Things have gotten to the point where I can walk into a basement and almost smell if there's no permit pulled when they finished it. It's like the basement is saying, "Permits? We don't need no stinkin' permits!" BUT YOU DO! A PERMIT SHOULD ALWAYS BE PULLED! If for no other reason to make sure you don't do something that makes it impossible to do future repairs! Backing up the wagon now. Case in point. This is a finished bathroom. They used the roughed-in plumbing left by the builder. Fine and dandy. The plumbing hardware is all along an interior wall. I have written before on real estate investor mistakes, and one of them is worth expanding on. It is little discussed, but if an investor buys a property for rehab and resale, there is more than a simple margin to be focused on. The investor should also be guided by a realistic timetable. All too often, I see amateur investors holding out for a price no matter how long in takes. I have a listing in a very desirable part of town located near the Denver Tech Center. The home is lovely and the backyard is very inviting with a babbling brook and pond.
We have had the home listed for a couple months now and have our fair share of showings. Being over $300k, the average days on market are a bit longer than less expensive homes.

The JV Game Starts at 4:30 and the Varsity Game Starts at 7:00. The Freshman are playing at Miramonte right now. Last week the Lions were overwhelming against American High in Fremont California with the Freshman, JV and Varsity all winning in very dominating fashion.
