There's a Tenant in my Short Sale! What do I do?Oh boy, where do we start?There are a couple reasons that there would be a tenant living in a house that's trying to be sold via Short Sale.1. Owners probably thought they could save the house by having a renter pay some or all of the mortgage for them until the market comes back.2. Investors hoped that they could ride out the market drop while still having the house payment made by renters.Now for a list of a few things that could go wrong with this situation.

I recently received an email. It was from the listing agent, on a deal that we had just inked. Signed by both sides, and we had requested their attorney information.
On a recent flight across the country I experienced some great customer service and thought I would acknowledge it here. In my business I try to be as professional as possible and the great service I received from Laurie on an Air Canada flight reminded me of just how my clients might feel when treated as though they are important and valued. During the flight Laurie stopped several times and spoke with my children and was very positive. It left the girls in a very relaxed mood. I heard a very powerful and simple saying this week: Energy flows where attention goes. 
When I was a kid I loved watching movies that had submarines. There was something so cool about zipping along under the water undetected by the bad guys above. One of the best parts for me was when the captain would bring the ship up to periscope depth. He would grab and raise the sleek metal periscope tube, snap down the handles and drape himself onto to that eye above the water, scanning the horizon. Excitement was always sure to follow.

Just listed a new Bank Repo. Should have been a good day right? My phone started to ring as agents called me like crazy, asking about how many offers, when can we show it? When can we Show it? Why would they ask me that? Well because the bank put In a crazy stipulation that the property could not be shown until all repairs had been completed, which included fresh paint and carpet. I see a lot of posts from agents lately about receiving an offer under list or an agent working with a buyer who wants to offer less on a house. Many agents representing sellers feel low price offers are a waste of time. Agents representing buyers commonly complain their buyer is wasting their time.
My first phone call today went something like this: "I liked you the best and i think you'll do the best job to sell my house but there's one thing I need to ask before i'll give you the listing, Will you pull my weeds?"
So with social media very abundant and the masses are so into "sharing" every detail of their lives....there is something you should know. If you are selling your home it is not the most prudent thing to do.....spilling the beans online.

Agent to Agent Relationships - So Important in Selling Your Home! Agent to agent relationships are so important. When you're looking into hiring a REALTOR you should not only look for experience, knowledge of the local market and sales history, you should be looking for someone that networks with their local board & other REALTORS. A big chunk of homes sold today are introduced by a REALTOR. Don't get stuck with someone that doesn't play nice in their community. The Lovely Wife has a note posted on our refrigerator that reads "I only have a kitchen because it came with the house." Now I'm not sure but I think this means I will either be cooking my own meals or going out to eat a lot.
Many times professionals from the real estate industry are talking about certification, and of course there are so many opinions.
We got a call from a gentleman who said he had been referred to us by a mutual friend. That always warms our hearts to know that someone thought of us ....and we listened to find that this man and his wife wanted to sell their home and move to the other end of the county to be nearer to family and to have a ranch home because Mrs. Buyer/Seller was now in a wheel chair and needed to have things all one floor. Have you ever been to a presentation where the speaker used "me" and "I" incorrectly in both speech and presentation? I have. I have even done it in times past. Do you ever slow down a second and wonder whether to use "I" or to use "me"? Here's the deal with I and me and it's really not as hard as we make it. Knowing when to use I or me is pretty straight forward.
