Hump? What hump? - 11:38 AM
I have another confession to make.  I'm a big Mel Brooks fan.  I love clever humor.  Brooks was a master of clever humor.  He packed so many great one-liners in his movies that most people I know can immediately respond to a line with a following line.  OK, I'm a nerd.  I admit it.
In the movie, Young Frankenstein, Dr. Frankenstein's (Gene Wilder) assistant, Igor (Marty Feldman), has a hump on his back.  At one point the doctor notices that the hump is on the opposite side of Igor's back.  Pointing to the hump, he asks him, "Didn't you, didn't you … (121 comments)

My feedback isn't open for debate - 08:37 AM
This isn’t a post about whether feedback is good or bad, or whether you should do it, or not. I’m always amused by those posts because, while they do generate a lot of discussion, they never seem to get anyone to change their mind. There are agents who provide feedback, and agents who don’t...and they both have valid reasons for their decision.I do provide feedback, even if I have my own set of unwritten rules: I respond to email, I don’t respond to fax. If you want a response, ask me in a timely manner, I generally don’t respond after one … (111 comments)

Sorry, I don't meet strangers at property! - 12:54 PM
Sorry, I don't meet strangers at property! This morning I received a call from a cash buyer who was standing outside of a property and wanted to see it now.  I explained prior to showing any property I will need proof of funds and after I verify those funds we can schedule an appointment. Mr. Casher Buyer's response: "how about you show me the property, then I'll show you proof of funds."   We spoke for a few more minutes and he just wasn't listening, so I wished him the best of luck and hung up. I don't care if a … (83 comments)

Luxury Real Estate Marketing Essentials: Selling is Pull Not Push - 04:07 PM
As a luxury real estate marketing professional you should understand the difference between push and pull strategies. The perfume industry often relies on pushing their product by spraying approaching customers and insisting that they smell the new fragrances. Magazine ads soaked in fragrances can be annoying, especially if you are allergic to perfume. This is another example of a push marketing strategy.

When a customer asks for an item, he or she is pulling that item towards themselves. It is a subtler form of marketing, and one that works well with luxury marketing. The concept of scarcity, limited production and … (36 comments)

It Started With A Hole In The Ground! - 03:11 PM
It Started With A Hole In The Ground! Once upon a time there was a family who was ready to trade in their home for a bigger one with plenty of room!  And why not?  With the market recovering in their neighborhood, and new construction prices looking great, and interest rates just amazing?
So they listed their existing home with The Liz Spear Team of RE/MAX Elite last spring, and like the spring rains, they were flooded with showings and offers.  And lest you think this is some fairy tale, this isn't!  If you look at our post on 7907 Winding … (78 comments)

Home Energy Efficiency Tips - 04:50 PM
The air is delightfully crisp today, with a hint of fall.  In Central Oregon the temperatures are slowly dropping and all too soon winter weather will be upon us.  This is the perfect time of year to assess winter heating and determine ways to conserve energy and cost.  The following tips will help homeowners prepare for the cold weather.  Some take only minutes, others require purchasing a few supplies.
1)      To begin, a home energy audit can be extremely beneficial in determining where your home energy use is inefficient.  Some electric or gas companies offer these audits for free, and … (46 comments)

Homebuyers Who Are Reluctant to Buy Where There is an HOA - 11:06 AM
It is not uncommon for Real Estate Professionals to work with homebuyers, who are reluctant to purchase homes where there is a Home Owners Association (HOA).   This group of buyers, have often head frightening stories of overbearing HOA associations, which are overly restrictive in their rules, plagued with lawsuits, or dysfunctional in some way.

Certainly there can be associations with significant issues, which make homebuyers leery of becoming involved in their problems.  But not all homeowner associations are created equal.  And many times having a Homeowner Association in place can save a boatload of future distress to homeownership.Let me give … (48 comments)

Where to go for real estate advice... the neighbors? They have your back...right? - 08:09 AM
Your toilet backs up into the house, yes, run next door and ask your neighbor what you should do. After all, Miss Clara Crankypants has owned a house for 85 years, she has had an indoor toilet for 60 of those 85 years. That qualifies her as an expert! Need someone to rewire your house? Why don't you call that guy down the street. He just installed some of those stick in the ground solar powered walkway lights. How hard could it be anyway? Sound pretty foolish? Well... yes it probably does. No one would ever do that, right? But when … (45 comments)

Photography Reduces the Scene from a Three Dimensional Experience to a Flat Two Dimension Photo - 09:52 AM
Photography Reduces the Scene from a Three Dimensional Experience to a Flat Two Dimension Photo.
Is it any wonder why when we try to share a beautiful scene in the crisp out door air that when we get the photo onto the computer and we look at it, it falls short of the experience we just had.
I am quite sure that this happens to all of us but how or what can we do to more maximize the capture of the experience we encountered when we took the photos?
When taking photos, there are some things we can do to … (83 comments)

Add an Associate - Trade a Compliment - Make a New Contact! - 04:40 PM

Adding an associate is easy to do here in the Rain.  When you click on an Associate, there is a link above their photo that you can click on to Add that Associate to your list of Associates.  This morning we had a message in our home page of messages alerting us that we had been added by an associate, Ron Holborn in Orange County, California.  I'm naturally curious to know what makes people add us as an Associate so I sent him an e-mail message thanking him for adding us and asking him what prompted him to add … (56 comments)

Advanced Keyword Research For Real Estate Agents - 05:19 PM
Whether new to SEO or an old timer it doesn't matter; the most important step to a successful campaign is determining your most important keywords and understanding what it's going to take to rank for those keywords. Keyword research is so important that it can cripple your campaign if you don't choose the right keywords, and many get frustrated early on when they don't see the results they thought they should.
So what does it take to get a full understanding of keyword competition and the likely hood you can rank in a rather short amount of time with little effort? … (62 comments)

My point? Most situations can be dealt with.......you need to ask. - 07:00 AM

For the past few weeks I've been writing a series that began with the original post Know what you're signing!
As long as a management company or landlord follows the Fair Housing Guidlines, you can set your own selection criteria for applicants.  Some of the buildings in our portfolio accept applicants at 18 years old, most are 21 years old.  We have two buildings that will allow guarantors because of their proximity to several colleges, but most of our buildings do not accept them.
As much as I stress knowing what you are signing, there are also things that are … (63 comments)

Will There be a Housing Shortage? - 10:58 AM

As we were considering selling our home in Texas in 2007 there were dozens of homes for sale in our neighborhood. Some were foreclosures, some still had residents who were eager to find a buyer, but most sat vacant. The neighborhood next to ours was still in the building phase and houses sat unoccupied waiting for owners for months. It seemed there was definitely a surplus of homes available.
Some real estate researches are predicting that there will actually be a shortage of new homes in many real estate markets starting in the next few years. During the recession builders have … (14 comments)

Is this ethical ? - 06:34 AM
I showed some homes to a client of mine on Saturday. There were   nice folders  at one of the listings . They  had one flyer with listing information and another flyer with a coupon saying , " If you are not working with an agent I will give you $$$ rebate and $$$ towards moving costs if you use me as your agent."
If the agent used these at the open house and forgot to take them with him, I can understand and will give the benefit of the doubt.
Anyone who would be looking at the house when the  listing agent was not there … (253 comments)

More Success With Direct Mail Marketing - 04:28 PM

Direct mail marketing was a great success for me today.  Land owners from Franklin, who have   been receiving my cards for many years, walked into my office today to list their 52 acre parcel of land in Franklin.  They are older folks, and it’s time to sell.
This parcel of land will make my phone ring with new developer/builders; or possibly investors who may be interested in building a medical facility or office buildings.    The options are great, and so isn’t the commission!!
Direct mail marketing is a method of prospecting for new business that works well and one … (84 comments)

Autumn In Brentwood Ca 94513 - 04:47 PM
Autumn In Brentwood Ca 94513
Autumn arrived right on schedule in Brentwood last week - The first day of Fall September 23, 2011.
Fall may be the official Season but Autumn is something in the air.
The days are warm, but not the burning heat of Summer, inter-spaced with a blustery wind or a few showers.  There is a smell in the air that some people say is the smell of decay, but that is not a good term for such a wonderful smell.  I like to think of it as the smell of the harvest; the gardens and crops … (3 comments)

Lake Austin - Summer isn't Over in Austin TX - Boat Broke Down - Sea Tow to the Rescue - 01:23 PM
Summer decided to make another appearance here in Austin TX as we hit Triple Digits again this weekend.  I had this brilliant idea to go to Lake Austin because why would many people be out on the water after Labor Day??

Wow!  We were so totally and completely wrong!  There were so many boats on the water, it was hard to do much of anything. I took one short set of wakeboarding on my new CWB Edge Wakeboard Bindings, Mike did one set on the Wakeskate, and the rest was playing around on the tube with friends, and showing them … (9 comments)

Why Hasn’t Your Home Sold? - 12:30 PM
There are a number of reasons why homes don’t sell. Here are the top ones: 1) Price is too high – This is by far the most prominent reason homes don’t sell. They are overpriced for the market, or for their condition. I offer you a full service listing for less, thus allowing you to lower your price point and enhance your likelihood of selling. 2) Poor MLS Photos – I am always astonished to see poor photos on the MLS. Even if the photo is good, it is almost always so dark that you can’t see the property. I offer … (1 comments)

lIt's Been a Long, Hot, Dry Summer - 03:10 PM
If you've been paying any attention this summer (and not just retreating indoors and waiting it out), you'll know that the weather has been weird all over the country this summer.   Drought, floods, records being topped all over the place one way and another.  I'm old enough not to panic, to realize that this is just One Of Those Years that come along every once in a while (those broken records had to be set sometime in the past, after all!), and we'll get through it.
I am seeing something that I haven't seen before, however.   Our ranch is on Houston … (4 comments)

And with this comment, 1M..." When I called Donna, I left this message:   ''Guess as a big shot millionaire, you no longer answer your own phone!''  Within a short time...a return call from Donna and we had the most delightful conversation. 10 Steps to Make Moving Easier for Your Pet - 04:17 PM
I am a dog lover. My family has virtually always had dogs. Over the years, we have had Golden Retrievers, Burmese Mountain dogs, and we currently own an American Eskimo, Quincy. That is Quincy in the picture.
I subscribe to a magazine called Your Dog, which is a wonderful newsletter published by the Cummings School of Veterinary Medicine at Tufts University. The current issue had a very helpful article, called “10 Steps to Tame the Chaos of a Move.” Considering what I do, this could not be more appropriate to share with people.
So, here are the ten steps to tame … (1 comments)

Sherman Square - Upper West Side Coop Apartments - 08:17 PM
Sherman Square Upper West Side Coop Apartments
Broadway and Amsterdam between West 71st Street and West 70th Street.
The small parcel of land, acquired by the city in 1849, was named for civil war General William Tecumseh Sherman (1820–1891) who resided nearby.  The saying “War is hell” is attributed to Sherman. His younger brother, Senator John Sherman (1823–1900) was the author of the Sherman Anti-Trust Act of 1890.
The parcel was reduced in size when 70th Street was opened from Eighth Avenue to Tenth Avenue, cutting through the block and carving out the traffic triangle.
The old 72nd Street subway … (1 comments)

Cirque du Soleil is Coming to Gainesville in October 2011 - 04:58 PM
The Cirque du Soleil new show “Dralion“ is coming to Gainesville in October.   I have been a big fan of Cirque du Soleil for years.  I’ve followed all their TV shows, but nothing compares to seeingCirque du Soleil in person and up close.
This show is scheduled at the O’Connell Center for October 11th, 12th, and 13th.  I think the O’Dome will be a great venue for Cirque du Soleil.  What a great family event.  I booked my tickets and got great seats!  If you have seen La Nouba at Downtown Disney, then you’ll want to see this show here in Gainesville.   Cirque du Soleil has a great web site where … (2 comments)

Fall in the Air - 03:59 PM
I feel fall in our mountain air.  Cool enough to need a sweater till lunch.  Long pants again on the rainy days.  I am not ready for fall and all that comes after it.  We spent the weekend in a cabin in Hiawassee Ga.  The air was clean and crisp.  The cabin was  a great retreat and we enjoyed the viewsa and the wildlife.
The stores in town had their fall displays up and ready...fall not Halloween or Thanksgiving. I really hate the stores who get ahead of the seansons with their decorations.

We had a great weekend and enjoyed … (5 comments)
