Are you New to Blogging and Wondering What to Write About? Here's a little list to help you get started If you are a new to blogging, are you nervous about what to write, will the other bloggers like you, will they think your posts are interesting, informative, funny?Do you need a list of things to blog about because you just sit there sometimes thinking what shall I write today? Don’t worry, it happens to all of us at various times. I keep a list of topics in my Google Docs that I refer to when I hit the wall. Sometimes … (61 comments)

The Landlords a Killer - 08:39 AM
The landlords a killer may be a touch to harsh, let me say in this story he’s a potential killer.
When I inspect rental properties, multi-family dwelling, etc. one theme is almost always present, DIY repairs by the landlord or someone equally unqualified. I have no illusions about rental properties, the landlord buys them to rent out the units in order to make himself money. Maintenance takes away from profits, so much of the up keep is deferred or done by, as I said unqualified (cheap) persons.
Recently I was contacted by a person who wanted me to inspect the home … (62 comments)

Not your typical boring Open House - 05:15 PM
Over the years, the idea of having to hold an Open House has gone the way of family Sunday dinners and two-toned cars ~ they still happen, but they are more and more rare. So many of us got into the habit of telling the Seller that Open Houses only benefit the Realtor, and that they don't help much in getting the house sold because so few people show up.  But it can be a wonderful boon to your marketing and your listing and your exposure and your client base if you do it in the proper manner.  Here are a … (84 comments)

An intense (and embarrassing) real estate lesson - 10:20 AM

As the mother of five daughters in a private Christian school in the 1980s and 1990s, my girls were often thought of as “The Infamous Foster Girls.”  I was a lot more laid back as a mom than many of the other moms, so when I found a kindred spirit mom with four boys, it was a joy.
Many years later, kids grown and (mostly) gone, my friend contacted me to tell me that her parents would be moving to town from Michigan, and would I meet with them to show them houses?  We agreed to meet the next time … (283 comments)

3 REASONS WHY YOU SHOULD BE ON ACTIVE RAIN! - 09:21 PM
What are the benefits of Active Rain? Let me count the ways. Here are 3 great reasons why YOU should be on -

1. Blog for business. If you take the time to find your voice and write about your area, including events, restaurants, shopping, schools, market reports, and communities, then you will attract buyers and sellers. The best part is that they will feel like they already know you, and there is a trust level gained by your information sharing that attracts like-minded buyers to you. You can pay per click or pay for a site that has SEO … (47 comments)

Five Tips to a Great Fourth Quarter - 05:18 PM
With Just 100+ Days Left in the Year…Timing is EverythingBy Julie EscobarIt’s funny to think that what you do today – this week – this month will affect whether you and your family will celebrate a stress-free holiday season and finish the year strong, or whether you’ll be worried and hurried and wind up with more year left than budget!   With just over 100 days left in the year – let’s take some ideas from the top producers and look at the five things they continuously put into place to guarantee a great fourth quarter.

Yes, We Remember 9/11. But... - 10:32 AM
As I sit here this Sunday Morning, September 11, 2011... I read post after post from our fellow and sister Rainers as we remember that horrible day ten years ago.  Many memories, and many thoughts have been shared, about the tragedy we as a nation felt that day, and continue to feel to this day.
It is so true that we must never forget 9/11.  But... as we remember the horrible events from ten years ago... we must also realize and accept the fact that there are still people who are dying because of 9/11.  Dying right now !
The first … (55 comments)

Semi-Speechless Sunday-A 9-11 Tribute
Not many words this morning.  Just tears, memories, prayers and thankful that after 10 years we are still going strong.  We will never forget, but we can forgive and heal as a nation.   Enjoy this beautiful video I found on You Tube.   God Bless Our Country! … (38 comments)

Last Week's Favorites: September 4th - 11th - 10:16 AM
What a week!  It's been Raining, literally!  Cats and dogs!  Here in Washington, it was too soggy for a lot of us to lure buyers out to look for their dream home, and we were all worried about water in basements - our own and our listings.  But it wasn't too soggy to blog.  So here are the favorites from my week's readings:
1.  Mike Cooper:  Never Grab A Dog's Food Bowl At Dinner Time  This one has some smart advice we can't hear too often.
2.  Greg Nino:  Are You An Activerain DRAMA Queen?!?  You're probably not, but this still … (28 comments)

Carlsbad ArtSplash 2011 is Coming September 24 & 25 - 01:14 PM
Carlsbad ArtSplash 2011 is Coming September 24 & 25
It’s almost time for one of the best art events in Carlsbad – ArtSplash!

Carlsbad ArtSplash happens in just 2 weeks, the weekend of September 254th and 24th.

ArtSplash is a very popular 2-day art event, a highlight of Carlsbad arts IMO, taking place when the weather is usually stellar and the views from the hill above the Flower Fields to the ocean are spectacular.

This is not to detract from the great art works for sale.

And the highlight is the famous Chalk Art Competition. … (15 comments)

Prepare for the rain? But we are in California! - 12:11 AM
This is not the time of year when I think about the rainy season in Placerville, Halloween is the usual reference date for me. However, while at the MeetUp in Roseville yesterday, it rained in El Dorado County. Although it lasted only a few minutes, it got me thinking of some things that need to be done before the rains get heavy.
I came up with a few things that I like to check before Halloween.
Roof check and maintenance –         Inspect for signs of damage – broken, loose tiles and shingles.
Repair damaged areas to create a … (19 comments)

Looked Up, Looked Down, Looked All Around - 04:43 AM
Entering the garage I looked up at the ceiling.  I always look up first.
As I looked up, what did I see?  A swelling stain in the drywall.  One of many actually.
But this one looked like a question mark!
(I couldn't take it's picture with the flash, as the swollen stuff was whited out.  And there wasn't enough light to take it without a flash.  But I did find some orange cellophane and used it as a makeshift filter, and viola!  Eat your heart out Thornton...)
I began questioning what I saw!

So I looked down.
What did I … (53 comments)

How Times Have Changed -- Menu Prices from 1939 -- Palmer House Chicago - 09:27 PM
How Times Have Changed -- Menu Prices from 1939 -- Palmer House Chicago
I like to collect restaurant and cruise ship menu's, from days gone by.
My favorite menu in my collection is from the Empire Room, at the Palmer House Hotel in Chicago, Illinois.  The menu is dated Friday, July 14th, 1939.

I'm Going to Post RE Blogging Heresey... - 09:14 PM
Image via Wikipedia I have been blogging about real estate since 2008... so over three years.  I can say proudly that I have a few thousand posts.  Of those, there are a lot that were NOT about real estate, but that appeared on my real estate blog.  Some were about cars (I just started a car blog JUST for those posts).  Others were about local news.  Still others were about local businesses, entertainment venues, parks and recreational opportunities.
As long as I have been blogging, the mantra has been to "Be the source of information about EVERYTHING in the community".

Our trademarked name will be forever associated with yellow journalism. You need to sit up and take notice of this one. - 07:22 AM
Shame on Move, Inc., and you better be prepared for the $hyte storm if you client is picked for a "news" story.. Yesterday I wrote about a company that puts listings on the web, with a twist, Questionable Advertising & IDX = One Very Angry Client. They pick certain homes and write "news stories" about them, listing information about the owner. Name, employer, past employer. Of course they name the listing agent and listing brokerage, staying within the rules concerning IDX. I had a frantic email from my client, I did some research, and it is not good. Along with the … (45 comments)

How Do You Know When You Have Made the Right Offer for a Home? - 01:26 AM
We realtors are hired by our buyers not only to help them find the perfect home but also to help them buy it at the perfect price and get them through a perfect escrow.Sometimes we have the luxury of being able to feel our way to the right price.
A home comes on the market that is obviously overpriced and we have options:
We can wait awhile, see it sit on the market, and watch the price drop We can make an offer in the range we feel it should be only to have the offer rejected Or, of course, … (108 comments)

Should a Seller disclose EVERYTHING? Not always! - 10:55 AM
Should a Seller disclose EVERYTHING? I used to think so, until I listed CW's* home. "I can't fill out the Transfer Disclosure Statement", she said. "If I do no one will buy this home".
"REALLY??"  I'm thinking mold in the attic and a dead body in the backyard.
"So, what's wrong with it?"
"Well, we get turkeys jumping on our roof... TURKEYS! They're terrible. And planes fly overhead.  I've even seen helicopters."
"Really", I say. "What else".
"The neighbors.  They are terrible.  I hate them".
"Uh hmm... What else".

One Community Remembers Another - September 11th, 2011 - 01:46 PM
Wellington Florida put together a wonderful remembrance weekend to "Honor our Heroes" on September 11th and all week long I've been reading several great posts on ActiveRain about what other parts of the country are doing to honor those who've fallen along with touching posts about how this tragic day has affected some of our members.

Since I only saw one 9/11 post featured this morning I decided to gather a few of the great posts I've read; tributes, events and stories about September 11th.

REO Agent and Short Sale Agent come to blows over, "Who's worse???" - 08:40 AM
..ok, not really blows, but this is just too good.
I'm with clients yesterday showing an REO, that although priced very aggressively, has still sat on the market in this high-end development for 161 days.  B of A owns it..
We meet the B of A REO Agent who opened it for me, as it was by appointment only.
"I just cannot understand why this is still sitting here!" I say, after a walkthrough.
Agent hangs his head, shuffles his feet..."Well, um,"
"What's REALLY the story?" I ask.
He grins at me..my clients have come back into the … (59 comments)

9/11 Ten Years Later- Let Us Pledge to Not Forget
I have been thinking about writing this post for a year now.  Thinking and dreading it.  I was not in New York, DC or Shanksville PA that day, nor did I have a personal connection with anyone who perished ,  And yet I knew that I would need to write something.. not for points, not for Google or SEO... but for me.  I needed to allow my mind and feelings to go where it did not want to go.
The first line in my journal that day was "A day that … (30 comments)

9-11 A Day We Will Never Forget as Told from the Air - 01:36 AM
9-11 A Day We Will Never Forget
It was a blue sky day when we drove into the Philadelphia Airport to return home from a family wedding.  We had been gone a week and were ready to be home.  We arrived at the airport, returned our car, checked our luggage and never dreamed that it was a day we would never forget, that our country would always remember.
Our flight left 10 minutes late, about 8:35 am. My husband and I sat back, chatted about the wedding and our visit and looked forward to getting home to our dogs.

Well Kindergarten is over now---well at least the contest anyway. - 10:57 AM

I know that you all have been anxiously awaiting the results of the Kindergarten Ain't Just for Kids Contest---and the judges certainly had their hands full.  A huge thanks to all that entered.  Since there really was no fair way to pick the winners due to the large number of entries (117), most of the judges had to resort to throwing them down the stair type methods of elimination to pick their top ten favorites.
I hear Sardi actually made paper airplanes out of all 117 entries and the ones that flew the farthest were picked.  He asked me … (37 comments)

You had me at hello. - 06:42 PM
In a recent conversation with a colleague, I realized that I knew more about our industry, than the average Realtor.
Now, wait, before you jump on me for being a bit braggadocious, and filled with hubris, allow me to explain.
This is not simply bragging, this isn't me thinking that I'm all that and a bag of chips.  It doesn't mean I'm smarter...
We were talking about real estate trade customs in other states, and I knew the answers.  I had to ask myself, how did I come by the knowledge of "transactional agency" in Florida, and the strange "accepted unwritten … (62 comments)

Do You Put All Your Eggs In One Basket
How many of you use your company web address as your email?  Or just use a yahoo or a gmail account?  You give out the office number and fax instead of your cell phone in most of your advertising.
Well, stop it!   Get professional.  No one is going to take care of you except you! If you leave a brokerage, they will not give out your number!

Does it REALLY matter what broker you work for to your clients? - 10:15 PM
Does it REALLY matter what broker you work for to your clients?
It's kind of funny.
My partner Richard and I about a year ago made a business decision to make a move over to a national brokerage firm once again.  We were with Prudential for many years before coming to the John Aaroe Group.
The intent was to create a business model that was based heavily on networking, and we felt that being with a national broker once again would be conducive to that.
Well, what we found out is that it really didn't matter to our clients WHAT brokerage … (66 comments)

Using iPhone To Prevent Memory Loss - 10:59 AM
Some people never forget a face, some never forget a name.  The truly blessed can put both together and seem to run into people they recognize by name every time they leave home.  Those gifted few can even remember how they met the guy or gal they ran into on the street.  For the rest of us, the iPhone comes to the rescue.
Being a Neanderthal who once had a car with no power steering, no power brakes, and a stick shift – and liked it – I’m usually slow to embrace technology.  Rather than saving time so that we can … (27 comments)

Exclusive Buyer Agents, do you refer listings for a fee? - 12:42 PM
Something that has had me wondering for a while is, just how exclusive is an exclusive buyer's agent?  When an agent works for a brokerage that only works with buyers, what happens to clients who are only half-served?  If you have a buyer client who has a home to sell, do you offer to help them find a listing broker?
Consumers turn to real estate professionals for assistance in their transactions. Even though we look at buying and selling as two separate transactions, many consumers lump both into the general category of moving.  An exclusive buyer agent could just suggest that … (31 comments)

Wichita Real estate and Economic news for August, 2011

The median sales price increased 3.6% compared to June and increased 12% on a year over year basis. Total sales for the year still lag 2010 YTD sales 13% because of the Large Tax credit available last year. This should balance out by the end of the year.

Wind Energy in Colorado is Big Business! - 11:22 PM

The popularity of wind energy around the world is not new news.  In Colorado we can see evidence of this as the tall turbines that dot the landscape of our high plains!
