction with people, you’ll do much better in creating a likability factor if you’re genuine. And obviously, being likable is … (47 comments)

CUSTOMER SERVICE IS CRITICAL TO ANY BUSINESS - 07:46 AM
On a recent flight across the country I experienced some great customer service and thought I would acknowledge it here. In my business I try to be as professional as possible and the great service I received from Laurie on an Air Canada flight reminded me of just how my clients might feel when treated as though they are important and valued. During the flight Laurie stopped several times and spoke with my children and was very positive. It left the girls in a very relaxed mood. They obviously enjoyed her plesant demenor and felt she was genuinely interested in them. … (46 comments)

Gimme Shelter! - 11:23 AM

It looks like we're going to be dealing with continued media hysteria over the economy for a good portion of the immediate future. And there is going to be a tendency to blame a lot of our troubles on the media itself, for doing what they do.
But I'm sure you all realize that underlying that on-going theatre, there is a lot of ugly reality. We're going to be facing some real economic challenges over the next several years and times may get really tough. With the focus on cutting government expenditures, we're going to have to try to … (51 comments)

Sun City Grand Retirement Community Monsoon Storm - 04:29 AM
Sun City Grand Retirement Community Monsoon Storm
It seems that last night's monsoon storm gravitated over Sun City Grand causing havoc, especially to the beautiful trees in the medians. I was in Sun City when the monsoon hit only to return home to see police blocking Sunrise Boulevard due to broken tree limbs impeding traffic.
Thunder and lightning illuminated the skies for several hours. A micro-burst caused a considerable amount of damage even to mature trees. Some broken tree limbs appeared twisted off the trunk, there were many cracked tree trunks and debris everywhere will have Gothic Grounds Management busy for a while. Adobe Pool in … (19 comments)

Me, take chances? No way! - 09:43 AM

Me, take chances? No way!
Never a risk taker. So far. So good.
Some people welcome risk by accepting its challenges and thrills. Not me.
When crossing a brisk stream, I will walk a ways to find a more narrow breach rather than taking a running jump at its widest point and chance falling in, getting injured or death-gripping the sides of the bank to avoid getting wet.
Call me a safe seeker. That is what I am.
I am the same regarding business. A well thought-out cohesive plan will get you closer to your goals eventually rather than one … (50 comments)

Success in the Beautiful Rain - 02:15 PM
I heard a very powerful and simple saying this week:  Energy flows where attention goes.
Why do we spend our attention and therefore energy on things beyond our control?  Why do we tire ourselves focusing on the ugly?  Why do we stress out and become "that person" nobody wants to be around?
No way.  Nope.  Not me!
So to all who get caught in the "what if, why did it happen that way" game, remind yourself that energy flows where attention goes.  Let's focus on the good and get that energy flowing down the river of positivity.  It's up to you … (59 comments)

Up Periscope - 08:08 AM
When I was a kid I loved watching movies that had submarines. There was something so cool about zipping along under the water undetected by the bad guys above. One of the best parts for me was when the captain would bring the ship up to periscope depth. He would grab and raise the sleek metal periscope tube, snap down the handles and drape himself onto to that eye above the water, scanning the horizon. Excitement was always sure to follow.
The other day while inspecting a basement I felt I was being watched. Scanning the floor joists I saw the … (56 comments)

Home Staging Photography done professionally. Part One - 10:28 AM
Home Staging Photography done professionally.  Part One
As a home stager you may know the ins and outs of how to best present a house for the market. You may also know how to market your business to increase your volume.  But do you know how to photograph a property to show it at its best and to builg your professional portfolio?
Before the actual staging begins and long before the showcasing, you should start planning your photography for the project.  You need to have multiple BEFORE shots of each room, even the ones that you may not be staging. Why every room?  More than … (42 comments)

WHY OH WHY? - 10:47 AM
Just listed a new Bank Repo.  Should have been a good day right?  My phone started to ring as agents called me like crazy, asking about how many offers, when can we show it?  When can we Show it?  Why would they ask me that?  Well because the bank put In a crazy stipulation that the property could not be shown until all repairs had been completed, which included fresh paint and carpet.  Well why would you have me put a home on the market, then tell me no showings and subsequently no offers until it had been repaired.  Not too mention … (41 comments)

Low Price Offer - The controversy continues - 01:03 PM
I see a lot of posts from agents lately about receiving an offer under list or an agent working with a buyer who wants to offer less on a house. Many agents representing sellers feel low price offers are a waste of time. Agents representing buyers commonly complain their buyer is wasting their time.

Is the glass half empty or half full?

Yes, it is true that knowing how to educate your client on either side, there is a learning curve, sometimes for the newer agent, sometimes for the buyers.  Let's not forget all the nuances every … (97 comments)

My Last Agent Pulled My Weeds! - 11:09 PM
My first phone call today went something like this: "I liked you the best and i think you'll do the best job to sell my house but there's one thing I need to ask before i'll give you the listing, Will you pull my weeds?"
Silence (I had to think about this one)
Well Mrs Seller, i know that keeping your property free of weeds is very important to you and it's important to me too. If I were to pull your weeds for you it could take valuable time away from marketing your home, time i would much rather spend … (78 comments)

Facebook Can Crush The Sale of Your Home - 09:37 AM
So with social media very abundant and the masses are so into "sharing" every detail of their lives....there is something you should know.  If you are selling your home it is not the most prudent thing to do.....spilling the beans online.
Don't get me wrong, Facebook, Twitter, LinkedIn et al are great ways to keep in touch with old friends, school mates, relatives etc., it is also a great way to generate business and create new contacts within your field, I have an account on all of these sites and more. BUT, too much information is just that....TOO MUCH.
I am not talking about the … (53 comments)

Real Estate Q&A Forums - Take them with a Grain of Salt - 02:34 PM
Buying a home and Selling a house can be a little stressful. One of the biggest steps in both of these processes is finding an agent to help you through everything and answer all your questions and make you feel comfortable about your concerns. There are several online real estate forums where you can post questions and concerns as well.  However, if you've got representation, why are you posting things like, "My agent said this, is it true?" or "My agent suggested I do this, what do you think?" First, I would like to ask you, if you chose someone to … (13 comments)

Agent to Agent Relationships - So Important in Selling Your Home! Agent to agent relationships are so important.  When you're looking into hiring a REALTOR you should not only look for experience, knowledge of the local market and sales history, you should be looking for someone that networks with their local board & other REALTORS.  A big chunk of homes sold today are introduced by a REALTOR.  Don't get stuck with someone that doesn't play nice in their community.  Thanks for stopping by and watching my video on agent to agent relationships!   … (11 comments)

Go Bounce This Around... - 10:52 PM
Go Bounce This Around...

What does one do with a 1000 dryer sheets?  You might ask....' Why would anyone have that many?'

If you have a significant other that loves to shop at Costco...this is what happens. He  buys a box on one trip..then the next time he buys another. And the next time there is a big 'two-fer' sale. We should only live long enough to use them up.

But yesterday I received an email from my delightful friend, Anita Rozenel, founder of Kids Helping Hopkins.
She must be a mind reader...Would you believe that Anita … (31 comments)

I Only Have A Kitchen Because It Came WIth The House! - 04:14 PM
The Lovely Wife has  a note posted on our refrigerator that reads "I only have a kitchen because it came with the house." Now I'm not sure but I think this means I will either be cooking my own meals or going out to eat a lot.
Anyway, this got me thinking about things Sellers have done to their houses that they like and think every potential Buyer is going to fall in love with. Thereby making their house the best one on the block. And of course justifying a much higher asking price.
A few years ago I met with … (22 comments)

Short Sale & Foreclosure Certified Resource Chicago Suburbs - 12:54 AM
Many times professionals from the real estate industry are talking about certification, and of course there are so many opinions.
Not too long ago I was lucky to socialize and share a longer ride with one of my favorite real estate bloggers. Margaret Goss and Alan May were very kind to share their real estate experiences with me. One of the topics was about certifications and designations in our profession.
They comfirmed and encouraged me to read ... read .. enjoy the classes ....
Even if I would not use any of the abbreviation or the customer would not care … (1 comments)

Pay It Forward...Making the Last Time, the Best Time - 07:09 AM
We got a call from a gentleman who said he had been referred to us by a mutual friend. That always warms our hearts to know that someone thought of us ....and we listened to find that this man and his wife wanted to sell their home and move to the other end of the county to be nearer to family and to have a ranch home because Mrs. Buyer/Seller was now in a wheel chair and needed to have things all one floor.  Mr. Seller has lovingly navigated stairs for doctors appointments and outings for a couple years and … (14 comments)

BUYER TIPS - How to know if a Foreclosure is a Good Deal - 01:17 PM
Let’s see...you have enough cash or credit and you want to get a great deal on a property that has been foreclosed, but first, there are some things that you would want to know before buying a foreclosure.
Before anything else, let’s define what is meant by the word foreclosure. It is usually called real estate owned (REO), and it is a property owned by a bank or lending institution. This happens when the previous owner of the property has stopped paying mortgage for it, due to unforeseen circumstances and hardships. As a result, the lending institution (Wells Fargo, Chase Bank, Bank … (2 comments)

Don't miss this great analysis of the most important elements in any successful home sale.  Karen says it succinctly and clearly sharing not only those critical factors that impact results but she also clearly identifies who or what controls each!

It is important for you, as the seller, to understand who or what has control over them and how they impact on each other.

Me am a public speaker. (The ME vs I puzzle solved!) - 01:18 PM
Have you ever been to a presentation where the speaker used "me" and "I" incorrectly in both speech and presentation? I have. I have even done it in times past. Do you ever slow down a second and wonder whether to use "I" or to use "me"? Here's the deal with I and me and it's really not as hard as we make it. Knowing when to use I or me is pretty straight forward.

I is a first person singular subject pronoun - remember what a subject is? The subject is not the object of the action. The subject … (6 comments)

It's the first Friday in August so that means it's Furnace Filter Friday on this site.
Thanks to Reuben Saltzman in Minnealpolis Minnesota for allowing his post, "The Dirt on Expensive Furnace Filters" to be Re-Blogged.
I could be wrong but I believe the first Furnace Friday post was a year ago, I did not realize it was Furnace Filter Friday yet, at some point I realized unless I did a post every Friday about furnaces I would be writing the post reminding home owners to change their furnace filter about Tuesday or Wednesday of the following week.  Every Friday is … (6 comments)

One last thing I need to get off my chest ... - 10:59 PM
I have but three realities I want to share with the world around me.  Pretty much everybody wants to feel worthwhile and important to either their family, their followers, their constituents, their friends or anybody who has a talk show these days.  Sadly, this includes me.

Everybody wants to famous, rich, wealthy, and thought of in the anals of history.  Truth be told, I'm totally projecting.
Reality # 1 -Being famous, rich, wealthy, or a darling of history will NEVER replace doing something for someone else that you will never get noticed about.
Reality # 2 - Dead Skin … (0 comments)
