Things have gotten to the point where I can walk into a basement and almost smell if there's no permit pulled when they finished it.  It's like the basement is saying, "Permits?  We don't need no stinkin' permits!"
BUT YOU DO!  A PERMIT SHOULD ALWAYS BE PULLED!

I have written before on real estate investor mistakes, and one of them is worth expanding on. It is little discussed, but if an investor buys a property for rehab and resale, there is more than a simple margin to be focused on. The investor should also be guided by a realistic timetable. 
All too often, I see amateur investors holding out for a price no matter how long in takes. This is a huge mistake for 2 main reasons: the cost of carrying the property, and the opportunity cost of not turning the property over in a timely fashion.

I have a listing in a very desirable part of town located near the Denver Tech Center.  The home is lovely and the backyard is very inviting with a babbling brook and pond.
 
We have had the home listed for a couple months now and have our fair share of showings.  Being over $300k, the average days on market are a bit longer than less expensive homes.

What does a Sinus Infection and an Ear Infection look like on a baby? Mr Grumpy Pants... Poor little guy couldn't breathe so he's going around the house with his tongue sticking out like a dog panting. It's so cute... his nose is so stuffed up that, and this is gross, the nastiness is draining out his eyes...
